An historic Spanish Colonial residence built in 1925 being redesigned and furnished for a modern-day Southern California family was the challenge. The interiors of the main house needed the backgrounds set and then a timeless collection created for its furnishings. Lifestyle was always a consideration as well as the interiors relating to the strong architecture of the residence. Natural colors such as terra cotta, tans, blues, greens, old red and soft vintage shades were incorporated throughout. Our goal was to maintain the historic character of the residence combining design elements and materials considered classic in Southern California Spanish Colonial architecture. Natural fiber textiles, leathers and woven linens were the predominated upholstery choices. A 7000 square foot basement was added and furnished to provide a gym, Star Wars theater, game areas, spa area and a simulator for indoor golf and other sports. Antiques were selected throughout the world, fine art from major galleries, custom reproductions fabricated in the old-world style. Collectible carpets were selected for the reclaimed hardwood flooring in all the areas. An estancia and garden over the basement were created and furnished with old world designs and materials as reclaimed woods, terra cotta and French limestone flooring.

We like the soothing colors used in this Master Bedroom. The sage green walls mixed with the tans, grays and off-whites create the ultimate relaxing experience. I was honored to work with these homeowners again, now to fully furnish this new magnificent architectural marvel made especially for them by Lake Flato Architects. Creating custom furnishings for this entire home is a project that spanned over a year in careful planning, designing and sourcing while the home was being built and then installing soon thereafter. I embarked on this design challenge with three clear goals in mind. First, create a complete furnished environment that complimented not competed with the architecture. Second, elevate the client’s quality of life by providing beautiful, finely-made, comfortable, easy-care furnishings. Third, provide a visually stunning aesthetic that is minimalist, well-edited, natural, luxurious and certainly one of kind. Ultimately, I feel we succeeded in creating a visual symphony accompaniment to the architecture of this room, enhancing the warmth and livability of the space while keeping high design as the principal focus. The centerpiece of this modern sectional is the collection of aged bronze and wood faceted cocktail tables to create a sculptural dynamic focal point to this otherwise very linear space. From this room there is a view of the solar panels installed on a glass ceiling at the breezeway. Also there is a 1 ton sliding wood door that shades this wall of windows when needed for privacy and shade.

Our inspiration for this home was an updated and refined approach to Frank Lloyd Wright’s “Prairie-style”; one that responds well to the harsh Central Texas heat. By DESIGN we achieved soft balanced and glare-free daylighting, comfortable temperatures via passive solar control measures, energy efficiency without reliance on maintenance-intensive Green “gizmos” and lower exterior maintenance. The client’s desire for a healthy, comfortable and fun home to raise a young family and to accommodate extended visitor stays, while being environmentally responsible through “high performance” building attributes, was met. Harmonious response to the site’s micro-climate, excellent Indoor Air Quality, enhanced natural ventilation strategies, and an elegant bug-free semi-outdoor “living room” that connects one to the outdoors are a few examples of the architect’s approach to Green by Design that results in a home that exceeds the expectations of its owners. We often get asked whether it is suitable to install a freestanding bathtub in an alcove. The answer – absolutely! Freestanding bathtubs have been around for nearly 150 years, and they are still part of every day design. Available in endless shapes, colors and sizes. The freestanding bathtub has really evolved in terms of materials, aesthetics and comfort. We recently collaborated with the incredibly talented Andria of Andria Fromm Interiors in Nashville. Our customer Jenny was renovating her bathroom and Andria had a stunning vision. Jenny wanted a shower as well as being able to enjoy soaking in a bathtub. They decided that installing a freestanding bathtub in an alcove they created was the best option to enjoy the best of both worlds. The end result is simply stunning. She completely transformed the room by wrapping the entire bathroom in tile. A beautiful mix marble, and tile adds dimension to the entire design. Andria integrated some Earthy elements as well, some greenery and wood trim. Natural light enters from the window centered above the T & L Adoni freestanding jetted bathtub providing a view of the garden. The soft white matte finish on the bathtub gives the appearance of natural stone with a clean crisp finish. Sunlight bounces off the elegant gold accents bringing a charming glow into the bathroom.

Placing the pool in the front yard, within the 25-foot setback, redefines the entry experience. It captures the western light and sets a relaxed, resort-like tone from the very first step inside the gate. Paired with a rear-loaded garage, accessed discreetly via the side setback, the layout transforms the site’s limitations into its greatest assets. Architecture and landscape take center stage, while the full buildable envelope is maximized without compromise. A natural rise of eight feet from front to back—rare in Sarasota—was embraced as an opportunity. Site walls function as both retaining structures and architectural elements, elevating the pool terrace and entry by over four feet to align with the main interior floor level. The result is a fluid connection between indoors and out: kitchen, dining, and living spaces unfold onto the terrace, blurring boundaries and enhancing everyday rituals as well as social gatherings. Architecturally, the home is coastal contemporary: open yet composed, airy yet grounded. Clarity in the massing tells a story of the inhabitants from the first glance, while the interior planning offers spatial generosity and ease. The interiors echo this sensibility with a palette that is soft, natural, and tactile—serene without being neutral. The landscape design provides a lush tropical frame, softening edges and reinforcing privacy through layered plantings rather than enclosure. Nestled at the end of a long flag lot driveway in Amagansett, NY, a young couple purchased the property with intentions to construct a second home for their growing family. A home that would not only be comfortable for the immediate family but also serve and grow on busy summer weekends to accommodate extended family, friends, children and guests. The tight lot along with the sizable program culminated in the building envelope being pushed to every limit, restriction and regulation one could imagine. The resulting architecture possesses a traditional Hamptons cottage exterior juxtaposed with modern elements that help break up the single mass. Centered on the entry façade is a large double story window that shrouds the floating switchback staircase on the interior. A bluestone patio wraps three sides of the home, which, in the rear, leads to a small in ground pool with a frameless glass railing. In the interior, custom white washed white oak floors run throughout the home as well as on the floating central staircase. For a more modern style of living, the open living, kitchen and dining area serve as one large entertaining space. In an area surrounded by sprawling Mcmansions, this tightly knit home functions more similar to that of a large NYC apartment by serving the perfect balance between maximized form with the right amount of function given the strict parameters. Large glass sliders open the living and dining rooms to the backyard patio and pool creating harmony between the indoor and outdoor spaces. Shaker style cabinets in the kitchen pair with a more contemporary staircase softened by the warmer wood tones of the vertical slats that surround it.

We started with a blank slate on this basement project where our only obstacles were exposed steel support columns, existing plumbing risers from the concrete slab, and dropped soffits concealing ductwork on the ceiling. It had the advantage of tall ceilings, an existing egress window, and a sliding door leading to a newly constructed patio. This family of five loves the beach and frequents summer beach resorts in the Northeast. Bringing that aesthetic home to enjoy all year long was the inspiration for the décor, as well as creating a family-friendly space for entertaining. Wish list items included room for a billiard table, wet bar, game table, family room, guest bedroom, full bathroom, space for a treadmill and closed storage. The existing structural elements helped to define how best to organize the basement. For instance, we knew we wanted to connect the bar area and billiards table with the patio in order to create an indoor/outdoor entertaining space. It made sense to use the egress window for the guest bedroom for both safety and natural light. The bedroom also would be adjacent to the plumbing risers for easy access to the new bathroom. Since the primary focus of the family room would be for TV viewing, natural light did not need to filter into that space. We made sure to hide the columns inside of newly constructed walls and dropped additional soffits where needed to make the ceiling mechanicals feel less random. In addition to the beach vibe, the homeowner has valuable sports memorabilia that was to be prominently displayed including two seats from the original Yankee stadium. For a coastal feel, shiplap is used on two walls of the family room area. In the bathroom shiplap is used again in a more creative way using wood grain white porcelain tile as the horizontal shiplap “wood”. We connected the tile horizontally with vertical white grout joints and mimicked the horizontal shadow line with dark grey grout. At first glance it looks like we wrapped the shower with real wood shiplap. Materials including a blue and white patterned floor, blue penny tiles and a natural wood vanity checked the list for that seaside feel. A large reclaimed wood door on an exposed sliding barn track separates the family room from the game room where reclaimed beams are punctuated with cable lighting. Cabinetry and a beverage refrigerator are tucked behind the rolling bar cabinet (that doubles as a Blackjack table!). A TV and upright video arcade machine round-out the entertainment in the room. Bar stools, two rotating club chairs, and large square poufs along with the Yankee Stadium seats provide fun places to sit while having a drink, watching billiards or a game on the TV. Signed baseballs can be found behind the bar, adjacent to the billiard table, and on specially designed display shelves next to the poker table in the family room. Thoughtful touches like the surfboards, signage, photographs and accessories make a visitor feel like they are on vacation at a well-appointed beach resort without being cliché.

This 1930's Barrington Hills farmhouse was in need of some TLC when it was purchased by this southern family of five who planned to make it their new home. The renovation taken on by Advance Design Studio's designer Scott Christensen and master carpenter Justin Davis included a custom porch, custom built in cabinetry in the living room and children's bedrooms, 2 children's on-suite baths, a guest powder room, a fabulous new master bath with custom closet and makeup area, a new upstairs laundry room, a workout basement, a mud room, new flooring and custom wainscot stairs with planked walls and ceilings throughout the home. The home's original mechanicals were in dire need of updating, so HVAC, plumbing and electrical were all replaced with newer materials and equipment. A dramatic change to the exterior took place with the addition of a quaint standing seam metal roofed farmhouse porch perfect for sipping lemonade on a lazy hot summer day. In addition to the changes to the home, a guest house on the property underwent a major transformation as well. Newly outfitted with updated gas and electric, a new stacking washer/dryer space was created along with an updated bath complete with a glass enclosed shower, something the bath did not previously have. A beautiful kitchenette with ample cabinetry space, refrigeration and a sink was transformed as well to provide all the comforts of home for guests visiting at the classic cottage retreat. The biggest design challenge was to keep in line with the charm the old home possessed, all the while giving the family all the convenience and efficiency of modern functioning amenities. One of the most interesting uses of material was the porcelain "wood-looking" tile used in all the baths and most of the home's common areas. All the efficiency of porcelain tile, with the nostalgic look and feel of worn and weathered hardwood floors. The home’s casual entry has an 8" rustic antique barn wood look porcelain tile in a rich brown to create a warm and welcoming first impression. Painted distressed cabinetry in muted shades of gray/green was used in the powder room to bring out the rustic feel of the space which was accentuated with wood planked walls and ceilings. Fresh white painted shaker cabinetry was used throughout the rest of the rooms, accentuated by bright chrome fixtures and muted pastel tones to create a calm and relaxing feeling throughout the home. Custom cabinetry was designed and built by Advance Design specifically for a large 70” TV in the living room, for each of the children’s bedroom’s built in storage, custom closets, and book shelves, and for a mudroom fit with custom niches for each family member by name. The ample master bath was fitted with double vanity areas in white. A generous shower with a bench features classic white subway tiles and light blue/green glass accents, as well as a large free standing soaking tub nestled under a window with double sconces to dim while relaxing in a luxurious bath. Thankfully this Northeast home had room for its kitchen to grow. The 9 foot by 8 foot kitchen had an adjacent, 6 foot by 11 foot office space which could be given up so the kitchen could expand into it. With this all the plumbing fixtures and appliances got rearranged, larger windows were installed and a glass exterior door was added along with a little deck. The new kitchen is almost double in size, comfortably accommodating cooks, guests and a cat. Plus an adjacent, secondary stairway was taken out so a half bathroom could go in its place. Along with a new pantry, well-made Crystal Cabinets span the kitchen to offer more storage than some know what to do with. Durable new Silestone quartz and butcher block countertops make for great working surfaces. Thoughtful plays on colors bring a sense of balance, calm, and light. Intentional selections made to make the kitchen fit with the home include; new hard wood flooring same size and species as existing, dark hardware, shaker style cabinetry and subway tile. Once home to antiquarian Horace Walpole, ‘Heckfield Place’ has been judiciously re-crafted into an ‘effortlessly stylish' countryside hotel with beautiful bedrooms, as well as two restaurants, a private cinema, Little Bothy spa, wine cellar, gardens and Home Farm, centred on sustainability and biodynamic farming principles. Spratley & Partners completed the dramatic transformation of the 430-acre site in Hampshire into the UK’s most eagerly anticipated, luxury hotel in 2018, after a significant programme of restoration works which began in 2009 for private investment company, Morningside Group. Later, modern additions to the site, which was being used as a conference centre and wedding venue, were largely unsympathetic and not in-keeping with the original form and layout; the house was extended in the 1980s with a block of bedrooms and conference facilities which were small, basic and required substantial upgrading. The rooms in the listed building had also been subdivided, creating cramped spaces and disrupting the historical plan of the house. After years of careful restoration and collaboration, this elegant, Grade II listed Georgian house and estate has been brought back to life and sensitively woven into its secluded landscape surroundings.
