Added on a new guest bathroom and laundry room, skylights, and elegant chandeliers and further updated the electrical, plumbing and A/C and heating units. The end product was magnificently elegant with a breathtaking kitchen, modern bathrooms, with a distinct contrast in flooring materials used that left an impressive impression for everyone that toured the property. The before and after pictures of the facade of the property were so contrasting that people who had previously seen pictures of the property or the property itself had a hard time recognizing it when driving by. This project was a huge success for our company and created the elevated energy for all that were involved, including the upliftment of the neighborhood.

The elevated, white-brick-framed pool and integrated spa hot tub gave them a place to truly exhale. As the sun set, the fire pit lounge next to the pool became the hangout spot when they hosted their youth groups and family gatherings. Room to Grow With kids in the house, “custom” had to also mean flexible. Our clients had 2 young sons and needed their rooms to grow with them through the years. The two bedrooms and a full bath sat beside a loft that served as both their hangout-and-homework spot. The guest suite sat on the same level where a four-poster bed, floor-to-ceiling wood-look tile, and a frameless glass shower welcomed their guests from day one. When I originally met with the client in their home they told me that they wanted this to be an absolutely beautiful bathroom. As we designed the space I knew we needed a starting point to build from and I showed them Cambria Galloway Quartz Counter-top. I knew from talking to them that this could work really well for the space. They fell in love with it. We carried the sample with us through the entire design process. The whole bathroom color pallet came from the counter. We added the Galloway in the shower and in the steam room to keep the same feel and color palette. Project Type: Full House Remodel Client Type: Builder Overview: We were commissioned by our clients over at Housekick to create a set of design plans and provide our standard visualization package. The crew over at Housekick builds/renovates and sells over forty houses a year in the Raleigh Triangle area, so having an efficient construction process and the ability to pre-sell their properties is crucial to their business model. Because of our extensive experience with interior design, real estate, and construction projects, they rely on us to come up with complete design plans from start to finish and then use these to build and pre-sell their projects. Original Conditions: This typical 1970’s choppy split-level house was e “functionally obsolete,” had three bedrooms, two baths, and no real master suite before we got our hands on it. Changes: Upon completion, the home had four bedrooms, three full baths, a full master suite, and an open floorplan with modern architectural details. The Result: Because of our design plans and visualizations, our clients were able to create a stunning property that was functionally current, appealed to the correct demographic, and wowed potential buyers resulting in the home selling before it ever hit the market!

After her successful kitchen remodeling experience, Kate offers a few tips for IKEA customers. “I say ‘do it!’And use IKD. If nothing else, the fact that IKD sends a detailed item list will make your trip to IKEA to buy your kitchen so painless. When we went, the sales associate at our local IKEA could not believe the documentation we brought. The extra items list from IKD blew her mind. There were folks in the department who had clearly been there for hours trying to order. All we had to do was walk up with our pre-printed IKD list, have the sales associate type in each item number, and we were good to go.” Kate adds: “I also suggest to inventory your boxes/goods after IKEA delivers. I used the list from IKD and between inventorying, labeling, and checking each box it took me a good four and a half hours. It was well worth it to have the boxes organized and labelled, and we did not have a single item missing (including miscellaneous items).” She concludes: “IKD is the real deal and I was so pleased with the experience with our designer. She was so responsive and the process was quick. I am constantly telling people it was the best value for our money that we spent in the entire remodel process.”

Built for the Bluff, A Sea Ranch Home is Remade from the Inside Out The house had always been grounded, on an ocean bluff at The Sea Ranch. It sits unencumbered, adjacent to one of the most dramatic stretches of the Sonoma coast with protected commons meadow to the east, uninterrupted Pacific views to the west, and a bluff trail running alongside. What it lacked was the feeling of home, one that could hold up its own against the natural landscape. The owners are entrepreneurs with deep involvement across tech, real estate, and development and they know how things are built. The Sea Ranch house had been in their lives for years, a second residence and a place for family to gather. Built for a different time, it felt more compromising than comfortable. Sitting in a closed off nook, the kitchen fit one cook at a time and turned its back on the rest of the house. The entry was dim and compressed, divided by a structural column that presented itself at exactly the wrong moment. The primary suite was small relative to the view outside it. A large rear bedroom sat behind a lowered ceiling with a bathroom that had never been added. The house was certainly worth the trouble of doing it right. What followed was not one project but four, each with its own design challenge, each addressed over a period of time. Where the House Meets the Ocean The most complex piece of the project, in both structural and spatial terms, was the kitchen expansion. The existing room was a single-person galley squeezed in as an afterthought with no meaningful connection to the dining room, the living space, or the deck outside. To make it useful for a family that cooks and gathers, it needed to grow outward into an existing patio and flow into the rooms around it. A big challenge was the roofline. Several planes at different pitches and angles converged directly where additional volume was needed. A new form had to join that geometry without reading as a correction. The solution found the simplest possible connection between the existing angles, a roofline that from outside the structure, appears entirely original. From the bluff trail where the addition is visible, there is no discernible seam. Inside, the kitchen is now open to the living and dining rooms without interruption. A large sliding glass door connects the space onto the rear deck. The deck itself was expanded and oriented so that the body of the house shields it from the coastal wind which is a common consideration that determines whether outdoor space at The Sea Ranch actually gets used. The result is a room that works for large family gatherings where no one feels cutoff, and one that makes the boundary between being inside and outside easy to ignore. Welcoming Light A structural column stood at the convergence of eight distinct roof planes in the entry. It was load-bearing, but it was also the reason the entry had always felt like a hallway rather than a welcoming arrival. With the structural engineer, a custom steel connector was designed to receive beams from six separate directions, redistributing the load through a single new continuous beam. The column was surgically removed. Three triangular skylights were then cut into the roof above, their shapes drawn from the existing geometry of the planes around them. The entry is now bright and open. The skylights feel native to the structure because they follow the logic already present in the roof. Two Suites, Two Views At opposite ends of the house, the two bedroom suites were each reconfigured, and each found a different way to introduce more of the landscape into the room. An addition to the primary suite extended the structure outward to create a wraparound plan with a loop from the bedroom through bath and closet that had not been possible before. The expansion opened a slot view from the tub and shower toward the ocean. The view is precise and private. The ocean view is present and deliberate. The rear bedroom absorbed an adjacent storage room to transform it into a full second suite with a vaulted ceiling, a large bathroom with a tub, a shower, and a sauna. A private fenced garden courtyard sits just beyond the glass bringing the outdoors inside. The tub was placed so that, looking past the courtyard and through the bedroom beyond, the ocean is visible at the far end. It is a long view and it makes the room feel larger and more settled than its footprint would suggest. Glass on Four Sides, Fire at the Center The main living and gathering room had always been caught between two competing facts: glass on four sides meant exceptional views but at The Sea Ranch, it also meant a cold room. A 360-degree cylindrical fireplace was added at the center on a raised stone base, providing radiant heat in every direction and giving the room a focal point around which a group naturally orients itself, whether that means two people at the end of the day or the whole family after dinner. Owners Who Picked Up the Tools The owner was not a passive client. they came with construction knowledge, specific ideas, and the desire to be an active part of the process, a dynamic that other architects may had found difficult, which Klopf Architecture accepted as an asset. They took it upon themselves to complete some of the work during construction, including the installation of a new radiant heating system beneath the floors. The radiant system added to the older and less-desirable forced-air setup. At The Sea Ranch, that change matters as the house sits close enough to the ocean and moving air competes with the sound of it, where radiant heat does not. Solar panels were added to the roof as part of the new system. Insulation was upgraded throughout the walls, roof, and crawl space. The house that had always had the right setting now holds warmth the way a house on the bluff should. They were also deeply involved in the design and selections throughout, and the finished house reflects both of them in ways that are specific rather than generic. The process took longer and moved through more iterations than a more arms-length relationship might have allowed. The result is more defined and personal because of it. The Landscape Holds Priority Every exterior decision was shaped by The Sea Ranch Design Standards, which require that buildings defer to the landscape around them rather than compete with it. Because this house sits on the bluff and is visible from the public trail, the additions faced a close review. Existing materials were matched. Geometries were resolved. The additions had to become indistinguishable from the original building. From the trail, the house reads exactly as it always has — low, cedar-clad, secondary to the meadow and the water. The Quarry Mill's London real thin stone veneer adds a cozy feel to this outdoor fireplace, covered patio, and pool area. London is one of our more popular natural thin stone veneers with its undeniable rustic beauty. The thin stone is cut from natural hand-picked fieldstone. After the fieldstone is collected from centuries-old fence lines, it is squared up with the hydraulic presses. This process of chopping the naturally irregular fieldstone into the more formal squares and rectangles adds another element of visual appeal. London has heavy variations in the colors but primarily consists of a blend of earth tones. This color variation comes from the individual pieces of stone and where they were located within the pile on the fence line.

After years of owning her Upper West Side co-op in Lincoln Square and making various small renovations along the way, our client decided to go all-out and advance with her dream renovation after being eased into the significant decision by our full-service design-build approach, extensive pre-planning process, out of the box design strategy, and thorough estimate. The results of this stunning renovation speak for themselves. SPACIOUS CENTERPIECE KITCHEN With many condos in Manhattan, the kitchen is the home’s focal point. In this case, the client’s goal was to reinvigorate this critical space via a classic interior design style with modern and contemporary touches. Beyond introducing updated appliances and pendant lighting, we added immaculate natural stone countertops and backsplash, along with opaque Tribeca shaker cabinets throughout the space. TWO BATHROOMS, TWICE AS NICE When the opportunity to add a bathroom to your Manhattan condo presents itself, you take advantage. Part of our renovation of this USW condo included an additional bathroom, in addition to a total overhaul of the ensuite bathroom. For the main bath, we turned the dreary old space into a soft and elegant sanctuary that’s warming as the sunlight beaming in, thanks to the sleek nickel-finish fixtures and custom marble tile. In the newly-created guest bathroom, we delivered an upscale, timeless design incorporating gleaming subway tiles, bold brass fixtures, and exquisite deco hexagon flooring. PERMA-WFH OFFICE WITH CUSTOM MURPHY BED & STORAGE After being thrust into a permanent work from home schedule due to the pandemic, our client decided to incorporate more of a formal home office space into her guest bedroom - a space where she also required additional storage. The problem was she didn't want to give up the practicality of a spare bedroom. To maintain the added bedroom availability and also provide a proper office space, we created a custom Murphy bed and desk area with custom millwork for enhanced organization with a perfectly narrow personal desk area nestled to the left of the large built-in. Tuscan Antique is a beautiful tumbled natural limestone veneer with a range of mostly gold tones. There are a few grey pieces as well as some light brown pieces in the mix. The tumbling process softens the edges and makes for a smoother texture. Although our display shows a raked mortar joint for consistency, Tuscan Antique lends itself to the flush or overgrout techniques of old-world architecture. Using a flush or overgrout technique takes you back to the times when stone was used structurally in the construction process. This is the perfect stone if your goal is to replicate a classic Italian villa.

A large rear bedroom sat behind a lowered ceiling with a bathroom that had never been added. The house was certainly worth the trouble of doing it right. What followed was not one project but four, each with its own design challenge, each addressed over a period of time. Where the House Meets the Ocean The most complex piece of the project, in both structural and spatial terms, was the kitchen expansion. The existing room was a single-person galley squeezed in as an afterthought with no meaningful connection to the dining room, the living space, or the deck outside. To make it useful for a family that cooks and gathers, it needed to grow outward into an existing patio and flow into the rooms around it. A big challenge was the roofline. Several planes at different pitches and angles converged directly where additional volume was needed. A new form had to join that geometry without reading as a correction. The solution found the simplest possible connection between the existing angles, a roofline that from outside the structure, appears entirely original. From the bluff trail where the addition is visible, there is no discernible seam. Inside, the kitchen is now open to the living and dining rooms without interruption. A large sliding glass door connects the space onto the rear deck. The deck itself was expanded and oriented so that the body of the house shields it from the coastal wind which is a common consideration that determines whether outdoor space at The Sea Ranch actually gets used. The result is a room that works for large family gatherings where no one feels cutoff, and one that makes the boundary between being inside and outside easy to ignore. Welcoming Light A structural column stood at the convergence of eight distinct roof planes in the entry. It was load-bearing, but it was also the reason the entry had always felt like a hallway rather than a welcoming arrival. With the structural engineer, a custom steel connector was designed to receive beams from six separate directions, redistributing the load through a single new continuous beam. The column was surgically removed. Three triangular skylights were then cut into the roof above, their shapes drawn from the existing geometry of the planes around them. The entry is now bright and open. The skylights feel native to the structure because they follow the logic already present in the roof. Two Suites, Two Views At opposite ends of the house, the two bedroom suites were each reconfigured, and each found a different way to introduce more of the landscape into the room. An addition to the primary suite extended the structure outward to create a wraparound plan with a loop from the bedroom through bath and closet that had not been possible before. The expansion opened a slot view from the tub and shower toward the ocean. The view is precise and private. The ocean view is present and deliberate. The rear bedroom absorbed an adjacent storage room to transform it into a full second suite with a vaulted ceiling, a large bathroom with a tub, a shower, and a sauna. A private fenced garden courtyard sits just beyond the glass bringing the outdoors inside. The tub was placed so that, looking past the courtyard and through the bedroom beyond, the ocean is visible at the far end. It is a long view and it makes the room feel larger and more settled than its footprint would suggest. Glass on Four Sides, Fire at the Center The main living and gathering room had always been caught between two competing facts: glass on four sides meant exceptional views but at The Sea Ranch, it also meant a cold room. A 360-degree cylindrical fireplace was added at the center on a raised stone base, providing radiant heat in every direction and giving the room a focal point around which a group naturally orients itself, whether that means two people at the end of the day or the whole family after dinner. Owners Who Picked Up the Tools The owner was not a passive client. they came with construction knowledge, specific ideas, and the desire to be an active part of the process, a dynamic that other architects may had found difficult, which Klopf Architecture accepted as an asset. They took it upon themselves to complete some of the work during construction, including the installation of a new radiant heating system beneath the floors. The radiant system added to the older and less-desirable forced-air setup. At The Sea Ranch, that change matters as the house sits close enough to the ocean and moving air competes with the sound of it, where radiant heat does not. Solar panels were added to the roof as part of the new system. Insulation was upgraded throughout the walls, roof, and crawl space. The house that had always had the right setting now holds warmth the way a house on the bluff should. They were also deeply involved in the design and selections throughout, and the finished house reflects both of them in ways that are specific rather than generic. The process took longer and moved through more iterations than a more arms-length relationship might have allowed. The result is more defined and personal because of it. The Landscape Holds Priority Every exterior decision was shaped by The Sea Ranch Design Standards, which require that buildings defer to the landscape around them rather than compete with it. Because this house sits on the bluff and is visible from the public trail, the additions faced a close review. Existing materials were matched. Geometries were resolved. The additions had to become indistinguishable from the original building. From the trail, the house reads exactly as it always has — low, cedar-clad, secondary to the meadow and the water. During the design process it grew to having a living space above the studio, which grew to having a small house attached to the studio forming a compound. At this point it became clear to the client; the project was outgrowing the neighborhood. After re-evaluating the project, the live / work compound is currently sited in a natural protected nest with post card views of Mount Sopris & the Roaring Fork Valley. The courtyard compound consist of the central south facing piece being the studio flanked by a simple 2500 sq ft 2 bedroom, 2 story house one the west side, and a multi purpose guest wing /studio on the east side. The evolution of this compound came to include the desire to have the building blend into the surrounding landscape, and at the same time become the backdrop to create and display his sculpture. “Jess has been our architect on several projects over the past ten years. When I originally met with the client in their home they told me that they wanted this to be an absolutely beautiful bathroom. As we designed the space I knew we needed a starting point to build from and I showed them Cambria Galloway Quartz Counter-top. I knew from talking to them that this could work really well for the space. They fell in love with it. We carried the sample with us through the entire design process. The whole bathroom color pallet came from the counter. We added the Galloway in the shower and in the steam room to keep the same feel and color palette. The homeowner was blown away and totally is in love with the entire bathroom.

As part of an overall renovation of an old farmhouse the bathrooms are always a little more di cult to plan. In this case our client wanted to create a real “masculine” overall feel but with enough class to make it comfortable for a woman. Bold forms and solid lines needed to be o set by subtle softness in the design. THE RESULTS The overall bathroom is both handsome and bold. We custom built the walnut vanity from wall to wall of the existing space. We used wall mounted faucets with just a bit of a rounded profile to soften the square edges of the soapstone tops and walnut mirror. The shower is a combination of very bold blackened steel framed glass around a clean white subway tile background. The black and white theme is quite typical in this period home. Our client was an active participant in the overall design process and was thrilled with the result. This bathroom is a total remake of a small bathroom that existed in an old stone farmhouse in which the whole house was totally renovated. As this was a bachelor pad of sorts there was a real desire to blend bold forms and dark colors with a touch of class and sophistication. Bold walnut vanity with soft baskets for storage blended perfectly with black metal shower frame and clean white subway tile. A very cozy modern bath with a charming old world feel.
