We had a several challenges to face with this project. Not only did we need to update a dated landscape to accommodate two seemingly different design tastes (modern & minimalistic vs natural english garden), we were tasked with improving the property’s drainage, improving the driveway access, reducing water usage and plant maintenance, and fixing a crumbling wall.
To marry the two design tastes, we started with the more modern elements of metal planters and softened the landscape with mass plantings of ornamental grasses and native sedge. These grasses act as a turf replacement that do not need to be mowed and require less regular watering. On each side of the yard we constructed new cedar fences to provide updated and additional privacy. In addition, we poured a new concrete wall to replace the existing retaining wall and play off the new modern vibe.

A relatively new existing home on a steep downsloping lot where you park and enter at the upper floor needed to have a dramatic stairway entry. By refining and reducing structure and scale, introducing new glass railing and a combination of wood and white cabinetry, the space now expresses a clean, crisp aesthetic reflecting how the owners want to live.
Working with German cabinets by Leicht the kitchen area was sculpted to create more usable cabinet pantry and counter area in a combination of white oak and gloss white lacquer paint. Final touches include a new porcelain tiled fireplace surround and hearth with gas insert and powder room with figured wall and floating walnut vanity. Previously partially blocked by cabinetry, now the new kitchen, dining and living rooms now all share equal access to dramatic views of the bay.

One Raven is a truely unique project that pushes the boundaries of urban density without losing heritage roots. Located in the heart of North Vancouver‘s up and coming moodyville neighbourhood, One Raven will be a beacon on E 3rd. With one of the last remaining heritage buildings on the front of the lot, the project consists of a NetZero high-performance infill duplex, each complete with its suite. This will add 4 new livable units in an infill laneway format with the heritage home complementing the site. The project is built to Level 5 of the BC Energy Step Code meaning it is already at the energy targets for all buildings in 2032, 13 years early! This spectacular and unique project was designed by the talented architect Tina Hubert at Design Studio 8.
The passive house inspired townhouses and suites will be accessed via an internal courtyard bi-secting the lot in an east-west orientation parallel to the street. A circulation corridor oriented north-south will be accessed from the sidewalk at the existing stone retaining wall and concrete stair.
The site design creates private open spaces yet also fosters connection to the semi-private realm of the inner courtyard. Each townhouse will have access to ground level patios, gardens, balconies and roof decks.
The exterior walls are “super” insulated walls that are 12” or more thick with a focus on air-tight detailing. High performance triple pane windows are oriented southward to maximize solar gain in winter and rely on shading devices in the summer. All other windows are located to promote natural ventilation and to reduce energy losses. The highly air-tight building (0.93 ACH) utilizes heat recovery ventilation system to exhaust air and bring in fresh air. The building is designed to be compact with a reduced surface area.
Maximizing on-site infiltration and rainwater collection will help manage storm water runoff. Ground-oriented landscape lighting and low planting along pathways and lot lines encourage visibility and overlook.
The architecture of the building is uniquely modern and clearly establishes it‘s identity, through horizontal and vertical rectilinear forms, asymmetrical window placement, slim profile detailing, standing seam metal cladding, heritage coloured siding, and architectural panelized guardrails.

Van Auken Akins Architects LLC designed and facilitated the interior renovation of a Downtown Cleveland office. VAA utilized environmentally conscious and recycled materials wherever possible in an effort to be more sustainable as well as increase environmental awareness, make the space energy efficient, reduce operating costs, waste management and improve indoor air quality. The client maintains a substantial blue chip art collection which helped guide the vision as well. An interior stair provides access between the two floors and opens up the space. There are cultural and generational shifts which also play into our design approach as employee ratios are changing. The space was designed for flexibility and to account for growth and the evolution of technology. We have incorporated flexible rooms and war rooms as well. Located in Old Town immediately overlooking Park City, this four-level family home incorporates elements of the historic silver mining town vernacular. The home steps back as it ascends the hill to reduce the mass, creating outdoor terraces with views up Deer Valley. The ground level is comprised of an articulated stone base with arched openings for vehicular access, which supports the complex interlocking gables of the upper stories. The geometry of the roof lines and overhangs are reminiscent of classic chalet architecture. The elegantly appointed interiors are defined by beamed ceilings and wooden wainscotting that run throughout the house, creating an atmosphere of comfort and warmth

The new upper cabinets feature a glass front and adjustable shelving, along with bright LED backlights inside. Below the counter, we installed deep pot drawers in place of the lower cabinets. Using drawers is a much more efficient use of space, making it easier to store and access items, particularly for aging homeowners. The same concept was considered in the decision to install an under-counter microwave drawer. This appliance is much safer and easier to use than a traditional microwave installed in upper cabinets (usually above the stove). It’s also a great alternative to setting a microwave on the counter as it reduces clutter and creates a sleek, clean look. Our designers always suggest anchoring the microwave drawer on the outside end of the kitchen to help traffic flow and prevent crowding in the cooking and prep areas.

The mold was caused by a number of problems but namely because the waterproof paper wrap on the house had deteriorated and was moisture to pass through the stucco and into the wood framing. In addition there was a leaking air conditioner condenser in the attic that was draining saturating the wood above the master bedroom. The mold was causing health problems it became clear we needed to replace a large majority of the framing and prevent future problems.
So we went from a kitchen addition/remodel to rebuilding the majority of the home and adding 800sqft; including a new bedroom, expanding the master bedroom and bath as well as a walk-in closet.
In anticipating for aging in place, we installed a walk-in shower with a bench and grab bars to allow for future wheelchair access and reduce trip hazards.
