This fun family of 5 humans and one pup enlisted us to do a simple living room/dining room upgrade. Those led to updating the kitchen with some simple upgrades. This reinterpretation of the classic American Foursquare features a floor plan for modern family living and 21st-c. energy efficiency and technology. The home is right-sized for a family of 6, and designed to be healthy, efficient, affordable, and a complement to its neighborhood. As a Passive House, it uses only about a tenth of the heating and cooling energy of a built-to-code home, and about 70% less energy overall; it is also designed to be Zero Energy Ready, meaning that with the addition of a solar electric array, the house can produce as much energy as it uses. Indoor air quality and occupant health are a primary objective as well, so no-added-formaldehyde panel materials, no-VOC, non-toxic paints, and Greenguard certified sealants, caulks, and adhesives were used along with a continuous demand-controlled ventilation system to provide superior air quality.

A once-dated primary bath is now a calm, luxurious retreat that balances historic charm with modern functionality. An antique Murano glass chandelier sets a graceful tone, highlighting custom inset cabinetry painted in Sherwin Williams Silver Plate and rift-sawn white oak linen storage with fine furniture detailing.
The double vanity is topped in honed Oriental White marble, while a freestanding tub and panel molding add timeless depth. Leathered Bianco Superiore quartzite wraps the tub deck, and the shower pairs soft gray Fireclay tile with a marble mosaic floor for quiet elegance. Crystorama Solaris 12" wide pendant lights in English bronze. Granite countertops in Brown Fantasy. 3"x6" polished marble backsplash.

This 1,800s.f. Passive House is designed to harmonize with its peaceful, wooded site. The interior is organized around a large south opening to a courtyard-like patio space; as a backdrop to this opening is a wall featuring walnut from trees harvested on site. As a Passive House, it uses about a tenth the heating energy of a built-to-code home. As a Source Zero house, monitored results show it uses 86% less energy overall including all household energy use and electric car charging. Indoor air quality and occupant health are a primary objective as well, so no-added-formaldehyde panel materials, no-VOC, non-toxic paints, and Greenguard certified sealants, caulks, and adhesives were used along with a continuous demand-controlled ventilation system to provide superior air quality.

Traditional walk-in primary bathroom shower featuring classic white and gray 3x6 marble subway tile walls with an integrated blue and gray glass mosaic accent ribbon. The shower incorporates a custom built-in marble corner bench, a recessed tile wall niche, a high transom window, polished chrome fixtures, and a hinged frameless glass enclosure door, set adjacent to a matching marble vanity top. Expertly renovated by Cutler Construction Services, Inc. in Tustin Ranch, California.

We changed the entire master bathroom. There was a wall running straight down the middle between the tub and vanity making two rooms. the shower was in the opposite corner, where the water closet is now and the fixtures and finishes were pink! This new updated room is a knockout. DOuble vanities "his & hers", with a separate water closet, new roman tub and seamless glass shower surround really did this beautiful home justice. I would have liked to make the window larger and centered on the tub but it just wasn't in the budget.
