Mark Twain said it best, "If the world were to end today I'd move to Kentucky because they are 20 years behind everyone else." There is some truth to that because Kentuckians believe that 'if it aint broke dont fix it'. We designed and built Kentucky's first LEED Platinum Net Zero Energy Net Zero Water home in the private sector. We named the home 'My Green Kentucky Home' playing off the state song 'My Old Kentucky Home'. Our take on a home should have people and the planet in mind. We found LEED to be the best most credible third-party green certification program to address these important challenges today. The envelope of the home was designed to minimize energy losses and maximize inside comfort by using Insulated Concrete Form walls from the footers to the roof, spray foam and blown in cellulose in the attic, rigid foam beneath the Lower Level basement slab and triple-pane fully insulated casement windows. The home was oriented with the back facing south to maximize daylighting, passive heating in the winter and solar production. Our HVAC is geothermal with a storage tank to preheat domestic water. A fresh air system was installed in the return side of the HVAC system to filter and then mix with supply air to the home. All paints were zero VOC. The reclaimed KY horse farm fencing turned into beautiful hardwood floors was finished with a low VOC sealer. Carpets were low VOC and the 100% recycled padding was zero VOC. The custom cabinets for the kitchen and baths were made locally and built with FSC certified plywood with no added formaldehyde. The home collects 100% of the rainwater that hits the roof into a 3,300 gallon rainwater collection tank. The primary use of the collected water is to irrigate the lawns, landscaped beds and supply the hose bibs. When the tank is low it automatically shuts the tank valve and opens the city water valve to operate with city water pressure until the tank fills past a certain level, saving electricity and wear and tear on the pump. The cistern is designed to service all the homes domestic water needs when KY State Plumbing code will allow it in the future. All appliances are Energy Star and locally made by GE. The counter tops on all cabinets are recycled materials and durable without requiring sealers or maintenance. We went a step further for indoor air quality and installed AirRenew drywall by Certainteed which works like trees do in the environment by pulling in VOC's into the drywall and making it inert. The Florida Tile was made in Kentucky with recycled content. We monitor all utility usage per electrical circuit and monitor the amount of energy produced by the solar panels as well helping the owners make more informed decisions. The home was such a hit that it was the catalyst that sparked development in a dormant neighborhood of vacant lots. We had the home open for three months to the public where hundreds of folks toured it as it was laid out like an art museum. We had actual walls open all the way to the outside layer of ICF insulation where they saw the concrete and steel inside the walls. We also had the lower level basement slab cut open to show how we insulate beneath the concrete and how we drain and mitigate radon. It was a super inspirational project that made people think about people and the planet much differently than before. Having perused Renovisions website, they were confident they made the right choice to help them transform their ordinary space into something truly extraordinary. The design team created several configurations for the homeowners review until they nailed down one particular design that would create that wow factor. The main challenges were creating an open, spacious feel and maximizing natural light and ventilation with plenty of storage and customizations. The addition of a second window allows ample light into the space throughout the day along with the recessed and sconce lights which were perfectly placed. Storage, which was a key element of this design, includes two separate vanity cabinets (his and hers) with plenty of space for needed toiletries, a matching framed medicine cabinet for her and a custom built cubby for him. Built on site was a linen closet with both roll out and stationary shelves for towels and shower supplies. The spacious walk-in, all tiled shower boasts ‘no door’ access with lineal drain, traditional fixed and hand-held shower heads and a rounded shower seat. Polished black granite was used inside the cubby and topping both the threshold and seat creating a nice contrast to and tying in with the floor. The decorative grab bar ensures safety for these homeowners while showering. The heated floors added throughout the bath take the edge off when stepping out of the warm shower and are conveniently operated by a 24 hour programmable thermostat. Classic white subway tile and chair rail trims adorne all walls and tie in nicely to each vanity station. Carrera look quartz was the perfect choice for countertops creating a clean fresh look. Stunning marble basket-weave mosaic floor tile set the stage in this exquisite bath as the beautiful white painted cabinetry softened the overall feel of the space. These homeowners are not saving spa retreats for once-a-year vacations anymore, they now enjoy a relaxing spa-like shower experience every day in their own home!

Two large above ground cisterns collect rainwater to supply the house in a pilot study program in its area. The existing well only supplies 1/2 gallon per minute, so water collection was an imperative!

Renovating the worn master bath of this 1950’s contemporary ranch was a challenge, but the Renovisions team took the task in stride. The biggest design challenge was enlarging the bathroom while also creating a usable and functional sitting area adjacent to their master bedroom. A few of the design highlights included; the pocket door which created an unencumbered space in the bath, a larger sized shower with no door and a lineal drain with curbless shower entry, larger format porcelain tiles, a shower niche, heated floors with a programmable thermostat, and a one piece concealed trap skirted toilet. Clipping the corner wall upon entering the sitting room softened the shape of the room and ensured comfortable walking space through the hallway into the master bedroom. The homeowners particularly love the customizations of the stylish designed vanity which included ample space to store bath supplies in the full extension drawers and a bottom shelf for towels. The custom Benjamin Moore dark blue/grey colored cabinetry and framed mirror looks stunning with the Silestone’s ‘Pulsar’ quartz countertop and shelf pieces. They also loved the gray-blue muted marble tones of the 12”x24” shower wall field tile and chose a bright mosaic-look tile for the rear wall of the shower niche. Replacing the older windows provided more natural light into both the bathroom and sitting room spaces. With spa-worthy, on-trend, creative uses of space, this ‘Renovision’ was enjoyed and appreciated by these homeowners!
