The unique feature with this stairs is that the treads are reclaimed joist that were removed from the second floor framing when the opening for the stairs was created. The joist were removed from the existing brick wall in the back of the photo to the beam that is in the upper foreground of the photo. they were taken offsite to be planed and made level, since many of the joist had twisted over time. The stringer is a single W shaped steel stringer located at the center of the treads supported by one post and a connection at the top and bottom of the stairs. On the left side of the photo you can see how the existing joist were cut and removed for this new staircase installation

We created a built in work space on the back end of the new family room. The blue gray color scheme, with pops of orange was carried through to add some interest. Ada Chairs from Mitchell Gold were selected to add a luxurious, yet comfortable desk seat.

Once apon a time this was a scary basement. The entire house system was located in the center of this room. We updated the systems and were able to locate all the systems to the closet. The space now is a study area, laundry, wine bar. How fun!

A Classical home library was created using character grade walnut . The room features built in cabinetry and window seats with green silk velvet cushions. The tall custom wire cabinet houses a printer in the bottom cabinet. There are shelf slides in the bottom cabinets. The ottomans that are tucked in the niches can be used as extra seating in the room or can be brought into the living room which opens to this space. Photographer: Peter Rymwid

At 166 sq ft, the size of the living/sleeping area in this studio apartment was quite challenging. We made it work by taking careful dimensions of the space as well as every piece of furniture before purchasing. Even the height of the printer mattered as it had to fit between the filing cabinet and the desk. The busy student who lives here had two primary needs: sleeping and studying. Upon completion we felt we met those needs quite well.
