Originally, this 3700 SF two level eclectic farmhouse from the mid 1980’s underwent design changes to reflect a more colonial style. Now, after being completely renovated with additional 2800 SF living space, it’s combined total of 6500 SF boasts an Energy Star certification of 5 stars.
Approaching this completed home, you will meander along a new driveway through the dense buffer of trees until you reach the clearing, and then circle a tiered fountain on axis with the front entry accentuating the symmetrical main structure. Many of the exterior changes included enclosing the front porch and rear screened porch, replacing windows, replacing all the vinyl siding with and fiber cement siding, creating a new front stoop with winding brick stairs and wrought iron railings as will as other additions to the left and rear of the home.
The existing interior was completely fro the studs and included modifying uses of many of the existing rooms such as converting the original dining room into an oval shaped theater with reclining theater seats, fiber-optic starlight ceiling and an 80” television with built-in surround sound. The laundry room increased in size by taking in the porch and received all new cabinets and finishes. The screened porch across the back of the house was enclosed to create a new dining room, enlarged the kitchen, all of which allows for a commanding view of the beautifully landscaped pool. The upper master suite begins by entering a private office then leads to a newly vaulted bedroom, a new master bathroom with natural light and an enlarged closet.
The major portion of the addition space was added to the left side as a part time home for the owner’s brother. This new addition boasts an open plan living, dining and kitchen, a master suite with a luxurious bathroom and walk–in closet, a guest suite, a garage and its own private gated brick courtyard entry and direct access to the well appointed pool patio.
And finally the last part of the project is the sunroom and new lagoon style pool. Tucked tightly against the rear of the home. This room was created to feel like a gazebo including a metal roof and stained wood ceiling, the foundation of this room was constructed with the pool to insure the look as if it is floating on the water. The pool’s negative edge opposite side allows open views of the trees beyond. There is a natural stone waterfall on one side of the pool and a shallow area on the opposite side for lounge chairs to be placed in it along with a hot tub that spills into the pool. The coping completes the pool’s natural shape and continues to the patio utilizing the same stone but separated by Zoysia grass keeping the natural theme. The finishing touches to this backyard oasis is completed utilizing large boulders, Tempest Torches, architectural lighting and abundant variety of landscaping complete the oasis for all to enjoy.

OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home.
CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home.
FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The Away Room opens up to the Living Room for everyday use; it can be closed off with its oversized pocket door for secondary use as a guest bedroom with en suite bath.
NET POSITIVE ENERGY. The all-electric home consumes 70% less energy than a code-built house, and with measured energy data produces 48% more energy annually than it consumes, making it a 'net positive' home. Thick walls and roofs lack thermal bridging, windows are high performance, triple-glazed, and a continuous air barrier yields minimal leakage (0.27ACH50) making the home among the tightest in the US. Systems include an air source heat pump, an energy recovery ventilator, and a 13.1kW photovoltaic system to offset consumption and support future electric cars.
ACTUAL PERFORMANCE. -6.3 kBtu/sf/yr Energy Use Intensity (Actual monitored project data reported for the firm’s 2016 AIA 2030 Commitment. Average single family home is 52.0 kBtu/sf/yr.)

o 5,300 kwh net surplus, equivalent to 15,000-25,000 electric car miles per year. 48% net positive.
WATER EFFICIENCY. Plumbing fixtures and water closets consume a mere 60% of the federal standard, while high efficiency appliances such as the dishwasher and clothes washer also reduce consumption rates.
FOOD PRODUCTION. After clearing all invasive species, apple, pear, peach and cherry trees were planted. Future plans include blueberry, raspberry and strawberry bushes, along with raised beds for vegetable gardening. The house also offers a below ground root cellar, built outside the home's thermal envelope, to gain the passive benefit of long term energy-free food storage.
RESILIENCY. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. The home exceeds snow & wind structural requirements, plus far surpasses standard construction for long term durability planning.

A door with a mirror inlay is the entrance to this bathroom. The white, hexagonal Carrera marble floor combines beautifully with the white subway tiles on the wall and the Carrera marble countertop. The built-in storage cabinet with wavy glass was built right into the wall, maximizing space and adding storage.
What started as an addition project turned into a full house remodel in this Modern Craftsman home in Narberth, PA.. The addition included the creation of a sitting room, family room, mudroom and third floor. As we moved to the rest of the home, we designed and built a custom staircase to connect the family room to the existing kitchen. We laid red oak flooring with a mahogany inlay throughout house. Another central feature of this is home is all the built-in storage. We used or created every nook for seating and storage throughout the house, as you can see in the family room, dining area, staircase landing, bedroom and bathrooms. Custom wainscoting and trim are everywhere you look, and gives a clean, polished look to this warm house.

We renovated the exterior and the 4-car garage of this colonial, New England-style estate in Haverford, PA. The 3-story main house has white, western red cedar siding and a green roof. The detached, 4-car garage also functions as a gentleman’s workshop. Originally, that building was two separate structures. The challenge was to create one building with a cohesive look that fit with the main house’s New England style. Challenge accepted! We started by building a breezeway to connect the two structures. The new building’s exterior mimics that of the main house’s siding, stone and roof, and has copper downspouts and gutters. The stone exterior has a German shmear finish to make the stone look as old as the stone on the house. The workshop portion features mahogany, carriage style doors. The workshop floors are reclaimed Belgian block brick.

Working with a ceramic artisan, wall mounted ceramic planters were custom made for the shower wall to bring some living elements into this light filled space. Specially designed to hold just the right amount of water, these planters can be watered irregularly without the worry of over or under watering.

MPdL Studio designed this house with healthy living in mind, using materials and furnishings that meet or exceed current environmental standards. The project is an experiment in new ways to think about detailed brickwork, glass, millwork and cabinetry.
For the dining room, MPdL Studio designed a walnut wood, digitally designed and fabricated table that could flexibly accommodate groups of varied sizes. The design features a scalloped edge that relates to the body of the person sitting at the table. The size and rhythm of the edge can comfortably seat 10 to 16 people. The divots along the center of the table were designed to receive three different sizes of the Georg Jensen BLOOM mirror bowls designed by Helle Damkjaer. The legs read as extensions of the divots for a futuristic, yet warm, effect. You would never guess that this table is digitally designed and fabricated.
A stand out design move in the dining room is to balance the warmth of wood with the reflectivity of glass and chrome, mixing contemporary design with old-world techniques. The dining table is paired with Ask Emil Skovgaard chairs and an exceptional 1950s Dunbar woven-front credenza by Edward Wormley. Conversely, the walls between and around the windows are clad in a slightly frosted Bendheim mirror glass. This allows the wall to read as a singular element, and perceptually expands the size of the space. This use of glass sets the tone for the selection of the light fixtures, and other finishes in the room. In general, we place special attention to the way that window treatments transform a space and the dining room is a good example of our techniques. The wall to ceiling sheer curtains completely transform the effect of the room when pulled to a close, allowing the space to remain luminous, while accentuating the verticality of the space.

Designing the space impels a décor that needs to appeal to varied tastes. This apartment in Surat, Gujarat redefines the concept of a designer home, using color accents in otherwise light interior décor. It’s a simple functional house with all minimal requirements and less maintenance house.
As a part of interest our client was fond of paintings to be displayed so it played major role in designing aspect.
As we enter the passage area the use of wooden slatted main door with Smoke grey PU finished walls, soft finishes and clean lines dominate these, with metallic gold text ‘MODI’S” representing with iconic design symbol carved in MDF with touch of green makes it more welcoming.
Living space has an overpowering feature as the wooden cladded wall which highlights the space and marks the continuation into the dining area.
The palette of the project is simple, defining the three main elements that make it up: Italian marble flooring changing as per the functionality of the space, Ash Wood defining the objects, and grey finish.
The materials hold the space strongly with a particular color palette. On skinny metal legs, the furniture in this living room seems to be floating above the floor, bringing a sense of weightlessness to the space. This unique living space features Ash wood slatted panels on walls with a velvety finish rug matching the center table just right.
The design of the furniture in wood and metal is tradition but is executed in a modern minimalist way. The Indian swing seating makes it as divider to the space between informal seating and dining area yet comprising the space equally.

Customized Award-Winning Interior Design Solutions in Franklin Cnty OH

This 10,000 sf townhouse sits on one of Manhattan’s most beautiful Upper East Side streets and so the goal of the project was to return the house to its original grandeur. Previously a Kips Bay designer showcase house, the rooms were each designed in a differing style and therefore the lack of cohesion and flow made the house seem choppy. In addition, much of the interior was superficial in the sense that plumbing fixtures were not all connected, walls were “false walls” built in front of existing and much of the construction had to be rebuilt.
The scope included creating a large gourmet kitchen in the rear of the ground floor by closing off the winding corridor and creating a new door opening centered on the main entry hall with a paneled arched pocket door mimicking the original detailing of the parlor floor. The kitchen has a Calacatta Gold stone center island and dinning area flanked by counters that run the length of the east and west walls with glass front upper cabinets. A built-in buffet on the south wall anchors the space. A mud room, with access to the delivery entrance and additional storage space was added off the kitchen. A new slim profile steel and glass French door provides access to a new steel rear deck and stairs to the rear yard. On the second floor, a new tile floor was added throughout and RRA designed new stone mantle pieces fabricated from England in the living and dining rooms.
On the 3rd floor, a new wall was constructed in the 11’ wide central hallway to allow a new 135 sf master closet with custom designed built-in storage units and accessories. This concept was carried through to the 4th floor on a smaller scale and 4 new storage closets were added in the hallway. The existing bathroom on the 4th Floor was gutted and redesigned including a new 5’x5’ extra deep soaking tub and new fixtures. Silver travertine tiles were used throughout to give the room a durable, waterproof finish while also providing a warm, luxurious feel.
The 5th floor was converted into a playroom and TV room for the family’s two young children and was outfitted with chalkboard paint along the entire east wall in the play area and a bold color block wall treatment in the TV room. A new cork floor was installed for durability and resilience to lots of activity yet providing a soft and sustainable floor treatment for its intended user. A full laundry room was also created floor with new cabinetry, plumbing, and floor and wall tile. Additionally, 3 full baths and a powder room were refitted with tumbled travertine tiles on the top two floors. The exterior of the building was refurbished and new lighting and painted doors and frames were installed in accordance with Landmark designation. An additional challenge on the project was that a previously built extension on the PH level was illegally overbuilt and the property had received a violation. A 9 month process of filing drawings, completing zoning analyses and meetings with the DOB Commissioners ensued to get the extension approved allowing us to obtain a permit for the remainder of the work and complete the Certificate of Occupancy.
In spite of the complex process and scattered program, the completed townhouse has a cohesive aesthetic throughout, with upgraded amenities befitting this grand representation of elite New York living.

Renovations made this house bright, open, and modern. In addition to installing white oak flooring, we opened up and brightened the living space by removing a wall between the kitchen and family room and added large windows to the kitchen.
