Scoring points in the design category, the full wood “Thomasville” two tone glazed cabinets that are country white and palomino scream style and sophistication, and are accentuated by the cool copper glass backsplash and refined stainless steel hardware. The porcelain, two bowl farmhouse sink is large enough for your biggest pots while the stainless steel sink guards will protect it from scratches. The SS faucet is professional quality and the Insinkerator will help the chef in the house save time with instant 190 degree water. An eight foot long exposed cedar tree trunk hangs over the cooking area allowing the chef to hang his/her favorite utensils and pots or pans in full lodge style. Upon your entry into the sleeping loft, you will notice the amount of light that enters through the two skylights and large window facing the pond. The sound of water rushing over the pond’s spillway is a delightful addition to this large sleeping loft. Finished with engineered hardwood flooring and two built in double beds with tree trunks for legs, the room can accommodate four additional twin beds. This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. 2019 Silver Winner | PHTA International Awards of Excellence This custom, design-build project in Lincoln, NE is all about attention to detail. A concrete swimming pool, spa and outdoor patio with a 1,600 square foot bar and grill building are the focal points of the outdoor entertaining area. The pool features an infinity-edge spa, natural stone waterfall and slide, swim up bar with levitating stainless steel bar stools, and zero-entry pool edge. It was important to the clients, who are from the Midwest, to incorporate natural stones and colors from the region. The outdoor landscape design also ensures enjoyment and safety for their family and young grandchildren. The pool is a custom shotcrete structure that is 1,147 square feet. It has a beautiful natural stone and shotcrete waterfall with a built in Dolphin slide, and underwater bench. Opposite of the waterfall are five custom-built levitating stainless steel bar stools with an in-pool walk lane and a full swim up bar. A pallet of glass tile gives this natural, freeform pool some shine. The glass-walled, infinity-edge spa features a separate filtration system, heater, pumps and air blower that run off automation. Across from the spa is a custom-cut, flagstone beach entry with LED-lit bubblers for the grandkids. We incorporated the brick and architectural design of the home throughout the outdoor building, and continued this look into the open-concept bar and grill. The bar and grill is over 1,600 square feet and seats 50 with beautiful, hand-tufted booths, bar stools, professional bar equipment, custom granite tops, and even a men’s and women’s bathroom. Two 16’ wide glass bi-folding doors flawlessly incorporate the covered outdoor travertine courtyards, with matching travertine flooring used inside the building. A 27’ linear fire pit with natural stone wall includes five stainless steel scupper boxes to match the bar stools. The project has over 6,000 square feet of “tiramisu” travertine used in the patios and courtyards, including a second natural stone fire pit and seating wall. This project sits on a natural spring, so the entire design was elevated to help mitigate groundwater, and also provide a safer barrier to the pool. A second stream and waterfall are fed by the natural spring runoff water, which is also used for irrigation purposes. This self-contained stream and waterfall extend the enjoyment of the outdoor space further into the season, when the pool system shuts down for the winter months. Large spruce trees and a variety of maples were planted along the property, incorporating natural landscaping materials and design concepts to both provide privacy and manage downhill drainage. The energy-efficient outdoor lighting system is fully programmable for zoning, dimming, and color changing. In addition, the pool pumps and in-pool LED lights are also automated, and all can be programmed from a simple, smartphone app.

Patio kitchen plans these days require the ability to incorporate high-tech, modern appliances into rustic, timeless – even ancient-looking – outdoor design styles. You can see this juxtaposition pulled off perfectly in this outdoor kitchen by Outdoor Homescapes of Houston. “A smart patio kitchen plan requires not only a balance of the new and old,” says Outdoor Homescapes owner Wayne Franks, “but a blending of new elements – like an outdoor kitchen – with the existing home and outdoor living features like a pool, hardscaping or landscaping.” In this case, explains Franks, the existing 25-by-15-foot pool had a craggy edge of moss rock boulders, plus a spa and firepit faced with a rough Scabos splitface travertine. “The overall look was rustic and naturalistic,” says Franks, “so we of course wanted the new outdoor kitchen island to match.” Hence the 14-foot-long outdoor kitchen island with a raised bar, also faced in the Scabos splitface travertine and topped with a Normandy granite countertop. The hardscaping around it is Kool Deck® textured concrete. “People used to shy away from busy textures in outside patio kitchen plans, but now they’re embracing them,” notes Franks. “They’re increasingly attracted to the beautiful imperfections and irregularities of nature – there’s more of an authenticity and character to it.” Now, for the high-tech part: A Traeger wood pellet grill. Traeger grills are becoming increasingly popular for their ability to infuse amazing, rich flavor and for their versatility (they can grill, bake, smoke, slow cook, braise and barbecue). This premier model, the Memphis Pro 304, features 562 square inches of cooking space and a three-in-one cooking system (high-temperature grill, low-and-low smoker and true-convection-oven roasting and baking). It also has an intuitive Intelligent Temperature Control (see the display panel to the left of the grill) that can be set for cooking and internal temperature. A programmable food probe tells you when the internal temperature is reached and drops the grill down to a programmed lower temperature to keep the food warm till serving. The dual-fan convection system, with reliable metal blades, circulates heat evenly for tender, juicy results. Double-walled and sealed construction of 304 stainless steel allows for optimum heat retention and consistent temperatures in all weather conditions. A direct-flame “flavorizer” insert delivers the added flavor of a seared finish. Outdoor Homescapes also added a mount sink with a custom oil-rubbed bronze faucet by Moen and the following RCS stainless steel accessories: a pull-out trash door, a countertop trash chute, dual horizontal grill utensil drawers and a swing-out storage door. “At first, you’d think all this technology and the smooth, modern stainless steel would fight with the rustic look of the rough-faced stone in outdoor patio kitchen plans,” says Franks. “But it actually provides some visual rest from all the rugged textures and busyness.” Serving a similar function is the smooth, polished Scabos travertine tile used for the pool coping and firepit ledge. “It’s a perfect environment for the client to entertain business associates,” says Franks. “He’s very happy with the old-meets-new approach, and so are we.” More patio kitchen plans can be found at Outdoor Homescapes of Houston’s website, at www.outdoorhomescapes.com

The clients enjoy entertaining guests in their home. They enjoy sports events, but don't necessarily enjoy the hustle 'n bustle of going to the stadium, finding a place to park, and in the case of football, freezing to death. They much prefer sharing the ambiance of their comfortable home, offering snacks and drinks from the bar, and enjoying a round of pool during intermissions and halftime, or watching halftime shows on a state-of-the-art home theater. These clients were so committed to this enterprise, they dedicated their 3,000 sq’ basement, except those areas already used for utility, storage, and mechanical needs, the renovation.To make sure the clients' every wish was met, a complete entertainment area was designed and constructed with ease of movement, lighting, and safety in mind. The area would include a home theater with totally wireless controls, a pool room, and a social area replete with a commercial-grade wet bar. The home theater consists of a screen within a custom cabinet system that also houses the complete audio-visual equipment center. Speakers are nestled in custom benches with the sound cones discretely hidden behind fabric panels. The motor for the panel that hides the screen when not in use is behind a similar fabric panel.The furniture style cabinet has Shaker style doors with walnut peg inlays and leaded glass panels. There are multiple lighting "scenes" for ambiance; low-voltage lighting inside the crown molding, and recessed can lights are discretely placed so that they can provide an extra level of illumination when required.The pool room was walled with a custom wainscot paneling with clear cherry stiles and rails finished with a clear satin lacquer. The panels are of Madagascar ebony with a light satin stain and a clear lacquer finish. A custom cue rack was constructed from clear cherry and backed with the Madagascar ebony panel.Drink rails were custom fabricated from cherry and custom crown molding was fabricated to match the rest of the house. The space is lit with a combination of recessed lights and a series of hidden lights behind crown molding for dramatic effect. The bar area is topped with a custom crown detail to contain the lighting. The bar is constructed in the same manner and fashion as the theater and pool rooms with Shaker style cabinetry with square walnut peg in the door corners and decorative leaded glass door fronts with more than enough front and back bar space to serve and enjoy drinks and snacks. Entry behind the bar is through custom, bi-directional butler doors. A custom bottle display and storage area takes up the bottom half of the bar's back wall. And, for the sake of convenience, a full size automatic dishwasher is installed under the bar for cleaning glasses and stemware. The bar is also tricked out with an espresso machine, its own flat screen TV and AmX video controller. The bar is lit with puck lights in the upper cabinets that illuminate downward through glass shelves, and low-voltage lighting is used behind the bottle display. The bar itself is lit by a series of earthen tone pendant lights.All three areas complement each other and are in total harmony with the remainder of the house. Moldings were matched, carpeting styles were chosen to complement rather than compromise, and muted, natural colors and textures were chosen that complement the surroundings. There is a seamless transition between the newer areas of the home and those already in everyday use. The entire area is a nebula of electrons operating servos, quietly opening and closing hidden switches, mysteriously dimming and brightening lights, and not only creating an alluring atmosphere, but one that is programmable, available at the touch of a finger to a heat sensitive screen, for an individual, or a group. At a single touch the lights in the theater and bar areas dim as the theater screen lowers into viewing position. Not only does the AMX controller open and close shades and window treatments to facilitate better viewing, but on an entirely different level it controls the very access to the property. It opens and closes entryways, external doors and gates as well.None of this magic came easily. Electrical circuits were at a premium. Over heating plagued the AV rack, and pesky rays of light seemed to creep in where and when they were least welcome. An exhaust fan was installed in the AV cabinet to dissipate the heat. New electrical outlets were scheduled and placed while others were moved. The bar area received custom wire chases hidden within the cabinetry. Exterior roll-a-way shutters, all controlled from the AMX controller, were installed and programmed as the answer to those pesky light rays.

This dream bathroom has everything one can wish for an ideal bathroom escape. It doesn’t just look fabulous – it works well and it is built to stand the test of time. This bathroom was designed as a private oasis, a place to relax and unwind. Spa-like environment is created by expansive double-sink custom vanity, an elegant free standing tub, and a spacious two-person barrier-free shower with a floating bench. Toilet is concealed within a separate nook behind a pocket door. Main bathroom area is outlined by a tray ceiling perimeter. The room looks open, airy and spacious. Nothing interferes with the ceiling design and overall space configuration. It hasn’t always been that way. Former layout had serious pitfalls that made the room look much smaller. The shower concealed behind solid walls protruded into the main area clashing with the tray ceiling geometry. Massive shower stall took up significant amount of the room leaving no continuous wall space for a double sink vanity. There were two separate vanities with a dead corner space between them. At the same time, the toilet room was quite spacious with just one fixture in the far end. New layout not only looks better, it allows for a better functionality and fully reveals the space potential. The toilet was relocated to occupy the former linen closet space slightly expanded into adjacent walk-in closet. Shower was moved into the bigger alcove, away from the tray ceiling area. It opened up the room while giving space for a gorgeous wall-to-wall vanity. Having a full glass wall, the shower extends the space even further. Sparkling glass creates no barrier to the eyesight. The room feels clean, breezy and extra spacious. Gorgeous frameless shower enclosure with glass-to-glass clamps and hinges shows off premium tile designs of the accent shower wall. Free standing tub remained in its original place in front of the window. With no solid shower walls nearby, it became a focal point adorned with the new crystal chandelier above it. This two-tier gorgeous chandelier makes the bathroom feel incredibly grand. A touch of luxury is showing up in timeless polished chrome faucet finish selections as well. New expansive custom vanity has his and her full height linen towers, his and her sink cabinets with two individual banks of drawers on the sides and one shared drawer cabinet in the middle containing a charging station in the upper drawer. Vanity counter tops and floating shower seat top are made of high-end quartz. Vessel sinks resemble the shape and style of the free-standing tub. To make the room feel even more spacious and to showcase the shower area in the reflection, a full size mirror is installed over the vanity. Crystal sconces are installed directly into the mirror. Crisp classic white tile gives the room a timeless sense of polish and luxury. Walls around the perimeter of the entire bathroom are tiled half way. Three rows of 12”x 24” porcelain tile resembling white marble are crowned with a thin row of intricate glass tiles with marble accents, and a chair rail tile. Tile design flows into a spacious barrier-free two-person walk-in shower. Two more tile patterns of the same tile collection are brought into play. Rear wall is adorned with a picture frame made out of 12”x12” tiles laid at 45 degree angle within the same chair rail and glass tile border. Shower floor is made of small hexagon tiles for proper drainage. Shower area has two hidden from plain sight niches to contain shampoo bottles and toiletries. The rear side of the niches is made of glass mosaics for a waterfall effect. To showcase the picture frame inside the shower, the accent shower wall is washed with cascading light from a discrete LED strip tucked in a cove behind “floating” shower ceiling platform. Multiple shower heads (two ceiling-mount rain heads, one multi-functional wall mount shower head, and a handheld shower) are able to provide a fully customizable shower experience. Despite of many hard surfaces and shiny finishes, which can sometimes lead to a cold impersonal feeling, this bathroom is cozy and truly welcoming. This sense of warms is maintained by exclusive multi-functional layered lighting. Carefully designed groups of lights (all having a dimmer control) can be used simultaneously, in various combinations, or separately to create numerous different effects and perfect atmosphere for every mood and occasion. Some lights have smart controls and can be operated remotely. Amazing effect can be achieved by dimmable toe kick perimeter lighting. With the ceiling lights turned off, the vanity looks as if it is floating in the air. The homes in Heritage Hills in Chapel Hill, NC are representative of the popularity and explosive growth of American Home Ownership that occurred during the economic expansion that followed the end of WW II. They were designed and built to foster the benefits and sense of “community”, where families could come together and share theirs and their children’s lives. They are typically in very desirable locations within their larger communities, and remodeling them with modern amenities, increasing the performance and efficiency of them, and having them Green Certified (independent third-party verified) makes them extremely attractive to buyers, and helps to raise other property values within the neighborhood. Green Certified Remodeled Homes offer significant value and advantage in the marketplace over similar homes in their area, which is especially important as a new, younger era of home buyers enter the market. Current trends suggest that younger (as well as many “seasoned”) homeowners are interested in smaller, more efficient (and thus affordable) homes situated closer to shopping, their work, entertainment opportunities, and access to the economic and environmental benefits of mass transit. These older homes also offer an additional value that is continuing to gain visibility and appreciation in the market place. They were built from lumber from slower-growth trees (denser and harder wood), and as such offer superior structural support compared to the same home built using lumber from today’s faster-growing (softer and less-dense wood) trees. Robin and Kent had lived in their 2-story Gambrel Roof home in Heritage Hills since 1994. The house was structurally sound, due in large part to the old-growth (and denser) yellow pine that was used in its framing. They loved the quiet neighborhood, its sense of community and amenities, and their home. It suited their life-style and needs; and they had decided that they would remain in the home. It was showing its age, and was in need of general repairs and maintenance, and its energy, water, and indoor air quality performance was continuing to increase their ongoing cost of ownership. Robin loved the screen porch that looked out on their private and nicely landscaped back yard, but she wanted to be able to use it in the colder months of the year. She was unsatisfied with the kitchen and the mud room / laundry room, and the darkness of other living spaces. A previous water leak in the laundry room had resulted in a large patch of mold that had compromised flooring, wall board, and insulation and contributed to the homes reduced indoor air quality. The home lacked insulation in the crawl, and inadequate insulation in the attic. The single HVAC unit had been replaced a few years earlier with a more efficient unit, but with a single programmable thermostat control on the first floor and aging and un-insulated ducting, the second floor was often over-heated in the summer months. The original wood windows had begun to deteriorate and were drafty and inefficient, and the original wood-burning fireplace was an open conduit for escaping conditioned air as well as an inlet for wood-smoke smelling air being pulled into the home. The siding had been replaced a few years earlier with a cement-fiber product, but the exterior wood trim was compromised and beginning to look unsightly. Its original architecture had been altered over the years in ways that presented ongoing maintenance and durability issues, as well as disrupting the elegance of the original design. Kent has worked for over 30 years in the Environmental Sciences field, and is considered to be a national expert in understanding the sources of, and human exposure to pollutants in indoor environments. He had always been very conscious and cautious about the effects on indoor air quality that the construction, furnishings, and products used in home had on him and his family. Project Goals Increase the performance of their home by improving energy efficiency by at least 40% and lowering their natural gas and electric utility costs. Increase the performance of their home by reducing water usage by at least 40% and lowering the water utility costs. Increase the comfort of their home that was being compromised by an inadequate HVAC design, inadequate insulation, inefficient and compromised wood windows, and copious air intrusions and drafts. Improve the healthiness of the homes indoor air quality that was being compromised by an open wood-burning fireplace, and prior water intrusion that had allowed colonies of mold to thrive. Create a new Kitchen, Family Room, Home Office, Mudroom, and Laundry Room that featured some of the latest designs and trends and harmonized with the rest of the homes charm. Increase the usefulness and aesthetics of the screened porch by creating a warm and inviting semi-conditioned 3-Season Room that extended the times during the year that it was comfortable. Introduce day-lighting into areas of the home that were dark and uninviting. Brighten and harmonize all of the interior finishes. Protect and restore the exterior of the home with superior-performing products and finishes. Achieve Gold Level Green Home Certification in conformance with the ICC 700-2012 National Green Building Standards (NGBS).
