This 264 square foot prefab home was packaged and brought to the client’s property as just 64 flatpacked components, and assembled from start to finish in six weeks. This project is intended as a future retirement retreat for a professional couple currently living in San Francisco. It was permitted as a residential secondary dwelling unit according to the planning code in the city of Livermore. Named Britespace, our prefab models feature a 12’x16’ window wall, and a 14’ ceiling that fills the home with natural light. The interior can be fitted with a full kitchen or simple counter and wetbar, and a full or half bath – or left open for office or guest bedroom use. The Britespace is available in 264, 352, and 480 square foot sizes, and comes in a limited number of design options for interior and exterior finishes. Walk through pantry. We used a 9ft cherry butcher-block top applying 15 coats of food safe Walnut Nut oil. Three 36" grey base cabinets with self closing drawers and doors were used and sat directly on top of grey tone rectangle tiles. We added 9ft of of open adjustable all wood component shelving in three 36" units. The shelving is all wood core product with a veneer finish and all maple edges on shelving. The strength is 10x that of particle board systems. These shelves give a custom shelving look with the adjustable of component product. We also added a 48"x72" free standing shelf unit with 6 shelves.

This 2019 project for award-winning engineer and former Blackbird Academy instructor Ernesto Olvera-LaPier was one of NILES’ earliest ventures into designing and building a fully formal Dolby Atmos mixing and mastering environment. The result is a highly accurate, purpose-built suite engineered to meet the strict demands of immersive audio work. The room is completely acoustically isolated from the surrounding structure. Sound-reducing wall systems sit atop floating-floor assemblies, paired with a full soft-ceiling bass trap, a false rear-wall trap, and custom full-lite acoustic doors. Dedicated mechanical systems ensure quiet, uninterrupted operation, allowing Ernesto to work with precision at any hour. Monitoring centers around a JBL M2 system seamlessly integrated into the treatment design, providing an immersive, detailed, and articulate listening experience essential for Dolby Atmos production. Every component—from the isolation assemblies to the tuning—was crafted to ensure that the mix translates exactly as intended. The suite is both visually understated and technically advanced, delivering an effortless feel with professional-grade performance throughout.

Heavy emphasis was placed on component selection for this project during the preplanning stage. Products and components were evaluated and selected for their performance and long term durability. Plans were drawn using passive house principles – showing a continuous insulation layer with appropriate thicknesses for the Montana climate around the entire conditioned space to minimize heat loss during winters and heat gain during summers.
