The client’s goal for this makeover was to create a clean style with a contemporary vibe in her cold empty bedroom. The client’s main focus for the design was to block the morning sun that woke her up long before she wanted to begin her day. Problem(s) addressed: The room was void of furnishings, bedding and accessories. The décor consisted of a mattress, box spring, jewelry chest and an old comforter, and therefore had no inspirational piece from which to begin the design. We were literally starting from scratch. As for the morning sun dilemma, I was excited to come up with a better solution to the sun challenge than her temporary solution of stacking towels in the arch window. Solution provided: Furnishings were the first priority. Rich espresso-stained contemporary dresser, gentleman’s chest and nightstands began the design. Next, a leopard print upholstered chaise was selected to sit in front of the double arched window providing a place to read, work on a laptop, and listen to music or just lounge. Two faux leather ottomans were selected to perch at the end of the bed. Custom bedding and color scheme was next on the list. The client had requested a restful color palette, which fell into place when we found the perfect heather-gray, gold and cream hued bed ensemble. With the bedding selected, a coordinating wall paint and gold velvet fabric was chosen for the upholstered headboard. To solve the clients early morning wake up call, traversing draperies that are installed above the window arch were designed to shut out the morning sun. The inverted French pleat draperies, with their color block design, enhance the room’s clean contemporary style. Brushed silver hardware with cracked crystal finials coordinated the furniture hardware and added a touch of sophistication. Accessing the incredible selection of salvage materials from a salvage yard in Detroit, Temescal was able to source non-toxic, and structurally sound woods to build the structure itself. The new owners were looking forward to living in their new home with an open floor plan, tall vaulted ceilings, and great views. It featured a large Great Room with two big French Doors separating the Dining Room from the Master Bedroom. But after only a few months they identified a major design flaw: Each of the French Doors had ten glass windows with two large windows above each door. (Check out our before and after designs, traffic flow diagrams and photos of this project.) Glass windows and doors allowed sound and light from guests or the TV in the great room to easily sneak into the bedroom. With unique work and sleep schedules (he’s a pilot, she’s a registered nurse) this design wasn’t working. Then there was a traffic flow design flaw: The Master Bedroom had a second entrance from a hallway. To get into the bedroom from the hallway you needed to walk down another claustrophobic hallway. To get from the Master Bedroom to the Master Bath begin at the most remote corner of the bedroom and down a hallway between two closets. Once inside the bath, a huge triangular Jacuzzi dominating the space. So, from a privacy and traffic flow perspective, this home had some major design issues. When Craig Weber first met with the owners, he listened to their ideas and concerns. The owners trusted Craig to come up with the most efficient and most effective solution to this design dilemma. He offered a solution that resolved the bed-bath traffic flow problem, offered some bedroom room privacy, and updated the bath. First, the two French Doors and windows were removed. A new wall was built with sound-absorbing materials, making the Great Room and Dining Room more comfortable spaces for entertaining while creating the bedroom privacy the owners craved. Solving the Bedroom/Bath traffic flow problem began with removing the two existing closets. The bath door was relocated next to the hall entrance, and then a new walk-in closet was added adjacent to the hallway entrance. The solution offered easy access to and from the bath, closet and hallway without a hint of claustrophobia. The Master Bath underwent a major transformation designed for convenience and comfort – especially during long, cold Minnesota winters. Most everything from the former bath was torn out, beginning with the giant Jacuzzi. A new bathtub that is wider and deeper than the standard size was installed with brushed Nickel fixtures. It’s the perfect place to relax with a glass of wine and candles. Warm floors are a Minnesota “must have.” The bath’s new ceramic floor features in-floor electric heat. Getting in and out of the tub is easy and comfortable. The new walk-in shower again features in-floor heating and a place to sit. The most interesting feature of this shower may the custom ceramic tile installed with unique patterns. A new vanity Cambria Bradshaw countertops features two under-hung ceramic sinks with matching brushed Nickel fixtures. Tall ceilings and three glass windows near the ceiling flood the room with natural light. A new energy-efficient window frames an ornamental stained glass window created by the owner’s father – a great personal touch. A quiet place to sleep. A private dining room for entertaining. A Master Bath to die for. And easy traffic flow. The owners couldn’t have been more delighted with the outcome. And Lilly, their cat, loves it too.

Pontcanna is a popular residential area in the western district of Cardiff, in South East Wales. Known for its rather large houses and spectacular foliage, interestingly enough roughly a quarter of the population are English folk. I was called down to a property in the area to take a look at a Victorian tiled floor which was in quite poor condition. Along with the typical amount of dirt and muck seen on poorly maintained tiles, there were a number of missing tiles and a fair bit of cement caked on the surface of the floor. It would require a robust clean, fresh seal, and several repairs to get this floor back into optimum condition. To begin, I checked for excess moisture problems using a damp meter in various places of the hallway floor and, thankfully, it was showing dry results. Any dampness could have potentially caused problems later on in the restoration process, so it was s good idea to run tests before starting. Next, I manually scraped as much of the dry paint and cement off the tiles as possible, with no lubrication necessary. I then proceeded to clean the floor with a solution I mixed early, consisting of equal parts Tile Doctor NanoTech HBU and Tile Doctor Pro Clean, rinsing as I went. Both products are designed to tackle heavy soil build-up, with the former uniquely using nano-sized particles (as the product name suggests) to penetrate deep into difficult to reach areas in the tiles in order to lift out ingrained muck. Following the initial clean, I removed all of the loose tiles and those heavily affected by cement, before retiling as necessary with fresh Victorian tiles, and grouting the whole floor. Of course, these replacement tiles were carefully sourced to ensure consistency, as far as possible, with the original pattern of the floor. The next day, I went over the whole floor with an application of the acid-based Tile Doctor Grout Clean Up, diluted with a little alkaline Pro Clean to form a cleaning solution. I then used a black pad to scrub the cleaner into the tiles, similarly to the previous day’s cleaning. This was followed by a through rinse with water to neutralise the floor. It was at this point that I noticed some stubborn cement stains remained so I set about breaking them down using a 60 grade hand held diamond polishing block, and this technique proved successful. After completing the clean, I left the floor to dry out for roughly 24 hours. Upon my return to the property to seal the tiles, I tested again for moisture. It is recommended to run damp tests before sealing, as excess moisture can cloud the sealer, affecting its performance in the long run. Fortunately, no dampness was detected and I was proceeded to seal the floor with seven coats of Tile Doctor Seal & Go, which enhances the natural colours in the stone and provides a nice satin gloss appearance, as requested by the customer. I was extremely pleased with the results of this restoration, as was the customer. The extent of the soil build up and damage was such before the restoration that, after completion, the floor looked like it had been newly laid! Julian Iancono South East Wales Tile Doctor

Here’s an interesting job I completed recently in the town of Lymington which is a lovely costal town within the New Forest and on the west side of the Solent. This Terracotta tiled floor was installed in the kitchen and was suffering from an efflorescence issue due to an ongoing leak which resulted in the salts in the water becoming deposited on the surface of the tiles as the water evaporated leaving a white bloom on the surface. This process is more commonly known as efflorescence and is particularly common in old properties which have no damp proof membrane under the floor and white staining by the cupboards is especially visible in the below photograph. My client was eager to have the problem fixed, and so enlisted Tile Doctor to get the job done. To remove the efflorescence, the Terracotta tiled floor was acid washed using a mild dilution of Tile Doctor Grout Clean-Up which is primarily sold to remove grout smears but is equally effective at removing mineral deposits such as the white salts left behind by efflorescence. The solution was scrubbed into the tiles using a stiff scrubbing brush and was successful at removing the white staining. Naturally it’s not advised to leave acid too long on any surface so the floor was treated in sections and then rinsed off with water and the residue removed using a wet-vacuum. Following this, the floor was power-scrubbed in combination with a diluted solution of Tile Doctor Pro-Clean. Pro-Clean is a versatile cleaner that also contains stripping properties, allowing it to break down and remove old sealers, it also does a nice job getting the grout clean. With the efflorescence treated and the floor now clean I was now happy with the condition of the tiles and give them a final rinse under pressure to ensure the floor was neutralised and any trace of products removed. The Terracotta tiled floor was then left to dry overnight and I came back to seal the floor the next day. To seal the tiles I used three coats of Tile Doctor Seal & Go Extra, which provides a robust surface seal, and is recommended for internal floors with the damp issues. This 15-year-old costume-built home was crafted with all the style and workmanship ship found in Villa or Château in the Mediterranean. Unfortunately, the garden design was not as well thought out as the house was. Most of this property receives baking sun, drying winds and is in an extremely high fire danger area. Do to these factors many of the plants on the property were unsuitable for their location. The original planting scheme was also lifeless and colorless. Poor landscape maintenance had left many of the plants on the property sick and dying. We came in to revive this landscape, breathing new life into it. Creating a drought tolerant and fire wise landscape was of utmost importance to these clients. Staying true to the more formal landscape styles found in Southern Europe we also want to create an opportunity to design seamlessly blend with its natural surroundings. We did that by incorporating a lot of California native plants. This vast property also contains an avocado orchard and a vineyard. By adding California native plants the property is inviting in native birds and insects that help keep pollinate the orchard and vineyard and keep pest problems at bay. Because these clients enjoy harvesting from their land we added elements of edible landscaping to this project. We filled pottery and planter beds with fruit trees, culinary and medicinal herbs as well as flowers that can be used in cut flower arrangements. Lastly, we went through carefully pruning diseased plants, treating pest problems an improving the soil. Now the landscape is not only more beautiful it is more protected against fire, is more water wise and integrate into its surrounds with a wholistic approach.

2011 NARI CAPITAL COTY GRAND AWARD WINNER Built in 1980, this single family home in Fairfax Station desperately needed remodeling. The homeowners cited lack of space, old appliances, dark cabinets and not enough natural light coming in as just a few of its problems. Design solutions to their problems included adding space via a two-foot bump out behind the breakfast area to make room for a larger table and more seating, and moving a wall out 18” to create a wider kitchen. This second move allowed one wall to house the kitchen’s pantry, double oven and refrigerator. Stainless steel professional-grade appliances also include an electric cooktop and range hood. The added space accommodated a center island which provides more storage, houses a built-in microwave and incorporates display cabinets for the owner’s prized china. Both the island and perimeter cabinets are topped with an exotic dark granite counter. A custom-made hutch matches the cabinetry perfectly. The new open concept design lets guests move freely between kitchen, dining area and family room. A triple window in the dining area and double window over the sink area meet the owner’s requirement for bringing in more natural light.
