Our clients loved their neighborhood and being able to walk to work. While they knew it was their forever home, they needed more space. Their goals were to completely update the interior while keeping the original charm. They also wanted to add an addition for more space for their growing family. On the first floor we relocated the kitchen, dining, and laundry room. With the rear addition we were able to enlarge the kitchen and dining and add in a powder room, secondary playroom, mudroom and back entry. On the second floor, the back half was entirely reconfigured. We added a primary suite and a hallway bathroom. With this being a historic home, we left the existing windows in place as well as the trim and baseboards. We kept and refinished the existing stairway railing. The primary bathroom was moved to be more user friendly. We made cosmetic upgrades throughout the home for a cohesive look that matches the homeowner’s style which was transitional with industrial elements.

These homeowners originally approached us for a dual-bathroom remodel. However, once we sat down with them and went through the discovery process of asking key questions, we uncovered that a kitchen was the priority. Sometimes clients dream bigger than their budgets can afford. Well, actually, they always do, but hey, nothing wrong with being an optimist, right? They wanted a more modern, useful kitchen without a 90's desk, which draws clutter like flies to honey. We redesigned that space specifically for more useful storage and solved their design dilemma regarding different color schemes by offering a 3 tone solution. In the right light, the upper cabinets and lower cabinets have a slightly different shade, the lower being more grey tone. And obviously, the island is a bright blue.

The main objective for this project was to create a beautiful outdoor cooking and entertaining space. The clients wanted the new space to have an open concept while being protected from the elements year round. Stylistically they wanted the design to have a Pacific Northwest feel, to blend with the existing house and work well among their natural, forested backyard. We needed to include a BBQ, smoker, sink, refrigerator, gas fireplace and wall mounted heater as well as a large screen TV. The details were going to be a main focus for the design process, as we knew this would ensure the cohesive blend of function and aesthetic appeal. One of the main challenges was working with the existing deck. The 1000 SF deck needed new decking and guardrails as well as some framing repair. We were worried that the existing deck structure would not support the weight of the new construction. Another challenge we faced was designing the roof planes to aesthetically blend with the existing house. The layout of the first and second floor had us working through multiple design revisions until we landed on the final stepped roof structure. We designed the new roof to be supported by the house and columns set directly on the ground, thereby minimizing weight added to the existing deck. This allowed us to use the deck to support the lighter components, including the kitchen and BBQ area. Oversized beams, exposed raw wood rafters, and sealed car decking worked well with the new cedar deck surface. Stainless steel cabinetry and appliances are accented by solid surface countertops and small mosaic backsplash. All colors were selected to fall within the natural hues of the seasonally changing foliage surrounding the clients’ property. Maintaining the same footprint of the existing deck, we used the angles to our advantage and created additional seating with a custom built storage bench. New powder coated posts and cable guardrails were topped with an LED lined wood handrail. A decorative chandelier and subtle metal pendants provide ambient light. An electric heater mounted to the inside of one of the beams as well as the gas fireplace provides ample heat for colder months. The clerestory windows between the two roof planes provide additional light to the space while protecting against the elements. The gas fireplace and cultured stone wrapped chimney is a visual anchor and centerpiece for the deck. The chimney provided an opportunity to hide one of the supporting columns as well as a protected space for the wall mounted TV and soundbar. The cabinetry layout was selected to offer plenty of storage and special features including a pull out garbage and recycling center, drawers for dishes and utensils, and a concealed paper towel holder.

This beautiful custom wine cellar / wine wall / wine room in San Juan Capistrano, Orange County, California is truly a jaw dropper. Vintage Cellars, wine cellar builders out of san diego, california, were able to design and build this masterpiece as a major centerpoint of this dining room and kitchen. A custom wine cellar designed and built by vintage wine cellars out of San Diego, California - this custom wine wall has tons of unique and noteworthy features throughout. The bottom of the cellar begins with multiple areas for wine case storage and other bulk storage options. The great thing about this space is that it was designed for multi-use capability, leaving ample room to store multiple layers deep of single bottle storage as well. Directly above the case storage lie multiple layers of easy pull out shelving on smooth rolling tracks, seamlessly allowing for drawer sliding with no risk of bottle movement or abrupt stops. These are fantastic features to have, especially in the case of having flights of wines from your favorite wineries. A collection of 2010 through 2016 Larkmeade Cabernet Sauvignon bottles from Napa have never looked so good. In the center, a small countertop and opening are used for a practical space to open and decant wines. Glass shelving features and acrylic wine racking dividers make for a fun, transparent, and sleek looking centerpiece. On either side of this wine wall feature / kitchen wine cellar are long rows of high reveal display of wine bottles, carefully designed and engineered to lay down properly so that the cork will stay wet and wines are aged perfectly and gracefully over time. These display rows act as fantastic "show off" sections - perfectly highlighting each bottle's respective label and giving you the ability to really display your gems. More sections sit above these displays, turning the bottles inward and facing them cork out. In this certain circumstance and with this specific client's collection, these sections really popped with color and intrigue with many cases of the same wines being placed into the racking. Intense hues of Red and Yellow POP, keeping this wine cellar interesting and a pleasure to look at no matter what section you're exploring. Horizontal stainless steel metal rods are Integrated into the custom cabinetry horizontally and angled across each multiple sections, again offering another unique and different design feature, now with wine bottle labels facing outward and completely visible. DOWNLOAD NOW   One of my favorite things to work on is older homes with a bit of history because I find it an interesting challenge to marry the historical architectural features of a home with modern design elements that work well for my client’s current lifestyle. This home was particularly fun because it was the second kitchen we had done for this family and was quite a departure from the style of the first kitchen. The before shot of the kitchen shows a view from the family room. See the dropped ceiling? We were curious, was this just part of the design or was the dropped ceiling there to hide mechanicals? Well we soon found out that it was mostly decorative (yay!), and with the exception of a little bit of work to some plumbing from an upstairs bathroom and rerouting of the ventilation system within the original floor joists, we were in the clear, phew! The shot of the completed kitchen from roughly the same vantage point shows how much taller the ceilings are. It makes a huge difference in the feel of the space. Dark and gloomy turned fresh and light! Another serious consideration was what do we do with the skinny transom window above the refrigerator. After much back and forth, we decided to eliminate it and do some open shelving instead. This ended up being one of the nicest areas in the room. I am calling it the “fun zone” because it houses all the barware, wine cubbies and a bar fridge — the perfect little buffet spot for entertaining. It is flanked on either side by pull out pantries that I’m sure will get a ton of use. Since the neighboring room has literally three walls of almost full height windows, the kitchen gets plenty of light. The gold shelving brackets, large pendant fixtures over the island and the tile mural behind the range all pay subtle homage to the home’s prairie style architecture and bring a bit of sparkle to the room. Even though the room is quite large, the work triangle is very tight with the large Subzero fridge, sink and range all nearby for easy maneuvering during meal prep. There is seating for four at the island, and work aisles are generous. Like many California ranch homes built in the 1950s, this original master bathroom was not really a "master bath." My clients, who only three years ago purchased the home from the family of the original owner, were saddled with a small, dysfunctional space. Chief among the dysfunctions: a vanity only 30" high, and an inconveniently placed window that forced the too-low vanity mirror to reflect only the waist and partial torso--not the face--of anyone standing in front of it. They wanted not only a more spacious bathroom but a bedroom as well, so we worked in tandem with an architect and contractor to come up with a fantastic new space: a true Master Suite. In order to refine a design concept for the soon-to-be larger space, and thereby narrow down material choices, my clients and I had a brainstorming session: we spoke of an elegant Old World/ European bedroom and bathroom, a luxurious bath that would reference a Roman spa, and finally the idea of a Hammam was brought into the mix. We blended these ideas together in oil-rubbed bronze fixtures, and a tiny tile mosaic in beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece. The new generously sized bathroom boasts a jetted soaking tub, a very large walk-in shower, a double-sided fireplace (facing the tub on the bath side), and a luxurious 8' long vanity with double sinks and a storage tower. The vanity wall is covered with a mosaic vine pattern in a beautiful Bursa Beige marble from Turkey and white Thassos marble from Greece,. The custom Larson Juhl framed mirrors are flanked by gorgeous hand-wrought scones from Hubbardton Forge which echo the vine and leaf pattern in the mosaic. And the vanity itself features an LED strip in the toe-kick which allows one to see in the middle of the night without having to turn on a shockingly bright overhead fixture. At the other end of the master bath, a luxurious jetted tub nestles by a fireplace in the bay window area. Views of my clients' garden can be seen while soaking in bubbles. The over-sized walk-in shower features a paneled wainscoting effect which I designed in Crema Marfil marble. The vine mosaic continues in the shower, topped by green onyx squares. A rainshower head and a hand-held spray on a bar provides showering options. The shower floor slopes gently in one direction toward a hidden linear drain; this allows the floor to be read as a continuation of the main space, without being interrupted by a center drain.
