The Cotton Factory is a collection of historic industrial buildings housing artist studios, non-profits and other creative industries. This courtyard space acts as both a common area for the workers, as well as an event space fed by the adjacent catering kitchen.
The space provides several unique conversation spaces, as well as table seating for 24. The tables are able to be moved to suit whatever event needs may arise. Small unprogrammed open spaces allow for temporary art installations or additional seating should the need arise.
In an effort to adhere to a tight budget, all elements are comprised of affordable and even reclaimed materials using simple construction methods. These elements also suit the eclectic style of the buildings inhabitants, while referencing the industrial past of the building itself.

Completed in 2019, this is a home we completed for client who initially engaged us to remodeled their 100 year old classic craftsman bungalow on Seattle’s Queen Anne Hill. During our initial conversation, it became readily apparent that their program was much larger than a remodel could accomplish and the conversation quickly turned toward the design of a new structure that could accommodate a growing family, a live-in Nanny, a variety of entertainment options and an enclosed garage – all squeezed onto a compact urban corner lot.
Project entitlement took almost a year as the house size dictated that we take advantage of several exceptions in Seattle’s complex zoning code. After several meetings with city planning officials, we finally prevailed in our arguments and ultimately designed a 4 story, 3800 sf house on a 2700 sf lot. The finished product is light and airy with a large, open plan and exposed beams on the main level, 5 bedrooms, 4 full bathrooms, 2 powder rooms, 2 fireplaces, 4 climate zones, a huge basement with a home theatre, guest suite, climbing gym, and an underground tavern/wine cellar/man cave. The kitchen has a large island, a walk-in pantry, a small breakfast area and access to a large deck. All of this program is capped by a rooftop deck with expansive views of Seattle’s urban landscape and Lake Union.
Unfortunately for our clients, a job relocation to Southern California forced a sale of their dream home a little more than a year after they settled in after a year project. The good news is that in Seattle’s tight housing market, in less than a week they received several full price offers with escalator clauses which allowed them to turn a nice profit on the deal.

This local non-profit organization provides end-of-life care for homeless men and women with late-stage and end-stage AIDS and terminal cancer. The client provided us with the design for a Healing Garden for the program’s residents, giving them a dedicated outdoor space to enjoy quiet contemplation, prayer, and group gatherings. Located on a busy and cramped corner in Adams Morgan, D. A. Dunlevy had to work around tight spaces and street traffic. We encountered numerous challenges that were mitigated through careful planning and design. The finished design is a mixture of custom carpentry, advanced concrete work, curved benches, custom metalwork, unique lighting, and a boulder altar as a centerpiece. The space provides room for walking, sitting, and contemplation amongst the peaceful surroundings. We were honored to be a part of this very unique and special project.

Permaculture Orchard, Natick MA 3-1/2 months old. Complete regenerating ecosystem of food production. Also known as a "food forest" meaning in the example of mother nature there is no tilling, weeding is minimal to none as plantings are intentionally condensed to provide nutrients and weed control to each other. Since the industrial revolution monoculture taught us to grow one massive crop for profit. Mother nature rules as there is minimal maintenance after 5-6 years of establishing the succession plantings. Things take time but with a good investment of your time and effort upfront will give you returns for the lifetime of the site as all perennial fruit,vegetable, and medicinal plants that require no fertilizers or pesticides.

This urban infill project is a make-over of a decrepit structure that had been used as a student rental for close to 50 years. Situated on an elevated, 3300 sf lot, nothing in the original house was salvageable and the entire house was stripped down to the studs. Our challenge with this project was to then open up the original interiors, flood them with natural light while creating a design that appealed to the broadest buyer pool possible.
We solved this problem by organizing a compact floor plan that resulted in a 4 bedroom, 4 bath residence organized around a great room on the main level, a family room on the basement level and an additional 2 bedrooms with city views on the upper. By minimizing circulation space, we were able to re-purpose every square foot of floor area while creating a dramatic, light-filled staircase that tied all 3 levels of the house together into a unified living scheme. Clean lines and clean details, this is another of our attempts at a 'Not So Big House.'
Marketing of the final product lasted less than 10 days and resulted in 3 full priced offers that netted the developer a tidy profit.

My clients are a non-profit who work out of a mobile trailer. We couldn't replace the whole kitchen, so we simply add a swiss-cross decal for a backsplash, black chalkboard labels and come decor to warm up the space.
