This is an organic Lime Wash done with a true lime wash product as opposed to a brick mortar or concrete that is often seen on new houses. This product can be applied as a solid coating making the surface completely white, or can be applied and "washed off" in many artistic ways, as seen here. If you hate your brick or just want something unique this is a great option!

Building a Shadowbox Wood Privacy Fence in Avon Lake, Ohio | Step-by-Step Installation | Wiler Fence CompanyWatch us build a classic shadowbox style wood privacy fence from start to finish in beautiful Avon Lake, Ohio (Lorain County). This 6-foot tall privacy fence provides excellent screening while allowing gentle airflow, making it a perfect choice for Northeast Ohio backyards. In this time-lapse and step-by-step video, you’ll see the entire professional installation process: Phase 1: Installing the 4x4 Posts
We begin by carefully laying out the fence line, digging precise post holes, and setting heavy-duty 4x4 pressure-treated posts in concrete. Each post is plumbed and braced to ensure a rock-solid foundation that will stand up to Ohio’s freeze-thaw cycles for years to come. Phase 2: Installing the 2x4 Framing
Once the posts are set and cured, we attach the top and bottom 2x4 rails, followed by the middle rail. This strong framing system creates the backbone of the fence and ensures the structure stays straight and sturdy. Phase 3: Installing the Shadowbox Pickets
The final step is attaching the privacy pickets in the classic shadowbox pattern — alternating boards on the front and back sides of the rails. This design gives you near-complete privacy from both sides while still allowing air circulation to reduce wind load and prevent warping. The result is a beautiful, durable wood privacy fence that blends naturally with the neighborhood and gives the homeowners the private backyard they’ve been wanting.Project Location: Avon Lake, Ohio – Lorain County

This 80's style home in Irvine, CA has a modern design with the garage being 80% of the front curb appeal! This project our customer was wanting light in the garage but also wanted more privacy. So being the true custom garage door builder of California we took from our contemporary design and narrowed the windows and reduced one section in this roll up wood garage door design making room for a better balanced symmetrical look. With plenty of light and privacy the semi transparent stain still shows of the wood grains (picture doesn't do justice) . Great look!

A catalyst for improving overall health and wellness, 4639 Gorham Drive is pioneering research-based wellness innovations with health, sleep and joy. This residence will be the first in Orange County to actualize the Darwin™ Premier Wellness Ecosystem for residences, by Delos™. Designed to enhance energy, sleep, and well-being while reducing harmful indoor contaminants; this ecosystem brings together a sensor monitoring platform and solutions across air filtration, water purification, circadian lighting, and comfort features. A thoughtful and strategic collaboration among Luxury Home Builder, Cooper-Marsh Homes, renowned architect, Geoff Sumich Design, Michael Fullen Interior Design, VALIA Development Consulting, with a residential wellness intelligence platform by Delos™, producing an innovative, prescient residence. Unfolding with distinct drama, experience a private courtyard with a grand yet gently flowing two-story verdant living wall. Circulating light harmonizes with permeable architecture, adjoining the meticulously finished autonomous guest casita/office, adjacent to the main level of the residence. With a delicate balance of sophistication and function, the living areas indulge in space, unfolding to fluid textures of the infinity pool and on to the Pacific Ocean. Embrace Catalina Island hovering in the distance from the private master suite warmed with a limestone and walnut fireplace. Just beyond the artfully crafted juxtaposed bookcase are two additional main level bedroom suites. Descending to the lower level by means of the circular helix staircase, a sanctuary of light filters throughout the day.

Located at a prominent corner on one of the few undeveloped residential sites left in Solana Beach, this project is important not only for the homeowner, but for the community as well. A rigorous site analysis laid the groundwork for a design response which took into account the homeowner’s program, input from the neighbors, and the scale of the project and the character of the neighborhood. The end result is a design that is well set into the existing grade, a move which preserves adjacent views and reduces the visual impact of the structure from the street; all while graciously meeting the desires of the owner.
The plan is broken into six unique floor plates. The bottom four of which tie together along the gradually sloping site. An intentionally long southern exposure implements the basics of passive solar design: large amounts of glass bring in abundant light and warmth in the winter, while deep overhangs protect from unwanted summer heat gain. Ocean views to the west are selectively framed throughout the house without compromising privacy from the busy street corner. Public functions within the house flow seamlessly between indoor and outdoor living spaces. JLC Architecture was responsible for a full architecture and interior package as well as exterior hardscape design.

The interior of the home went from Colonial to Classic Lodge without changing the footprint of the home. Columns were removed, fur downs removed that defined space, fireplace relocated, kitchen layout and direction changed, breakfast room and sitting room flip flopped, study reduced in size, entry to master bedroom changed, master suite completely re-arranged and enlarged, custom hand railing designed to open up stairwell, hardwood added to stairs, solid knotty alder 8’ doors added, knotty alder crown moldings added, reclaimed beamed ceiling grid, tongue and groove ceiling in kitchen, knotty alder cabinetry, leather finish to granite, seeded glass insets, custom door to panty to showcase an antique stained glass window from childhood church, custom doors and handles made for study entry, shredded straw added to wall texture, custom glazing done to all walls, wood floor remnants created an antique quilt pattern for the back wall of the powder bath, custom wall treatment created by designer, and a mixture of new and antique furnishing were added, all to create a warm, yet lived in feeling for this special family.
A new central stone wall reversed with an over scaled fireplace and reclaimed flooring from the East became the anchor for this level of the home. Removing all the “divisions” of space and using a unified surface made unused rooms, part of the daily living for this family. The desire to entertain large group in a unified space, yet still feel like you are in a cozy environment was the driving force for removing divisions of space.

This is a beauty! Allheart Redwood wood with a Dark Walnut stain. Includes archway over tabletop and diamond bin, curved corners with waterfall racks leading down. With a beautiful wine room chandelier.
"Eric Flores was very helpful with hints and videos. The racks assembled quite well as the components' quality was very consistent. The nail gun really reduced assembly time. A nail would occasionally go slightly to the side due to wood grain and would have to be redone. This was probably less than one percent. Overall, I would give the kits a 9.5 /10.0. The room is 8'-10" x 11'- 8" with 2x6 wall studs, sprayed foam insulation, and an exterior "speak-easy" door. We are using a WhisperKool through-the-wall unit with a bottle probe holding 60 degrees F and 50% humidity. The fun part was the trip to Healdsburg (Sonoma County) to stock up on their local award winning Cabs, Zinns, PNs, & Chards."

Building The In-Law Suite:
A well-designed in-law suite can offer the entire household a comfortable and welcoming space for everyone in the family. Primarily due to the aging "baby boomer" generation, the in-law suite has increased in popularity. A 2013 National Association of Realtors® survey of home buyers shows that 20 percent of buyers would be willing to pay more for a home if it had an in-law suite.
But before getting started, it’s important to check local codes to see if there are any restrictions. Some municipalities prohibit a single-family home from having two full kitchens or a suite having a separate entrance. Other municipalities will allow these options, but only with confirmation from homeowners that the relative is currently living in the space.
Privacy is the most important design feature. A home that provides private spaces for each generation and has a comfortable, common gathering area works best. Other design and construction features would be extra space around the toilet, a no-threshold, trackless shower, a vinyl or linoleum flooring and rounded corners that will reduce the possibility of injuries.
When designing and constructing an in-law suite, make sure it will be flexible in future re-purposing of the space; perhaps it may be used as a guest suite, a home office or a master suite. Designing an in-law space that is not specialized will help the home’s future resale value. Vanco Construction is a building expert and adviser for constructing in-law suites and is ready to discuss your vision for building this new addition. Give us a call at (973) 994-0616. Miami has developed a contemporary vernacular of condominiums that includes brise-soleil-style balconies with floor-to-ceiling windows that offer panoramic water views. We have taken these indigenous elements of the new Miami skyline and continue the evolution of their local architectural language. Our design “re-groves” the heart of Coconut Grove, and creates a landscape in tune with its surroundings. The two towers of the Grove at Grand Bay respond to the surroundings and to each other, to give optimum views at every level. The towers take off from the ground to capture the full breadth of panoramic views from sailboat bays and the marina to the Miami skyline.
The true twisting nature of the columns posed a number of structural challenges that demanded a fresh, innovative approach. The foremost challenge was to resist torsion generated in the tower core due to the sloping column geometry. The horizontal component of the gravity load in the columns is resolved in the slabs by transferring it to the interior core shear walls, which are the only consistently vertical structural elements in the building. To minimize the total horizontal shear force transfer into the core walls, a “hat truss” was introduced at the roof. The hat truss is comprised of a series of beams cantilevered from the cores and connected to all the columns. The hat truss collects superimposed dead load and live load delivering the “suspended” loads directly to the core as a vertical load component. This alternate load path reduced torsional forces in the core by approximately 30 percent.
With its optimized views, an innovative structure, and a replanted grove, the Grove at Grand Bay will be the first pair of all-residential towers to achieve LEED Gold in Miami-Dade County and serves as a new landmark for the community.

Three projects at once?! Why not? These were some brave customers! We started by gutting the kitchen and the master bathroom at the same time. By the time the master was in working order, we tackled the hall bathroom. A succinct and perfectly timed series of projects.
John Noland expertly designed this roomy kitchen to create better flow for cooking and entertaining. He used Fieldstone Bainbridge cabinets in Butterscotch. The new speed oven and wall oven were moved conveniently to the other side of the bar, giving more room for the refrigerator, and a large induction cooktop. The kitchen now had the practicality it was missing. Other features include the natural stone tile floor in a pin wheel design, the large island for seating and storage and all topped by peacock green granite. The homeowners provided a reception at the completion of the project which was much appreciated by all of the contractors working on the job!
