Originally built in the early twentieth century, this Orchard Lake cottage was purchased almost 10 years ago by a wonderful couple—empty nesters with an appreciation for stunning views, modern amenities and quality craftsmanship. They hired MainStreet Design Build to design and remodel their home to fit their needs exactly. Upon initial inspection, it was apparent that the original home had been modified over the years, sustaining multiple room additions. Consequently, this mid-size cottage home had little character or cohesiveness. Even more concerning, after conducting a thorough inspection, it became apparent that the structure was inadequate to sustain major modifications. As a result, a plan was formulated to take the existing structure down to its original floor deck. The clients’ needs that fueled the design plan included: -Preserving and capitalizing on the lake view -A large, welcoming entry from the street -A warm, inviting space for entertaining guests and family -A large, open kitchen with room for multiple cooks -Built-ins for the homeowner’s book collection -An in-law suite for the couple’s aging parents The space was redesigned with the clients needs in mind. Building a completely new structure gave us the opportunity to create a large, welcoming main entrance. The dining and kitchen areas are now open and spacious for large family gatherings. A custom Grabill kitchen was designed with professional grade Wolf and Thermador appliances for an enjoyable cooking and dining experience. The homeowners loved the Grabill cabinetry so much that they decided to use it throughout the home in the powder room, (2) guest suite bathrooms and the laundry room, complete with dog wash. Most breathtaking; however, might be the luxury master bathroom which included extensive use of marble, a 2-person Maax whirlpool tub, an oversized walk-in-shower with steam and bench seating for two, and gorgeous custom-built inset cherry cabinetry. The new wide plank oak flooring continues throughout the entire first and second floors with a lovely open staircase lit by a chandelier, skylights and flush in-wall step lighting. Plenty of custom built-ins were added on walls and seating areas to accommodate the client’s sizeable book collection. Fitting right in to the gorgeous lakefront lot, the home’s exterior is reminiscent of East Coast “beachy” shingle-style that includes an attached, oversized garage with Mahogany carriage style garage doors that leads directly into a mud room and first floor laundry. These Orchard Lake property homeowners love their new home, with a combined first and second floor living space totaling 4,429 sq. ft. To further add to the amenities of this home, MainStreet Design Build is currently under design contract for another major lower-level / basement renovation in the fall of 2017. 2011 CAPITAL COTY AWARD HONORABLE MENTION AWARD WINNER Built circa 1980, a young couple with three children originally purchased this home for their growing family. After four years of karate, soccer, piano and other activities, however, the home was becoming too small to meet their needs. Problems started upon entering the front foyer. A 25-foot long dark hallway separated the family room and the kitchen, ending in a tiny powder room stuck in the middle of the layout. The kitchen was especially isolated, a cramped L-shaped design with a box bay breakfast bump out that was literally falling apart. The new design started with the core of the problem—the maze and separation created by the long hallways. First, the 25’ load bearing wall separating the foyer from family room was totally taken out and replaced with a long supporting beam. A French door replaced a small door and window leading to a screen porch . This action allowed lots of light to get into family and foyer. Then, the powder room was removed and the partition wall between the kitchen and family room was taken down. This created a large open concept design and greatly increased the size of the kitchen. The box bay was demolished and replaced with new walls and a large window. The plumbing for main sink and dishwasher got relocated into this box bay allowing a total transformation of the space. Now there are cabinets and counters on all sides. The doorway to the dining room was reconfigured to allow a butler area on its left. While the right side was occupied with new 36” gas range top with a decorative wood hood above it. The refrigerator, microwave/oven and pantries—the space’s tall elements—occupy one wall.. A large Island with a prep sink and beverage center for the kids occupies the center of the layout. Capable of seating up to four, family and friends can now keep the cook company. A large built-in desk area lets the kids do their homework so the parents can supervise while they prepare meals. Light cabinetry with a touch of caramel glazing and exotic granite countertops by our designers contributed to this kitchen’s elegant design. The contrasting distressed island’s darker finish matches the dinette set and other furnishings. New hardwood floors were installed throughout the first floor for a seamless look, while recess, pendant and task lighting make the space even brighter. Importantly, there’s plenty of space for parents and kids to hang out together. The kitchen is truly the heart of their home.

My client called me in for a "Design Perspective". She hated her floors and wanted my professional opinion. I questioned whether I should be brutally honest, and her response was "absolutely". Then truth be told, "your countertops bother me more than your floors". My client has a stunningly beautiful home and her countertops were not in "the same league". So the project scope expanded from new floors to include countertops, backsplash, plumbing fixtures and hardware. While we were at it, her overly froufrou corbels were updated along with dishwashers that "drove her crazy". Since there was plenty of "demo" in store, she elected to lower her breakfast bar to counter height at the same time to connect her nook more seamlessly with her kitchen. The process: at our first slab warehouse stop, within ten minutes, we uncovered the most beautiful slabs of Taj Mahal ever. No need to keep looking. The slabs had perfect coloration and veining. So different from any other slab of Taj Mahal, it really ought to have its own name. Countertop selection was easy as was the subway and Arabesque backsplash tile. Polished chrome, with its blend of warm and cool tones, was the obvious choice for her plumbing fixture and hardware finish. Finding the right floor tile was what proved to be most challenging, but my client was up to the task. Several weeks of shopping and numerous samples hauled home led us to the perfect limestone. Once her room was complete, better barstools were in order. Hancock and Moore with their huge assortment of leather colors and textures was our clear choice. The Ellie barstools selected embody the perfect blend of form and comfort. Her new limestone flooring extends into her Butler's pantry, pool bath, powder bath and sewing room, so wait, there is still more to do.

Amy Smucker Photography - This kitchen was designed for entertaining friends and family with plenty of room around the island and breakfast nook. A dimpled quartz counter has the same effect on all who touch it; a need to keep touching it. The cabinets have a pewter glaze which matches well with the colors in the counter, wall and floor. The Thermador stove is professional grade with 6 burners, griddle and steam oven. Over the stove is a pot filler and a powerful exhaust fan. There is an apron sink beneath the window and a prep sink in the island. All recessed lights in the house are CREE dimmable LEDs.

Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. This single-family home purchased by a young family in Sterling, Virginia needed a kitchen and living space remodel. This family did not want separate kitchen and family spaces separated by a bearing wall. Our expert team got to work redesigning the spaces. By removing the wall and placing a large-scale island in place of the previous island, both kitchen and living spaces were opened up. The refrigerator and other tall elements were relocated to a north wall and covered with closet doors. By eliminating a window on one side, we enlarged the west wall of the kitchen to allow for new features such as a large-scale gas stove, custom-made metal hood surrounded by floating shelves, a full backsplash of granite covers up this entire wall. The previous north wall had a large-sized refrigerator and freezer, built-in coffee maker, microwave along with plenty of pantry and storage space. The new island sitting at the center of the kitchen, includes a farmhouse sink, dishwasher, and other amenities with plenty of seating. A new wood floor was installed across the entire space with a new stain color complimenting the island cabinet finish. The family room closet was converted to feature a wet bar area including a beverage center with display glass cabinets, a wine cooler, ice maker and decorated with waterjet backsplash & sconce lights. The high-end professional appliances and unique contrast between the stone top and cabinet finish make this kitchen remodel an award-winning project.

The professional style refrigerator allows access from both sides of the island. The microwave oven is beside the refrigerator for quick re-heats while the professional oven at the other end cooks food at remarkable speed. The range top becomes the command center. Plenty of space was allocated at the window at the end of the kitchen for a large table and chairs that overlook a beautiful backyard. A wet bar was located at the opposite end just outside the kitchen along with a walk-in pantry for additional storage. The kitchen is now completed in a traditional style with simple, but elegant, white painted cabinetry. White marble counter tops and back splashes are highlighted by elegant pendant lights above the island. 2011 CHRYSALIS AWARD WINNER, ADDITION $100,000-$250,000 The owners of this small rambler in Arlington were tired of living in cramped quarters. The home’s kitchen was only 8’ x 11’ and they wanted to add a family room. Because the home is built on a slab, with no basement, the decision was made to expand out into the backyard. Their contractor, Michael Nash Design, Build & Homes, proposed an addition to back of the home, which would also be built on a slab to match the existing elevation. To make room, they had to remove the home’s original patio and then remove the 30’ wall running across the back of the home. In their place, a new 16’x32’ addition was built with high cathedral ceilings, skylights and French doors topped with arched transoms. An archway and decorative columns were put in place to connect the old and new areas. The new kitchen starts in the old kitchen area and wraps its way into the new addition, ending with a large two-tier island and prep sink topped with exotic granite. The main sink is in the corner of the old kitchen, easily accessible from both ends of the work area. Beautiful custom-made cabinets include a wooden range hood and floor-to-ceiling pantry with wine rack. Stainless steel Energy Star appliances include a professional-quality gas cooktop and double wall ovens. The kitchen flows into the new family room via an open concept design. A beautiful floor-to-ceiling natural stone fire place located in the middle of the back wall serves as a visual separation for the space. A round window is uniquely embedded in the stone work near the ceiling. Wide plank oak flooring runs the length of the room, providing a uniform look throughout the space. Opposite the kitchen is the home’s new family room, with comfortable leather seating and plenty of windows to brighten up the space. A new stone patio off the kitchen provides the finishing touch to this remodel. In the end, the project provided the homeowners with the space they wanted and plenty of amenities to make family time or entertaining guests a pleasure.

Built in the 1950s, this rambler housed a dark, cramped galley kitchen only 6’ x 20’. A later addition added more space, but wasn’t optimally designed. So, when they purchased the property, the new owners did so with the intent of gutting and remodeling the first floor. The goal of the renovation was to create a functional, dedicated kitchen and dining room space while keeping many of the home’s historic touches. The first step was to remove the bearing wall between kitchen and living room and install a structural beam to create a seamless connection between the two spaces. A large center island was designed to be the focal point of the space, complete with a new farm sink and room to serve four or more people. A professional range with a stylish wooden hood was installed and custom cabinets wrap around the entire kitchen to provide plenty of storage. Meanwhile, a custom-built hutch was installed in the dining room area, as was a butler’s pantry, to add more flair to the project. A timeless tile backsplash was installed to spruce up the soft color granite top which was carefully selected to harmonize with cabinet and floor color schemes. The lighting was revamped and redesigned for entire space, including a couple of hanging pendants over the island. In the foreground is the smaller island designed to house an under-counter beverage refrigerator and bar sink on the working side and a lit glass base storage space to showcase the homeowner's fine china.
