ShadeFX carried out a site assessment and installation for a series of attached pergolas. Three 18’ x 16’ motorized retractable roofs provide sun and rain protection for an impressive Pennsylvania patio.

Nested along the iconic Rideau River in Manotick, this luxury modern custom home will be constructed by Les Maisons Bruyère Homes. The exterior is enhanced with maintenance-free EIFS cladding, aluminum wood-look plank siding, and stone in colours that reflect the surrounding natural environment. Each exterior finish is further highlighted with unique roof heights, providing visual interest from every angle. The 3′ overhand with downward soffit lighting adds warmth to the modern structure.
From the covered front entry, there is a view of the river through the great room and its floor-to-ceiling glass sliding doors. During the winter months, sliding glass doors will help to keep the cold air out of the rest of the home, and a generous walk-in closet accommodates storage for the family and large gatherings. The main-level great room, dining room, and kitchen will be light-filled, open spaces with 10′ ceilings and floor-to-ceiling glass doors and windows towards the river. Cozy evenings will be spent around the 3-sided fireplace. Perfect for entertaining, the 10′ x 5′ kitchen island will welcome guests to share food and great conversation. The pantry allows for an additional refrigerator or stand-up freezer and plenty of storage. On warm summer days, the outdoor kitchen with bar seating is steps away on the extensive deck. The outdoor stone fireplace will extend its use into the cooler months. Protected by a retractable ShadeFX canopy, there’s always the choice of shade, sun, or protection from the rain. Cantilevered retractable ShadeFX canopies extend from each section of the back wall, providing protection from the sun inside and out.
The home is just shy of 4,800 sq ft and boasts a main-floor guest suite with private entry through the mudroom. On the second level, you’ll find the spacious primary bedroom suite and 3 additional bedrooms, all with ensuite bathrooms. The laundry room is conveniently located adjacent to the bedrooms. The primary bedroom ensuite has a very practical separate toilet room, spacious shower, double sinks with a makeup table between, and a luxurious standalone tub. A second guest bedroom suite (or optional self-contained apartment with private entrance) is located on the walk-out basement level.
Not a typical basement, the 9’ ceilings, and floor-to-ceiling windows will bring abundant light into the entertainment area and family room. In addition to the guest bedroom suite, there is a gym and a home theatre tucked in behind the stairs. A 2-piece bath, mechanical room, and storage complete the interior. Outside, the large covered patio leads into the pool area. A two-piece bath/changeroom, optional sauna, and wet bar complete this spa-like outdoor space.

A highly popular as well as effective way of treating wood floors, oils effectively penetrate into the wood and in some cases harden into the surface of the floor to stop damage and to maintain the wood in its optimum condition.

Is oil finish as durable as traditional factory urethane finishes with aluminum oxide?
When it comes to durability, oil finish flooring tackles the issue with a completely different method. The penetrating oil serves as protection from moisture and wear while allowing the user to feel the wood grains in their bare feet. If compared directly to factory finished aluminum oxide finish, the oil finish flooring will not perform as well to abrasion and impact. However, the beauty of this finish is the fact that it will camouflage any scratches which will inevitably accumulate over time.
Will this finish evaporate over time and will this be harmful for indoor air quality?
Another concern for oil finished floors its effect on indoor air quality. For on-site applications, some varieties suggest several coats which typically require the residents to be out of the home due to mild odors. However, there are factory finished UV-cured or single coat applications which lessen the downtime. Despite the odors produced during the drying process, oil finish floors rank amongst the lowest for VOC (volatile organic compound) emissions. Certain brands even boast true zero VOC. This fact alone makes oil finished floors one of the best options for green building solutions.

Does this type of finish require additional maintenance which I am not familiar with?
For weekly cleaning, oiled floors use a special cleaner which contains an oil and soap mixture. After a period of 12-18 months some oil may evaporate causing the wood grains to appear dry. An additional layer of oil can be reapplied to keep the floor looking fresh. Although oil finished floors require more involvement in periodic maintenance in high traffic areas, this maintenance can be done much easier than the equivalent of an onsite sand and refinish.

This Sammamish outdoor living project features a custom multi‑angle deck design paired with a vaulted roof cover built for year‑round use in the Pacific Northwest. The homeowners wanted a space that felt open, architectural, and protected from Sammamish’s frequent rain and shade—while blending seamlessly with the home’s existing structure.
We designed and built a dual‑angle vaulted roof with exposed architectural elements, integrated soffits, and clean trim details to create a finished, modern look. The covered structure provides excellent weather protection while allowing natural light to filter in, making the space usable in every season.
The deck was finished with TimberTech/Azek Dark Hickory, a premium PVC material ideal for moisture‑heavy environments like Sammamish. This low‑maintenance decking resists rot, mold, and fading, making it a long‑lasting solution for PNW homes surrounded by trees.

ShadeFX manufactured a large 18’ x 16’ retractable canopy to fit this custom pergola. The manually operated canopy provides abundant coverage when extended, showcasing the Sunbrella Tresco Birch fabric. Together with a sturdy structure, the expansive retractable shade adds protection where other products could not.

ShadeFX customized a 14’x12’ retractable canopy with a manual operation which allows the shade to be stopped and locked at any desired position along the track. A perfect solution when deciding to bask in the morning rays or to block out the harsh light of the afternoon sun. Sunbrella Sea fabric was the final touch to complement the furniture and blooming gardens.
