There's a fine line when trying to accomplish this. You want the updated look to not compete with the traditional architecture of the home or an existing traditional piece of furniture that you may still want to reuse. The living room was updated with the use of white drapery sheers and metal 1/2" blinds. The metal was tied into the space by the new coffee table, end table and metal framed art. The traditional end chair in the plaid fabric was an original piece. The chair needed help blending into the space. To accomplish this, the paisley pillows were added to the new sofa. In addition, the storage basket and rug adds a traditional-style flare to the room so the chair doesn't feel like the only traditional piece in the room. It's also worth mentioning that the paisley fabric in the pillows have a curvature to them which is why the wave printed draperies were used. REDEFINING DURABILITY The most important specification for determining the durability of vinyl flooring is the thickness of the wear-layer. The best wear-layers are made of thick, clear virgin PVC, which covers the paper print-film that gives the floor its unique appearance. Once the wear-layer wears through, the paper is damaged and the floor will need replacement. Most vinyl floors come with a 8-12 mil wear-layer (0.2-3 mm). The top commercial specs in the industry are higher, at 20-22 mil (0.5 mm). A select few manufacturers offer a "super" commercial spec of 28 mil (0.7 mm). For Modin, we decided to set a new standard: 40 mil (1.0 mm) of premium virgin PVC. This allows us to offer an industry-leading 20 year Commercial Warranty (Lifetime Residential), compared to nearly all other commercial vinyl floors' 10 year Commercial Warranty. Karen was an existing client of ours who was tired of the crowded and cluttered laundry/mudroom that did not work well for her young family. The washer and dryer were right in the line of traffic when you stepped in her back entry from the garage and there was a lack of a bench for changing shoes/boots. Planning began… then along came a twist! A new puppy that will grow to become a fair sized dog would become part of the family. Could the design accommodate dog grooming and a daytime “kennel” for when the family is away? Having two young boys, Karen wanted to have custom features that would make housekeeping easier so custom drawer drying racks and ironing board were included in the design. All slab-style cabinet and drawer fronts are sturdy and easy to clean and the family’s coats and necessities are hidden from view while close at hand. The selected quartz countertops, slate flooring and honed marble wall tiles will provide a long life for this hard working space. The enameled cast iron sink which fits puppy to full-sized dog (given a boost) was outfitted with a faucet conducive to dog washing, as well as, general clean up. And the piece de resistance is the glass, Dutch pocket door which makes the family dog feel safe yet secure with a view into the rest of the house. Distant view of completed stamped concrete patio. We demolished the existing rear deck, installed Trex landing and steps, stamped concrete patio, and landscaping. A Trex staircase was constructed using Trex Transcends, Spiced Rum color. A privacy lattice and fence was constructed from cedar and stained with the color stain selected by the client. We then installed approximately 445 square feet of concrete for a patio and stamped it to resemble the color variation of the three samples of stone veneer left at the residence. The blended stamp pattern is a "skin" designed to resemble the natural look of stone. Additional work included repairing and turf/grass damage resulting from the construction on site (may be seen in photographs as they were taken before new grass had grown), and select landscaping improvements around the patio.

Using a random selection of colorful cement tiles, we created a ceiling-high backsplash that acts as the focal point of the room. We installed a richly patterned pressed tin ceiling to add vintage flair to an often overlooked part of a room. Hartley Hill Design When our clients moved into their already built home they decided to live in it for a while before making any changes. Once they were settled they decided to hire us as their interior designers to renovate and redesign various spaces of their home. As they selected the spaces to be renovated they expressed a strong need for storage and customization. They allowed us to design every detail as well as oversee the entire construction process directing our team of skilled craftsmen.
