In order to make this kitchen more functional and create a better layout, we opened the area and completely reconfigured the space. Because this house was built before 1972, we had to take special precautions during demolition and clean up to contain any lead hazards. We are an EPA Lead Certified firm, equipped and qualified to contain the potential dangers of lead in older homes. We opened the wall to the dinette area by six feet allowing a clear view to the backyard from the kitchen. An island with seating was installed providing extra storage and prep space. Everything from the cabinets and countertops to the light fixtures was carefully installed by our qualified crew, making the kitchen more functional to accommodate a busy family.

We designed and renovated a Mid-Century Modern home into an ADA compliant home with an open floor plan and updated feel. We incorporated many of the homes original details while modernizing them. We converted the existing two car garage into a master suite and walk in closet, designing a master bathroom with an ADA vanity and curb-less shower. We redesigned the existing living room fireplace creating an artistic focal point in the room. The project came with its share of challenges which we were able to creatively solve, resulting in what our homeowners feel is their first and forever home.

Well-traveled. Relaxed. Timeless.
Our well-traveled clients were soon-to-be empty nesters when they approached us for help reimagining their Presidio Heights home. The expansive Spanish-Revival residence originally constructed in 1908 had been substantially renovated 8 year prior, but needed some adaptations to better suit the needs of a family with three college-bound teens. We evolved the space to be a bright, relaxed reflection of the family’s time together, revising the function and layout of the ground-floor rooms and filling them with casual, comfortable furnishings and artifacts collected abroad.
One of the key changes we made to the space plan was to eliminate the formal dining room and transform an area off the kitchen into a casual gathering spot for our clients and their children. The expandable table and coffee/wine bar means the room can handle large dinner parties and small study sessions with similar ease. The family room was relocated from a lower level to be more central part of the main floor, encouraging more quality family time, and freeing up space for a spacious home gym.
In the living room, lounge-worthy upholstery grounds the space, encouraging a relaxed and effortless West Coast vibe. Exposed wood beams recall the original Spanish-influence, but feel updated and fresh in a light wood stain. Throughout the entry and main floor, found artifacts punctate the softer textures — ceramics from New Mexico, religious sculpture from Asia and a quirky wall-mounted phone that belonged to our client’s grandmother.

A primary request of the homeowner was for a light and bright kitchen with a large window to take advantage of the beautiful view into the back yard. Mission accomplished! The kitchen was moved from its original location and a large island with a furniture look was constructed using salvaged wood for the countertop.

The only thing this Lincoln Park home was missing was a sprawling double decker outdoor space. A two tier combination Azek / Trex deck was designed and built by Catalyst Remodeling. White arts and crafts style pilasters, paired with the dark espresso finished composite decking gave this space a striking visual presence to be envied by all their neighbors.

The panel at the frig is the perfect place for a chalk board above for notes, and magnetic board below where young children can play during meal prep. Photo by Chrissy Racho.
