This enquiry from Neath came from an elderly gentleman who was moving into a care home in the near future and wanted his Victorian tiled hallway renovated before the property went on the market. He mentioned he didn’t think it was that dirty however it could do with a clean and reseal. We arranged to call in one morning and take a look at the tiles and whilst there we completed a test clean so we could provide an accurate price for renovating the floor. For the clean I applied Tile Doctor Pro-Clean, the purpose of this was to see whether and how fast the dirt would shift and also to get an idea of the condition of the floor beneath the layer of dirt. The test clean went well and the owner was happy to accept our price and suggested that as we had already made a start we might as well continue. Fortunately, there were two of us that day and I only had a couple of other quotes in the area, so I was able to crack on. I should mention this work was done at the beginning of 2020 before the COVID-19 lockdown. All sorts of detritus gets walked into hallways so we began by using a hand held scraper to take off any anything that sat upon/above the floors surface. This also makes the cleaning process that little bit easier for us. The earlier test clean had enabled us to establish which cleaning methods and products would work best on the floor so it was just a question of putting the plan into action. The process involved applying a strong dilution of Tile Doctor Pro-Clean to the floor, leaving it to soak in for ten minutes and then working it with a coarse 400-grit diamond pad fitted to a rotary buffer. More water was applied for lubrication where required and the soil produced afterwards was rinsed off and extracted with a wet vacuum. The pad is encrusted with industrial diamonds and cuts into the tile and removes a very thin layer leaving the tile very clean. After extracting the soil, the floor was inspected, and we noticed that there were a few tiles throughout the floor that needed more work. To deal with these we used hand-held diamond blocks of varying grits to remove the ingrained dirt and bring the tiles back to life. The client was over the moon with the results of the cleaning and we scheduled a date of the following week to come back and seal the tiles. We also discussed sealers and he had asked if we could leave the floor with a shiny finish. With that in mind we recommended Tile Doctors Seal and Go which works really well on Victorian tiles. It is also water based and so doesn’t produce a smell as it dries. On our return the floor was given a quick wipe down and once dry sealed with four coats of Tile Doctor Seal and Go which will add protection and make them easy to keep clean. Bridgwater is known to be one of Somerset’s liveliest towns. With a history dating back over 1000 years, it has many traditions, including a carnival which happens every November, and is hailed as the world’s largest illumination procession. What wasn’t looking lively, however, was this Limestone tiled kitchen floor at a house in the town. It had been laid five years previously but at the time of laying hadn’t been sealed with adequate amounts of sealer. As a result, the Limestone had absorbed a lot of wet footprints and other dirty stains. The sealer simply broke down after a while, leaving the homeowner with a floor that never looked clean no matter how much they cleaned it – using all kinds of products. In fact, the tiles looked blackened and mouldy, as you can see in the photos below. It was time for the homeowner to seek out professional assistance, so she decided to contact her local Tile Doctor. I was asked to completely restore the look of the floor – something the homeowner had deemed impossible at this point. In practice, I knew the floor could be restored using the right products and methods including a really deep clean and resealing with the right type of sealer for these tiles. I scrubbed in Tile Doctor Remove and Go, which is a powerful coatings remover which draws out ingrained stains and strips away any old sealer remaining on the tiles. The floor was then rinsed thoroughly with plain water to neutralise it, and the resulting soiled solution was extracted using a wet vacuum. I repeated the process on stubborn areas, eventually transforming the floor back to its natural and clean state. I allowed the Limestone to dry out completely overnight before returning to the property to seal the tiles. This is important as the slightest amount of excess moisture can damage the performance of the sealer, and we would’ve been back to square one! After checking with a damp meter, I could see everything was fine, so I proceeded to seal the floor with Tile Doctor Colour Grow, which is not only a robust impregnating sealer that will protect the floor going forward but also enhancing the natural colours in the stone at the same time. In the space of two days, the Limestone tiles had been completely transformed. Now it had been properly sealed, the floor will be much easier to clean and therefore should stay looking great for a long time to come. The piece arrived with the bottom drawer entirely absent and the upper drawer carcasses reduced to facade panels only, requiring complete fabrication of new components before any finishing work could begin. Scope of Work: Custom Fabrication — A fully new bottom drawer was constructed from raw oak stock, engineered to match the original joinery profile and interior dimensions precisely. New drawer boxes were fabricated for the upper compartments to accept the existing original front panels. Believe it or not, this was one of the cleanest the job was in a long time. The cabin was pretty tiny so not much room left when it was stocked with all of our materaisl that needed cover. But underneath it all, you can see the minimalistic pine bench. I loved how our 2 step finish made all of the grain and color pop without being shiny. Price of steel skyrocketed just before this but still wasn't too bad, especially compared to the stone I had planned before. Installed the steel plate hearth for the wood stove. Took some hunting but found a minimalistic modern wood stove. Was a little worried when client insisted on wood stove because most are so traditional and dated looking. Love the square edges, straight lines. Wood stove disappears into the black background. Originally I had planned a massive stone gas fireplace and surround and was disappointed when client wanted woodstove. But after redeisign was pretty happy how it turned out. Got that minimal streamlined rustic farmhouse look I was going for. The cubby holes are for firewood storage. 2 step finish method. 1st coat makes grain and color pop (you should have seen how bland it looked before) and final coat for protection.

This very old Encaustic tiled flooring was uncovered at a property in Chester when the present owners started to undertake renovation. They removed the carpets and vinyl tiles from the hallway, revealing the Encaustic tiles to find that they were in truly horrific condition. This included being covered by heavy dirt, dust and, in some parts, by a sticky black bitumen. Encaustic tiles are made out of compressed cement, and were commonly used in properties built during the Edwardian and Victorian period. This gives us a good idea of just how old these tiles are – but the owners were keen to see what Tile Doctor could do to restore their condition. The black bitumen was my main concern when it came to cleaning the tiles. To remove this, along with all the other dirt and dust, our powerful cleaner for heavy soil buildup, known as Tile Doctor Remove and Go, was applied. The product, which is also effective for removing adhesive and paint stains, was worked into the tiles then left to dwell for thirty minutes, before being scrubbed with a black pad fitted to a rotary machine. The resulting cleaning residue was soaked up with a wet vac machine. This cleaning process was repeated once more over to get the tiles as clean as possible, before leaving them to dry overnight. The next day, damp readings were taken to make sure the floor was dry enough to seal. It’s essential to take damp readings before sealing – especially with old tiled floors that may not have a damp proof membrane installed – as even the slightest amount of excess moisture can damage the performance of the sealer. Two types of sealer were used in this situation. First to be applied was a single coat of Tile Doctor Colour Grow, an impregnating, colour intensifying sealer which enhances the best shades in the tiles. Following this, four coats of Tile Doctor Seal and Go were applied. This is a topical sealer, which means it builds a layer of protection on the surface of the floor, while also providing an aesthetically pleasing low-sheen finish. The customer was over the moon at the end result. At first the floor looked to be with a lost cause, but with the right cleaning methods and products it has been a restored to a standard where it almost appears new. Another satisfied customer!
