The various roof decks were rebuilt with both reclaimed decking and new ipe decking. Our team also removed several faulty parapet walls and replaced them with a mixture of stainless steel cables and ipe railings. Finally, we took steps to prevent future drainage problems by applying a sealcoat to the exterior stucco and creating a copper drip-edge too. 2011 NARI CAPITAL COTY GRAND AWARD WINNER Built in 1980, this single family home in Fairfax Station desperately needed remodeling. The homeowners cited lack of space, old appliances, dark cabinets and not enough natural light coming in as just a few of its problems. Design solutions to their problems included adding space via a two-foot bump out behind the breakfast area to make room for a larger table and more seating, and moving a wall out 18” to create a wider kitchen. This second move allowed one wall to house the kitchen’s pantry, double oven and refrigerator. Stainless steel professional-grade appliances also include an electric cooktop and range hood. The added space accommodated a center island which provides more storage, houses a built-in microwave and incorporates display cabinets for the owner’s prized china. Both the island and perimeter cabinets are topped with an exotic dark granite counter. A custom-made hutch matches the cabinetry perfectly. The new open concept design lets guests move freely between kitchen, dining area and family room. A triple window in the dining area and double window over the sink area meet the owner’s requirement for bringing in more natural light.

Starting from knowing nothing at all to now having the hard decoration completed, we have experienced every emotion along the way—anxiety, doubt, tiredness, hesitation, joy, satisfaction, and touch. Water from rainfall had been running into the area under the old deck. The low concrete walls we added to the deck design now divert water properly. The homeowners are quite glad to be rid of that problem! The new design provides plenty of storage space under the deck so they can easily store their waterfront toys.

This beautiful property is located in the hills above of Montecito with 360 degree of views onto the Channel Islands and the surrounding mountains. Inspired by the Japanese landscape design principal of the borrowed landscape the gardens on this property serves as a kind of picture frame from which to view the natural beauty of its surroundings. This 15-year-old costume-built home was crafted with all the style and workmanship ship found in Villa or Château in the Mediterranean. Unfortunately, the garden design was not as well thought out as the house was. Most of this property receives baking sun, drying winds and is in an extremely high fire danger area. Do to these factors many of the plants on the property were unsuitable for their location. The original planting scheme was also lifeless and colorless. Poor landscape maintenance had left many of the plants on the property sick and dying. We came in to revive this landscape, breathing new life into it. Creating a drought tolerant and fire wise landscape was of utmost importance to these clients. Staying true to the more formal landscape styles found in Southern Europe we also want to create an opportunity to design seamlessly blend with its natural surroundings. We did that by incorporating a lot of California native plants. This vast property also contains an avocado orchard and a vineyard. By adding California native plants the property is inviting in native birds and insects that help keep pollinate the orchard and vineyard and keep pest problems at bay. Because these clients enjoy harvesting from their land we added elements of edible landscaping to this project. We filled pottery and planter beds with fruit trees, culinary and medicinal herbs as well as flowers that can be used in cut flower arrangements. Lastly, we went through carefully pruning diseased plants, treating pest problems an improving the soil. Now the landscape is not only more beautiful it is more protected against fire, is more water wise and integrate into its surrounds with a wholistic approach.

Set inside a circle of 100-year-old maple and oak trees, while complimenting the main home’s architecture, these ‘tree houses’ give shelter, space for imagination & safe play outdoors for twins. Mimicking the trees’ height and scale, and mirrored in each of their designs, these two 6 foot square base by 14 foot tall twin play structures allow for each child to have its own personal space, yet are connected at the center swings. These unique treehouses have been built with sustainable sourcing and upcycled construction methods. When Martine Ilana, Principal designer of Temescal, considered what a ‘treehouse’ would look like for her twins, immediately it’s ideation was focused on keeping the integrity of the forest and problem solving how to use as many repurposed and sustainable materials as possible. Accessing the incredible selection of salvage materials from a salvage yard in Detroit, Temescal was able to source non-toxic, and structurally sound woods to build the structure itself. Healthy building materials include: Metal Roofing and Water based Low VOC paints. A slatted exterior structure was designed to create a rain screen and in addition complement the Main home’s exterior design. Designed with an end of life intention for longevity and a easy means to pull apart these structures apart once the children are older, the foundations can be used for a future ADU.
