Mark Hoyle Originally, this 3700 SF two level eclectic farmhouse from the mid 1980’s underwent design changes to reflect a more colonial style. Now, after being completely renovated with additional 2800 SF living space, it’s combined total of 6500 SF boasts an Energy Star certification of 5 stars. Approaching this completed home, you will meander along a new driveway through the dense buffer of trees until you reach the clearing, and then circle a tiered fountain on axis with the front entry accentuating the symmetrical main structure. Many of the exterior changes included enclosing the front porch and rear screened porch, replacing windows, replacing all the vinyl siding with and fiber cement siding, creating a new front stoop with winding brick stairs and wrought iron railings as will as other additions to the left and rear of the home. The existing interior was completely fro the studs and included modifying uses of many of the existing rooms such as converting the original dining room into an oval shaped theater with reclining theater seats, fiber-optic starlight ceiling and an 80” television with built-in surround sound. The laundry room increased in size by taking in the porch and received all new cabinets and finishes. The screened porch across the back of the house was enclosed to create a new dining room, enlarged the kitchen, all of which allows for a commanding view of the beautifully landscaped pool. The upper master suite begins by entering a private office then leads to a newly vaulted bedroom, a new master bathroom with natural light and an enlarged closet. The major portion of the addition space was added to the left side as a part time home for the owner’s brother. This new addition boasts an open plan living, dining and kitchen, a master suite with a luxurious bathroom and walk–in closet, a guest suite, a garage and its own private gated brick courtyard entry and direct access to the well appointed pool patio. And finally the last part of the project is the sunroom and new lagoon style pool. Tucked tightly against the rear of the home. This room was created to feel like a gazebo including a metal roof and stained wood ceiling, the foundation of this room was constructed with the pool to insure the look as if it is floating on the water. The pool’s negative edge opposite side allows open views of the trees beyond. There is a natural stone waterfall on one side of the pool and a shallow area on the opposite side for lounge chairs to be placed in it along with a hot tub that spills into the pool. The coping completes the pool’s natural shape and continues to the patio utilizing the same stone but separated by Zoysia grass keeping the natural theme. The finishing touches to this backyard oasis is completed utilizing large boulders, Tempest Torches, architectural lighting and abundant variety of landscaping complete the oasis for all to enjoy.

Terran Landscapes http://www.terranlandscapes.com Project Entry: Fishers Woodland Garden 2014 PLNA Awards for Landscape Excellence Winner Category: Theme Garden $15,000-$30,000 Award Level: Bronze Photo Description: We were contracted by the client to design a calming space for their staff to relax, take a walk, and enjoy a leisurely lunch as well as to provide their grandchildren a place to run and pick flowers. The space was originally dominated by large trees and had been overgrown with ivy, sumac and aggressive vines, providing an unwelcome, dark space with little color or visual appeal. The client requested a colorful blend of shrubs and perennials that would provide interest throughout the seasons, as well as provide privacy by screening the street traffic along Carisbrooke Road. Our goal was to create the privacy screen along the road by layering plants from the ground to the tree canopy. The theme was to let nature inspire the landscape, allowing a space that was originally woodland to become an enhanced version of itself, creating a beautiful habitat for birds and butterflies to excite the senses and satisfy all who enjoy the beauty of nature. We began by clearing the brush and removing all aggressive vines and ivy that jeopardized the health of the trees. We kept and transplanted all non- invasive or native plant material in the area to various locations throughout the property. Several yards of compost were then tilled into the soil and the existing trees fertilized to provide a rich growing environment. A few challenges occurred during the design process. It was decided that a new generator was to be installed in the woodland and due to a future addition to the house, we were forced to eliminate planned additional impervious pathway surfaces. We provided screening to hide the generator and buffer the noise, and created a meandering path and sitting area out of natural woodchips instead of the proposed bluestone to solve the impervious space issue. The woodchips add a sense of informality and invite the viewer to walk slowly through the space. The reduced noise from the additional screening of the generator allows for quiet reflection as chipmunks scurry and hummingbirds dart about between the flowers. Our plant palette consists of shady understory plants that thrive and flower vigorously from spring through fall. A tall, lush, evergreen backdrop of Ilex opaca and Prunus laurocerasus ‘Schipkaensis’ provides the screening and blends into a middle layer of ‘Ivory Halo’ dogwood, hydrangeas and winterberry hollies. Beautiful perennials and groundcovers bloom along the woodland path, providing a low visual layer of color and texture. Movement throughout the garden is provided by the graceful Calamagrostis brachytricha and Hakenchloa that soften the nearby hardscaping. The woodland floor is full of shade-loving Solomon’s seal, hosta, astilbe, ferns, bleeding heart, Tiarella and Aconitum. The street side of this woodland required plants with a preference for a little more sun and drought tolerance. A palette of oakleaf hydrangea, Agastache, Liatris and Rudbeckia softens the fence line and provides the desired color. This residence was a complete gut renovation of a 4-story row house in Park Slope, and included a new rear extension and penthouse addition. The owners wished to create a warm, family home using a modern language that would act as a clean canvas to feature rich textiles and items from their world travels. As with most Brooklyn row houses, the existing house suffered from a lack of natural light and connection to exterior spaces, an issue that Principal Brendan Coburn is acutely aware of from his experience re-imagining historic structures in the New York area. The resulting architecture is designed around moments featuring natural light and views to the exterior, of both the private garden and the sky, throughout the house, and a stripped-down language of detailing and finishes allows for the concept of the modern-natural to shine. Upon entering the home, the kitchen and dining space draw you in with views beyond through the large glazed opening at the rear of the house. An extension was built to allow for a large sunken living room that provides a family gathering space connected to the kitchen and dining room, but remains distinctly separate, with a strong visual connection to the rear garden. The open sculptural stair tower was designed to function like that of a traditional row house stair, but with a smaller footprint. By extending it up past the original roof level into the new penthouse, the stair becomes an atmospheric shaft for the spaces surrounding the core. All types of weather – sunshine, rain, lightning, can be sensed throughout the home through this unifying vertical environment. The stair space also strives to foster family communication, making open living spaces visible between floors. At the upper-most level, a free-form bench sits suspended over the stair, just by the new roof deck, which provides at-ease entertaining. Oak was used throughout the home as a unifying material element. As one travels upwards within the house, the oak finishes are bleached to further degrees as a nod to how light enters the home. The owners worked with CWB to add their own personality to the project. The meter of a white oak and blackened steel stair screen was designed by the family to read “I love you” in Morse Code, and tile was selected throughout to reference places that hold special significance to the family. To support the owners’ comfort, the architectural design engages passive house technologies to reduce energy use, while increasing air quality within the home – a strategy which aims to respect the environment while providing a refuge from the harsh elements of urban living. Louisa, San Clemente Coastal Modern Architecture The brief for this modern coastal home was to create a place where the clients and their children and their families could gather to enjoy all the beauty of living in Southern California. Maximizing the lot was key to unlocking the potential of this property so the decision was made to excavate the entire property to allow natural light and ventilation to circulate through the lower level of the home. A courtyard with a green wall and olive tree act as the lung for the building as the coastal breeze brings fresh air in and circulates out the old through the courtyard. The concept for the home was to be living on a deck, so the large expanse of glass doors fold away to allow a seamless connection between the indoor and outdoors and feeling of being out on the deck is felt on the interior. A huge cantilevered beam in the roof allows for corner to completely disappear as the home looks to a beautiful ocean view and Dana Point harbor in the distance. All of the spaces throughout the home have a connection to the outdoors and this creates a light, bright and healthy environment. Passive design principles were employed to ensure the building is as energy efficient as possible. Solar panels keep the building off the grid and and deep overhangs help in reducing the solar heat gains of the building. The Setup For this primary bathroom project, the homeowners sought to transform their outdated, beige-toned space into a bright, functional sanctuary. The existing bathroom felt cramped and lifeless, with a small shower and limited storage options. The goal was to create a fresh, updated bathroom that maximizes the existing footprint while addressing specific desires for a more open, organized space with timeless materials. Design objectives: Brighten the bathroom and eliminate the dated beige color scheme Install a freestanding tub in a compact space Create a larger, more open shower without encroaching on the existing foot print too much Incorporate hidden storage solutions Maintain the existing bathroom layout while improving functionality Update lighting and fixtures to create a contemporary feel The Remodel Design challenges to be solved: - Compact Space Utilization – The small bathroom required careful planning to accommodate a freestanding tub while maintaining functionality and avoiding overcrowding. - Hidden Storage Integration – The clients wanted a discreet hamper solution that wouldn’t clutter the limited floor space. - Shower Niche Placement – With plumbing limitations and the clients’ desire to preserve their wavy accent tile wall, finding the perfect niche spot became a creative puzzle. - Tile and Finish Coordination – Selecting complementary white tile and floor materials that worked harmoniously together. - Larger Shower Space – Make the shower feel more open and brighter The Renewed Space Design solutions: - Strategic Tub Placement – The freestanding tub was carefully positioned to maximize space, with its faucet strategically placed to allow easy access while preserving walking room. We reduced the counter depth just a bit by the tub, allowing more room for hamper cabinet and window access. - Concealed Hamper Storage – A custom pull-out hamper was integrated into the vanity (right side, by tub), providing discreet storage within an 18-inch depth constraint. - Shower Plumbing Wall Niche – We shifted the niche left, just enough to work around the plumbing infrastructure and still score a roomy storage spot that looks intentional. - Sophisticated Selections – Porcelanosa curvy white tile, Kohler brushed gold fixtures, and a neutral grey tile floor created a simple, timeless aesthetic that will be loved years to come. - Open Shower – Replacing the side wall with a clear glass surround, continuing the tile on the ceiling and extending the footprint opened up this area to the room while allowing more natural lighting into the shower space. This bathroom transformation shows how thoughtful design turns challenges into opportunities. Brushed gold fixtures add warmth to the fresh white palette, while the perfectly balanced floor tile brings just the right depth. A partially glass-fronted vanity introduces subtle charm, giving the space a unique edge. Once cramped and outdated, this bathroom now feels bright, spacious, and serene—a testament to how every design detail makes a difference.

When these longtime clients traded the bustle of Portland for a quieter neighborhood in Lake Oswego, they found a home they loved almost immediately. But while the rest of the house reflected the warm, welcoming environment they envisioned for this next chapter, one space remained firmly rooted in another era: the primary bathroom. Dark tile, a cramped shower, and a dated tub deck left the room feeling heavy and disconnected from the calming retreat the homeowners hoped to create. Their vision was simple but meaningful: a bright, spa-inspired bathroom designed for comfort, relaxation, and sharing the space together. At the heart of the transformation is a thoughtfully designed wet room that combines the shower and soaking tub into one seamless experience. By removing the enclosed shower and replacing it with clear sightlines and an open, curbless design, the room immediately feels larger, brighter, and more connected to the natural light streaming through the window. The result is a space that balances luxury and accessibility while creating the serene atmosphere the homeowners were seeking. The project's greatest design challenge arrived before construction even began. The homeowners dreamed of a soaking tub large enough for two, but a winding staircase with tight corners made transporting a traditional oversized tub nearly impossible. Through careful planning and product selection, the team identified an elegant oval soaking tub that delivered the depth and comfort they wanted while successfully navigating the home's challenging access conditions. What makes this wet room particularly special is the attention given to how the homeowners actually use the space. The freestanding tub is positioned beneath a custom ledge featuring a wall-mounted tub filler, creating a convenient surface for candles, beverages, books, or a laptop for movie nights. The faucet placement was carefully considered to keep the interior of the tub open and comfortable, allowing the homeowners to sit face-to-face and enjoy the experience together. Throughout the space, material selections were chosen to amplify light and create a timeless sense of calm. Large-format porcelain tile with soft gray marble veining wraps the floors and shower walls, while a custom blue herringbone feature wall introduces subtle color and texture without overwhelming the room's airy aesthetic. Chrome plumbing fixtures reflect natural light throughout the space, enhancing the clean, spa-like atmosphere. Custom cabinetry allowed every inch of the vanity to work harder. In addition to generous storage and double sinks, a specialized vanity organizer was incorporated to store a hair dryer and styling tools out of sight while keeping them plugged in and ready to use. It's a small detail that streamlines everyday routines while reducing countertop clutter. Quartz countertops provide a durable, low-maintenance surface, while integrated toe-kick lighting creates a soft nighttime glow that serves as both an accent feature and practical nightlight. Comfort was a major priority throughout the design process. Heated tile floors and heated towel bars transform everyday routines into small moments of luxury, while a bidet toilet seat adds a layer of convenience and comfort the homeowners now consider indispensable. Beyond aesthetics, the bathroom was designed with long-term usability in mind. The curbless shower improves accessibility while preserving the sophisticated visual flow of the wet room. A hand shower mounted on a slide bar doubles as a grab bar, providing future aging-in-place benefits without compromising the room's refined appearance. It has also become one of the homeowners' favorite features for an entirely different reason: a remarkably convenient dog-washing station. Preserving natural light was equally important. The original wood window was replaced with a moisture-resistant vinyl casement window, ensuring long-term durability while maintaining the bright connection to the outdoors that helps define the room's character. Combined with the open shower design, the window allows daylight to travel throughout the entire space, making the bathroom feel both expansive and inviting. Perhaps the greatest testament to the success of the project came from the homeowners themselves: "I didn't have the skills to dream up this design. You did. Thank you."

Our clients needed a new kitchen that would work for their growing family. They knew an open concept would allow for the most interaction during their busy days, and they needed the design to incorporate a lot of storage. The features include a seamlessly integrated coffee station, a spot in the corner cabinetry for the microwave, an island that includes a steam oven, a paper towel holder and a pull-out trash bin, and a custom-designed vent hood that accommodates the 48-inch Wolf range. The cabinetry continues into the bar area but stands out due to its stunning antiqued mirror backsplash, which creates a focal point. Placing an ice maker and a beverage fridge in this area makes it easily accessible and out of the cook’s way — perfect for entertaining and for their kids to grab their own drinks. The large island now allows for the family to spend a lot of time together comfortably whether cooking, eating or doing homework. Although the laundry room was reduced, its new layout makes for a better functioning, tidy space. Another must-have for a bustling family is the message center hidden away in the hallway. Its design allows for storage of keys, paperwork, calendars and more. In order to open up the staircase, we removed the original bulky landing that blocked views and replaced it with a more open one that includes decorative newel posts and wrought iron balusters that were more in line with the new design style of the main floor. Our clients are thrilled with the final renovation.

Creating a forever home requires more than beautiful finishes. It requires thoughtful planning, adaptable design, and spaces that can evolve alongside the people who live in them. This NE Portland remodel combined a complete kitchen transformation with a custom aging-in-place addition, allowing the homeowners to enjoy greater comfort, accessibility, and independence for years to come. At the heart of the project was a kitchen that no longer served the homeowners' needs. The original space felt cramped and inefficient, with limited countertop workspace, underutilized corner storage, and numerous circulation pinch points. An awkward dining nook offered little functionality, while a soffit ceiling unnecessarily reduced cabinet height and valuable storage potential. Even simple everyday tasks were becoming increasingly challenging within the confined layout. Through a comprehensive design-build approach, the kitchen was completely reimagined to improve both function and flow. While maintaining the existing sink and range locations to maximize budget efficiency, the layout was strategically redesigned to create significantly more usable workspace and storage. A previously wasted corner now houses a functional lazy Susan, the dishwasher was relocated beside the sink for improved workflow, and custom cabinet solutions provide dedicated storage for spices, oils, pots, and pans. Replacing the former sliding glass door with a window allowed for an expansive L-shaped countertop and cabinetry run, transforming the former dining nook into a highly functional extension of the kitchen. The updated material palette reflects a warm Northwest aesthetic. Lightly stained cabinetry, a timeless cream subway tile backsplash, and crisp white trim create an inviting foundation, while durable luxury vinyl tile flooring offers the appearance of natural stone with the comfort, resiliency, and water resistance needed for everyday living. A robin's egg blue granite composite sink, chosen in the homeowner's favorite color, introduces a playful yet sophisticated focal point within the otherwise neutral space. Preserving the home's original archway helped maintain architectural character while seamlessly connecting the renovated spaces. Equally transformative was the addition of a 441-square-foot aging-in-place suite designed to support long-term independence while feeling fully integrated with the existing home. Built off the dining room, the addition provides a future-ready living environment that can function as a private primary suite should mobility challenges arise. Covered pathways connect the home and detached garage, while a sheltered accessibility ramp offers an alternative entrance, ensuring safe and convenient access regardless of weather conditions. We reduced the counter depth just a bit by the tub, allowing more room for hamper cabinet and window access. - Concealed Hamper Storage – A custom pull-out hamper was integrated into the vanity (right side, by tub), providing discreet storage within an 18-inch depth constraint. - Shower Plumbing Wall Niche – We shifted the niche left, just enough to work around the plumbing infrastructure and still score a roomy storage spot that looks intentional. - Sophisticated Selections – Porcelanosa curvy white tile, Kohler brushed gold fixtures, and a neutral grey tile floor created a simple, timeless aesthetic that will be loved years to come. - Open Shower – Replacing the side wall with a clear glass surround, continuing the tile on the ceiling and extending the footprint opened up this area to the room while allowing more natural lighting into the shower space. Our clients needed a new kitchen that would work for their growing family. They knew an open concept would allow for the most interaction during their busy days, and they needed the design to incorporate a lot of storage. The features include a seamlessly integrated coffee station, a spot in the corner cabinetry for the microwave, an island that includes a steam oven, a paper towel holder and a pull-out trash bin, and a custom-designed vent hood that accommodates the 48-inch Wolf range. The cabinetry continues into the bar area but stands out due to its stunning antiqued mirror backsplash, which creates a focal point. Placing an ice maker and a beverage fridge in this area makes it easily accessible and out of the cook’s way — perfect for entertaining and for their kids to grab their own drinks. The large island now allows for the family to spend a lot of time together comfortably whether cooking, eating or doing homework. Although the laundry room was reduced, its new layout makes for a better functioning, tidy space. Another must-have for a bustling family is the message center hidden away in the hallway. Its design allows for storage of keys, paperwork, calendars and more. In order to open up the staircase, we removed the original bulky landing that blocked views and replaced it with a more open one that includes decorative newel posts and wrought iron balusters that were more in line with the new design style of the main floor. Our clients are thrilled with the final renovation.
