Equine Facility DesignFor a dedicated equestrian client, Equine Facility Design created a carefully designed a private facility on five acres of a private residential development. The project consists of a three stall stable with office, tack, feed room, wash/groom stall, hay storage, bedding storage, equipment storage, and indoor O2 Compost system, as well as an attached 82’ x 156’ indoor riding arena. Ample room for trailer loading and storage is provided near the stable entrance. The stable and arena were designed to complement the existing residence on the property, and conform with the development homeowner’s association. b9 architectsOur client’s goal was to create a small, high-performance, healthy home for herself and her teenage son while providing a place for her father to age in place. An attached private accessory dwelling provides a space for him as well as flexibility in the future. The new home was designed to minimize its footprint on site, made smaller than the original 1930’s house.
Embracing adaptability and efficiency, the residence includes two dwellings: a one-bedroom 795 square-foot accessory dwelling at the lower grade and a two-story 1330 square-foot primary dwelling located above. Involved in all aspects of project execution, our client oversaw the process by living in a used trailer parked in the backyard throughout the project’s construction. Family-Share focused on maximizing the footprint’s performance, access to natural light and the health of the occupants. Sustainable features include high-performance glazing, solar preheat for domestic and hot water in-floor heating and reclaimed fir car decking rainscreen siding.

Valor PropertiesWe created a clean, bright, welcoming commissary space for Kona Ice of Bastrop County to prep their famous Tropical Ice. The project began with a 16x40 shell. We installed insulation through out, beadboard ceilings, drywall, waterproof floors, base trim and door trim uprights. Inside, 8 LED can lights and a center LED ballast provide crisp bright lighting while ample power outlets, including built in USB ports allow for all equipment to run effortlessly. Outside, 3 30 amp outlets are place strategically around the exterior of the building for charging the vending trucks and trailers.

Ronnette Riley ArchitectThe existing 90 square foot galley kitchen was small and narrow, with limited storage and counterspace. By utilizing the hallway and master closet opposite, we expanded the kitchen across the hall, creating a 5’-6”x 2’-0”x 7’-0” niche for the Subzero refrigerator and under counter wine storage unit. The existing kitchen doorway was widened to unify the two spaces. Separating the tall elements from the original galley, the new design was able to provide uninterrupted counterspace and extra storage. Because of its proximity to the living area, the niche is also able to serve a dual role as an easily accessible bar with glass storage above when the client is entertaining.
Modern, high-gloss cabinetry was extended to the ceiling, replacing the existing traditional millwork and capitalizing on previously unused space. An existing breakfast nook with a view of the East River, which had been one of the client’s favorite features, was awkwardly placed and provided for tight and uncomfortable seating. We rebuilt the banquettes, pushing them back for easier access and incorporating hidden storage compartments into the seats.

Robeson DesignDesigning a completely round home is challenging! Add to that, the two tubes are merely 8' wide. This requires EVERY piece of furniture to be custom built to fit the continuous rounding walls, floors and ceiling. We used every possible inch to provide storage for our clients personal belongings and household needs... sustainable for 3 years!
Solid walnut wood paneling and custom built shelving was used throughout as well as tons of hidden storage... in, under and atop every possible inch of this project was locate and utilized! Backsplash above the Kitchen sink is super thinly cut mosaic tile made out of MIRROR! It's reflective, creates an illusion of space and light, It sparkles and looks AMAZING!
