Spaces by jacflash inexpensively spruced up this client's condo by using several of his existing furniture pieces but adding more organic touches to create this memorable and refreshing space. Based off of his existing bed and the sentiments of his favourite world map painting, we created a frame wall and small work area tying in the fascinating map theme. The central living room wall displayed a sophisticated matte black wainscoting and a satin finished, custom live edge oak coffee table with modern hairpin legs matching a reclaimed wood media shelf mated with industrial pipe shelf brackets. The second bedroom featured a classic barn board headboard with incorporated shelves to hold LED reading lights. Each piece of reclaimed grey barn board has it's own character and textured from 100 years of exposure to Ontario's sun, rain, snow and wind. This created a cozy and organic vibe to a typical stark, cookie cutter condo room. Even the washroom contained reclaimed, grey, barn board shelves which were paired with stylish, brushed nickel shelf mounts.

The control system simplifies extremely unique customer requirements such as a dual screen mode to enable watching two A/V sources simultaneously – one heard through the audio system, and the second through headphones. Granular lighting control provides zones to support movie playback, game-room style usage, and an intimate reading and music environment. The room was built from the ground up as “floating” room featuring a custom engineered isolation system, floating concrete floor, and unique speaker placement system. Designed by industry renowned acoustician Russ Berger, the room’s noise floor measured quieter than a typical recording studio and produces a pinpoint accurate reference audio experience. Powered by a 20kW RoseWater HUB20, electrical noise and potential power interruptions are completely eliminated. The audio system is driven by 11.1kW of amplification powering a reference speaker system. Every detail from structural to mechanical, A/V, lighting, and control was carefully planned and executed by a team of experts whose passion, dedication, and commitment to quality are evident to anyone who experiences it.

The rear of this Central Street Neighborhood yard floods regularly during heavy rains. Rather than fight mother nature, Prassas Landscape Studio created a rain garden to store excess stormwater until it can percolate into the soil. The rain garden is also fed by the roof’s runoff and basement’s sump pump through a contemporary steel runnel. Stone steppers penetrate a curved wall to lead to the back firepit seating area. Children’s waiting room interior design project at Princeton University. I was beyond thrilled when contacted by a team of scientists ( psychologists and neurologists ) at Princeton University. This group of professors and graduate students from the Turk-Brown Laboratory are conducting research on the infant’s brain by using functional magnetic resonance imaging (or fMRI), to see how they learn, remember and think. My job was to turn a tiny 7’x10′ windowless study room into an inviting but not too “clinical” waiting room for the mothers or fathers and siblings of the babies being studied. We needed to ensure a comfortable place for parents to rock and feed their babies while waiting their turn to go back to the laboratory, as well as a place to change the babies if needed. We wanted to stock some shelves with good books and while the room looks complete, we’re still sourcing something interactive to mount to the wall to help entertain toddlers who want something more active than reading or building blocks. Since there are no windows, I wanted to bring the outdoors inside. Princeton University‘s colors are orange, gray and black and the history behind those colors is very interesting. It seems there are a lot of squirrels on campus and these colors were selected for the three colors of squirrels often seem scampering around the university grounds. The orange squirrels are now extinct, but the gray and black squirrels are abundant, as I found when touring the campus with my son on installation day. Therefore we wanted to reflect this history in the room and decided to paint silhouettes of squirrels in these three colors throughout the room. While the ceilings are 10′ high in this tiny room, they’re very drab and boring. Given that it’s a drop ceiling, we can’t paint it a fun color as I typically do in my nurseries and kids’ rooms. To distract from the ugly ceiling, I contacted My Custom Creation through their Etsy shop and commissioned them to create a custom butterfly mobile to suspend from the ceiling to create a swath of butterflies moving across the room. Their customer service was impeccable and the end product was exactly what we wanted! The flooring in the space was simply coated concrete so I decided to use Flor carpet tiles to give it warmth and a grass-like appeal. These tiles are super easy to install and can easily be removed without any residual on the floor. I’ll be using them more often for sure! In transforming their Aspen retreat, our clients sought a departure from typical mountain decor. With an eclectic aesthetic, we lightened walls and refreshed furnishings, creating a stylish and cosmopolitan yet family-friendly and down-to-earth haven. Comfort meets modern design in this inviting bedroom, which features bunk beds adorned with plush bedding. Beige walls complement a light wooden accent, while black railings add striking contrast.

Photos images: Courtesy of the Homeowners At the end of a dirt road in southern Vermont is a stunning timber and stone residence designed to resemble a small medieval Anglo-Norman manor house originally constructed in the 16th century. According to the owners, a husband and wife with a keen interest in both ancient and modern architecture, the 5,000 sq. ft. home was built slowly over eleven years by highly skilled craftsmen in order to complete all of the authentic hand-planed interior details. The craftsmen then spent an additional two years building the adjacent “ancient“ barn. “We always knew we wanted to take down a delapidated 19th-century hay barn and replace it with something of the period of the house,“ the husband said. The owners designed the barn and began to consider zinc for the roof after looking at northern European architecture and discovering that zinc has been used extensively in Europe for 300 years. Approximately 4,200 sq. ft. of RHEINZINK prePATINA bright rolled Double Lock Standing Seam Roof Panels were utilized to roof the white oak structure. The bright rolled material was selected deliberately in order to achieve the “naturally aged look“ that the owners were seeking. “It’s gone almost immediately to a soft grey which is what we hoped would happen. As the years go by, the color of the weathering white oak and the aging zinc will come together in a dusty grey. Seeing this building in the fog five years from now will feel like seeing a 500-year-old ghost barn floating in the hills of Vermont.“ Installation of the RHEINZINK panels was done by Cold Hollow Contracting, Burlington, VT. “These folks had serious zinc-roofing experience and were clearly the most craft-oriented of all the roofers we met with,“ according to the husband. The main focus was getting an “old look“ as quickly as possible, said Tim Heaghney, co-owner of Cold Hollow Contracting. “That’s really what makes the bright rolled so special—it ages quickly. We fabricated the 28 ft. panels on site and did the flashing fabrication in our shop. Many of the normal sheet metal skills apply to the zinc although we relied heavily on the RHEINZINK installation manual as well as personal support from their technical people. We used a radius cut and fold at the eve termination as opposed to the typical detail used in steel and copper where it‘s just cut at the 90 for the drip edge. The roof was steep but we do a lot of steeples and domes so we’re comfortable working at heights.“ The installers also utilized RHEINZINK’s AIR-Z structured underlayment to provide an air-gap behind the zinc. The perimeter cabinets are done in the Plymouth door style in Maple with an Arctic White with Brown Linen Glaze finish. The Main Stay House exists as a straightforward proposal on an urban infill lot, paring down the components of a house to a minimal amount of planes and openings. The scheme is anchored by a modern entry sequence and a staircase volume, both clad in iron spot masonry externally and internally, creating thresholds between the respective realms of public, common and private, by minimal means. The masonry contrasts with an otherwise muted interior atmosphere of smooth, desaturated surfaces. The entry sequence is a twist upon the conventional domestic front door, front facade, and fence. The front masonry wall replaces the typical residential fence and frames an indirect access to the front door, functioning as a privacy barrier while revealing slices of the interior to the public street. The staircase bifurcates the layout to provide a clear division between the common and private zones of the house, while clearly reading as a mass from all outside view. Brick and glass become portals between common and private zones. The design consolidates the service core along the west façade, allowing the structure to fully open the living zone to the pool court and existing trees. This directly connects interior and exterior, as well as human and nature. Freedom to vary the program or functional use of the area is enabled and strongly encouraged. Photography: Twist Tours
