Initially this master bath was home to a small standard size shower and linen closet that left too little vanity space on one side of the room, and awkward open space on the other. Our professional design team started with a clean slate to maximize the floor plan and give these homeowners not only an updated master bath, but a master bath that better fit the space and their functional needs. Now the homeowners have plenty of vanity space along with a lavish shower and soaking tub for relaxation.

The Problem- We undertook this Transitional Kitchen Remodel with Prescott homeowners who were looking for an open floor plan. Most importantly they wanted to tie the kitchen and living room together. As a result, creating one open concept transitional entertaining space. Additionally, this homeowner was a professional cook and needed an expansive workplace to cook with plenty of space for prep. The Solution- First, we tore down floor to ceiling dividing walls that separated the kitchen from the living room. Then we got rid of a soffit that trapped the entire kitchen which made it feel tight and cramped. Next, we expanded the kitchen using Maple Grey Mist Cabinets from Wellborn. Adding an eat-in island with accent Gauntlet Maple Cabinets makes this kitchen suitable for entertaining guests while keeping with the transitional kitchen design. Finally, we kept the flow from the kitchen into the living room seamless with luxury vinyl plank flooring.

Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. This client needed a place to entertain by the pool. They had already done their “inside” kitchen with Bilotta and so returned to design their outdoor space. All summer they spend a lot of time in their backyard entertaining guests, day and night. But before they had their fully designed outdoor space, whoever was in charge of grilling would feel isolated from everyone else. They needed one cohesive space to prep, mingle, eat and drink, alongside their pool. They did not skimp on a thing – they wanted all the bells and whistles: a big Wolf grill, plenty of weather resistant countertop space for dining (Lapitec - Grigio Cemento, by Eastern Stone), an awning (Durasol Pinnacle II by Gregory Sahagain & Sons, Inc.) that would also keep bright light out of the family room, lights, and an indoor space where they could escape the bugs if needed and even watch TV. These are returning clients of Sosna, for whom we previously completed a Laundry Room and multiple Bathroom renovation. They are a family of professionals in the restaurant industry, who returned to Sosna to renovate their outdated, and cramped Kitchen. They found it especially cramped when entertaining guests, as the only space to gather was around the cooking area. During the renovation process, it was discovered that the existing window had leaked and caused extensive damage to the exterior wall. This damage was repaired with new framing and insulation, and a larger window was installed allowing for a beautiful view of the backyard. In the newly renovated Kitchen, a large peninsula in the center of the room features unique grooved panels with LED lighting and a quartz waterfall countertop. Creating the grooved panels to align perfectly with the tall cabinets on the opposite wall and also fit the LED channels required detailed and careful calculations. This peninsula not only enhances the aesthetics of the space but also serves a functional purpose. It provides a designated area for food preparation and cooking behind it, while the opposite side remains a convenient and safe space for entertaining, allowing guests to communicate and interact with their hosts effortlessly. The back wall of the Kitchen features the stove and large hood cabinet, which are flanked by 2 appliance garages to hide and store small countertop appliances. As well, cabinetry that is fully loaded with drawer and cabinet accessories with pull-outs and inserts keeps the countertops free from clutter. The right side of the Kitchen includes the fridge, pantry, and tall cabinetry with plenty of useful storage. A wine fridge and built-in coffee machine are conveniently placed for entertaining. Given the new cabinetry was a mix of doors with a thin shaker profile, and doors with grooves, the installation of knobs and handles required careful measurement to ensure that they not only fit the grooves, but lined up for a clean and cohesive look. 2010 NARI CAPITAL COTY FINALIST AWARD WINNER Project Scope: Transform a little-used room in the client’s lower level into an entertainment center, featuring a 1,500-bottle refrigerated wine cabinet, a wet bar, a custom-made bookshelves surround for existing hearth, and television hanging built-ins. Challenges: Primary technical challenge was to find a way to unobtrusively install a large “split system” chilling unit to service the wine cooler. Solutions The contractor started with a rectangular space that was appreciably stripped down, except for the fireplace at the far end. An adjacent room housed a professional pool table. The client’s primary concern was how to situate the custom-built wine rack were to specify and fabricate. Although there was plenty of space in niche to the left of the stairway, there was no obvious way to locate the wine rack’s chilling unit for ducting and chiller unit. Both client and contractor agreed that the logical setting for the rack would be along the short wall adjacent to the room’s entrance. But the short wall afforded no room for the chiller, a “split system” unit that needed adequate “breathing room” to avoid overheating After many design sketches, the contractor had a tentative solution: house the chilling unit in a utility room behind the stairs leading to the basement. This would keep the unit out of sight and muffle the sound of the compressor. Then question was how to “circumnavigate” the stairwell and run plumbing lines from the utility room – which was about 20 feet away — to the rack. A floor-level path would be exposed to possible damage and aesthetically unpleasing. Installing the line in the concrete slab flooring would be difficult and expensive – and any repairs to the line would mean tearing up the floor.The only alternative, the contractor suggested, would be to route the lines overhead – run them straight up from the chilling unit, over the joists above, and around the back of the stair case. Once past the staircase, it was straight shot above the joists to the short wall; the lines would then run behind the wall to the wine cooler resting on the floor. This highly creative solution pleased the client greatly: it not only isolated the chilling unit, but allowed it to be easily serviced; the lines were protected and out of sight; and the wine rack – situated as it was in the room – seemed like it was part of the original house design. At that point, the contractor needed a wine rack design that seemed equally “original” to the home – and here, too, the challenge was met. Custom-built cabinetry span the length of the wall, with two floor-level cabinets flanking the wine cooler. Above, twin glass-facing walnut displays – lighted and rising nearly to the ceiling – rest on a black marble countertop, showcasing the client’s impressive wine collection. On the long wall perpendicular to the rack, a widescreen television hangs between two built-in bookcases designed by the contractor. The firm also fabricated the two bookcases now flanking the original fireplace in the far end wall – as well as the glass-faced hanging cabinets which are lighted above the newly installed wet bar.

For many, the idea of downsizing can be daunting, especially when moving from a spacious rural home to a compact condo. However, our clients were determined to embrace this change to simplify their lives and indulge in waterfront living. With panoramic views of Lake Nepahwin, they were eager to create a retreat maximizing space without compromising style. To optimize space, we adopted a minimalist approach, focusing on multifunctional furniture and clever storage solutions. By strategically placing furniture and incorporating a pantry, disguised as an built-in armoire in the living room, we were able to make the most of every square inch while maximizing the expanse. “Every inch of real estate is valued,” says Lauren Perry “and that is how downsizing becomes a delight.” The original pantry was excessive for the couple, but the primary bedroom was lacking closet space. Enter demolition. We opened a bathroom wall and converted the existing pantry into a walk-in closet for our client’s impressive wardrobe. Prioritizing the built-ins with plenty of drawers customized this space for our client’s personal needs and showcased her impeccable taste in clothes, shoes, and accessories. Every selection had to be carefully considered so the space is inviting, without feeling congested. The fixtures and decor were curated to layer interest, but not detract from the beautiful views of the condo, a delicate balance best left to the professionals.

The restyled kitchen space is designed to suit an active family life. The newly created passthru to the family room allows seating for teens and adults alike to grab a bite while still staying connected to family and friends in next room. Plenty of island seating keeps everyone together in the kitchen during meal prep.

This classic white kitchen design completely transformed the space infusing it with personality, functionality, and a much improved use of square footage. The kitchen openly flows to the den and eating area. We removed the wall between the den and the dining room to create a completely open floor plan. We also took some space from the client’s two car garage to add a mudroom, so the family can come in through the garage and have a place to put everything before entering the living space. This landing area also includes a powder room. In the photo this mudroom area is the hallway space next to the wall oven. The new mudroom has plenty of coat storage and extra cabinetry for pantry and bulk items. The overall design is an incredible improvement with timeless elements. The cabinetry is from our Elmwood line and the finish is White Dove. The client chose one of our favorite quartz colors — Compac’s Unique Calacatta. The custom design details on the cabinet interiors and overall design provide much needed additional storage for organizing everything. The clean lines and custom detailing are truly timeless.

The kitchen openly flows to the den and eating area. We removed the wall between the den and the dining room to create a completely open floor plan. We also took some space from the client’s two car garage to add a mudroom, so the family can come in through the garage and have a place to put everything before entering the living space. This landing area also includes a powder room. In the photo this mudroom area is the hallway space next to the wall oven. The new mudroom has plenty of coat storage and extra cabinetry for pantry and bulk items. The overall design is an incredible improvement with timeless elements. The cabinetry is from our Elmwood line and the finish is White Dove. The client chose one of our favorite quartz colors — Compac’s Unique Calacatta. The custom design details on the cabinet interiors and overall design provide much needed additional storage for organizing everything. The clean lines and custom detailing are truly timeless.
