This creative transitional space was transformed from a very dated layout that did not function well for our homeowners - who enjoy cooking for both their family and friends. They found themselves cooking on a 30" by 36" tiny island in an area that had much more potential. A completely new floor plan was in order. An unnecessary hallway was removed to create additional space and a new traffic pattern. New doorways were created for access from the garage and to the laundry. Just a couple of highlights in this all Thermador appliance professional kitchen are the 10 ft island with two dishwashers (also note the heated tile area on the functional side of the island), double floor to ceiling pull-out pantries flanking the refrigerator, stylish soffited area at the range complete with burnished steel, niches and shelving for storage. Heated Driveway System Installation. This project showcases a professionally installed hydronic driveway system. The Red PEX tubing is laid out over a reinforced rebar grid before concrete is poured. This system circulates heated water through the tubing to melt snow and ice during winter, providing a clear and safe surface without the need for shoveling or deicing chemicals. This is Ideal for cold climates, this energy-efficient solution increases convenience, safety, and curb appeal.

Completed in 2013, this house started as a traditionally-styled 1,800 sf., single story, two bedroom, one bath home and became an all-new warm contemporary 2,700 sf., two story, four bedroom, three bath residence for a family of five. The budget dictated the re-use of the existing foundations, garage and far right ground floor bedroom footprint. The City of San Mateo had strict planning rules prohibiting contemporary design, but the end result, a blend of traditional and contemporary, has become a model project for the city. Being environmentally conscious, the owners utilized radiant hydronic heated engineered fumed-oak floors. They opted for fully operable windows with good cross-ventilation and a whole house fan instead of installing gas furnaces, ductwork, or air conditioning. The new second floor conceals a 3 kW solar photovoltaic system that cannot be seen from the street. This project combines two existing studio apartments into a compact 800 sqft. live/work space for a young professional couple in the heart of Chelsea, New York. The design required some creative space planning to meet the Owner’s requested program for an open plan solution with a private master bedroom suite and separate study that also allowed for entertaining small parties, including the ability to provide a sleeping space for guests. The solution was to identify areas of overlap within the program that could be addressed with dual-function custom millwork pieces. A bar-stool counter at the open kitchen folds out to become a bench and dining table for formal entertaining. A custom desk folds down with a murphy bed to convert a private study into a guest bedroom area. A series of pocket door connecting the spaces provide both privacy to the master bedroom area when closed, and the option for a completely open layout when opened. A carefully selected material palette brings a warm, tranquil feel to the space. Reclaimed teak floors run seamlessly through the main spaces to accentuate the open layout. Warm gray lacquered millwork, Centaurus granite slabs, and custom oxidized stainless steel details, give an elegant counterpoint to the natural teak floors. The master bedroom suite and study feature custom Afromosia millwork. The bathrooms are finished with cool toned ceramic tile, custom Afromosia vanities, and minimalist chrome fixtures. We took part in a full refurbishment of a beautiful apartment located in Notting Hill, London. The works involved a full renovation of the apartment, along with fitting a Lutron lighting control system with lighting circuits and keypads. A Heatmister heating system to zones of heating was set up as part of the works. We also fully wired the apartment for any Smart Home solution. The works were very well received by the client, as the project was carried out to a very high professional standard.

This modern green home offers both a vacation destination on Cape Cod near local family members and an opportunity for rental income. FAMILY ROOTS. A West Coast couple living in the San Francisco Bay Area sought a permanent East Coast vacation home near family members living on Cape Cod. As academic professionals focused on sustainability, they sought a green, energy efficient home that was well-aligned with their values. With no green homes available for sale on Cape Cod, they decided to purchase land near their family and build their own. SLOPED SITE. Comprised of a 3/4 acre lot nestled in the pines, the steeply sloping terrain called for a plan that embraced and took advantage of the slope. Of equal priority was optimizing solar exposure, preserving privacy from abutters, and creating outdoor living space. The design accomplished these goals with a simple, rectilinear form, offering living space on the both entry and lower/basement levels. The stepped foundation allows for a walk-out basement level with light-filled living space on the down-hill side of the home. The traditional basement on the eastern, up-hill side houses mechanical equipment and a home gym. The house welcomes natural light throughout, captures views of the forest, and delivers entertainment space that connects indoor living space to outdoor deck and dining patio. MODERN VISION. The clean building form and uncomplicated finishes pay homage to the modern architectural legacy on the outer Cape. Durable and economical fiber cement panels, fixed with aluminum channels, clad the primary form. Cedar clapboards provide a visual accent at the south-facing living room, which extends a single roof plane to cover the entry porch. SMART USE OF SPACE. On the entry level, the “L”-shaped living, dining, and kitchen space connects to the exterior living, dining, and grilling spaces to effectively double the home’s summertime entertainment area. Placed at the western end of the entry level (where it can retain privacy but still claim expansive downhill views) is the master suite with a built-in study. The lower level has two guest bedrooms, a second full bathroom, and laundry. The flexibility of the space—crucial in a house with a modest footprint—emerges in one of the guest bedrooms, which doubles as home office by opening the barn-style double doors to connect it to the bright, airy open stair leading up to the entry level. Thoughtful design, generous ceiling heights and large windows transform the modest 1,100 sf* footprint into a well-lit, spacious home. *(total finished space is 1800 sf) RENTAL INCOME. The property works for its owners by netting rental income when the owners are home in San Francisco. The house especially caters to vacationers bound for nearby Mayo Beach and includes an outdoor shower adjacent to the lower level entry door. In contrast to the bare bones cottages that are typically available on the Cape, this home offers prospective tenants a modern aesthetic, paired with luxurious and green features. Durable finishes inside and out will ensure longevity with the heavier use that comes with a rental property. COMFORT YEAR-ROUND. The home is super-insulated and air-tight, with mechanical ventilation to provide continuous fresh air from the outside. High performance triple-paned windows complement the building enclosure and maximize passive solar gain while ensuring a warm, draft-free winter, even when sitting close to the glass. A properly sized air source heat pump offers efficient heating & cooling, and includes a carefully designed the duct distribution system to provide even comfort throughout the house. The super-insulated envelope allows us to significantly reduce the equipment capacity, duct size, and airflow quantities, while maintaining unparalleled thermal comfort. ENERGY EFFICIENT. The building’s shell and mechanical systems play instrumental roles in the home’s exceptional performance. The building enclosure reduces the most significant energy glutton: heating. Continuous super-insulation, thorough air sealing, triple-pane windows, and passive solar gain work together to yield a miniscule heating load. All active energy consumers are extremely efficient: an air source heat pump for heating and cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation (ERV), and high efficiency appliances. The result is a home that uses 70% less energy than a similar new home built to code requirements. OVERALL. The home embodies the owners’ goals and values while comprehensively enabling thermal comfort, energy efficiency, a vacation respite, and supplementary income. The Atherton House is a family compound for a professional couple in the tech industry, and their two teenage children. After living in Singapore, then Hong Kong, and building homes there, they looked forward to continuing their search for a new place to start a life and set down roots. The site is located on Atherton Avenue on a flat, 1 acre lot. The neighboring lots are of a similar size, and are filled with mature planting and gardens. The brief on this site was to create a house that would comfortably accommodate the busy lives of each of the family members, as well as provide opportunities for wonder and awe. Views on the site are internal. Our goal was to create an indoor- outdoor home that embraced the benign California climate. The building was conceived as a classic “H” plan with two wings attached by a double height entertaining space. The “H” shape allows for alcoves of the yard to be embraced by the mass of the building, creating different types of exterior space. The two wings of the home provide some sense of enclosure and privacy along the side property lines. The south wing contains three bedroom suites at the second level, as well as laundry. At the first level there is a guest suite facing east, powder room and a Library facing west. The north wing is entirely given over to the Primary suite at the top level, including the main bedroom, dressing and bathroom. The bedroom opens out to a roof terrace to the west, overlooking a pool and courtyard below. At the ground floor, the north wing contains the family room, kitchen and dining room. The family room and dining room each have pocketing sliding glass doors that dissolve the boundary between inside and outside. Connecting the wings is a double high living space meant to be comfortable, delightful and awe-inspiring. A custom fabricated two story circular stair of steel and glass connects the upper level to the main level, and down to the basement “lounge” below. An acrylic and steel bridge begins near one end of the stair landing and flies 40 feet to the children’s bedroom wing. People going about their day moving through the stair and bridge become both observed and observer. The front (EAST) wall is the all important receiving place for guests and family alike. There the interplay between yin and yang, weathering steel and the mature olive tree, empower the entrance. Most other materials are white and pure. The mechanical systems are efficiently combined hydronic heating and cooling, with no forced air required.
