Sunspace Design, Inc.Kittery Junction was originally constructed by the York Harbor & Beach Railroad Co. between 1886 and 1887. In the days when the locomotive was the preferred method of transportation for much of America’s population, this project site provided both passenger and freight service between Portsmouth, New Hampshire, and York Beach, Maine. It was usually the case that a train station constructed during this period would have its own unique architecture, and this site was no exception.
Now privately owned, this structure proudly stands overlooking Barrell’s Pond. To capture this view, the new owner approached our design team with a vision of a master bedroom Victorian conservatory facing the serene body of water. Respectful of the existing architectural details, Sunspace Design worked to bring this vision to reality using our solid conventional walls, custom Marvin windows, and a custom shop-built octagonal conservatory glass roof system. This combination enabled us to meet strong energy efficiency requirements while creating a classic Victorian conservatory that met the client’s hopes.
The glass roof system was constructed in the shop, transported to site, and raised in place to reduce on site construction time. With windows and doors provided by a top window manufacturer, the 2’ x 6’ wall construction with gave us complete design control. With solid wood framing, fiberglass R-21 insulation in the walls, and sputter coated low-E sun control properties in the custom glass roof system, the construction is both structurally and thermally sound. The end result is a comfortable Victorian conservatory addition that can easily withstand the harsh elements of a Maine winter.

sirboomOwner designed and remodeled small half-bathroom in south Atlanta suburb. Gut remodel with updated (corrected) electrical, updated (corrected) plumbing, Kohler toilet, IKEA Silveran vanity (partial-wall mount; mounted to be 37" high to top of sink, my preference), IKEA Silveran medicine cabinet, IKEA Silveran cabinet, and retrofitted an IKEA Lillangen sink (which normally goes with a different vanity). Paint is Olympic One "Thin Ice" (paint not recommended, was disappointing for the "best" Olympic sells at Lowe's; color is great, though). Chrome fixtures with faucet by Glacier Bay (unknown model; Home Depot clearance find) and chrome door knobs (also from Home Depot). Blinds are from SelectBlinds.com and are Bamboo 1" faux wood. Wall art is from Etsy.com (look up dictionary prints if you want to find similar). Tile is from Lowe's, by Style Selections, and called Skyros Gray (highly recommended, good quality). Grout color is Silver by MAPEI (Lowe's). Silver MAPEI grout-look cauking along top and bottom of baseboard tiles (upper floor home so can't use grout). Unfortunately the sink and toilet were a different shade of white but the toilets were all fairly new and it's more noticeable in the photo than in real life. Used 3 LED new work IC recessed lights, LED under-cabinet light from Home Depot off of same switch as the lights but with a switch on-board, and a basic contractor-grade ceiling fan with some Dynamat-like material applied to the casing which reduces its noise significantly off of its own switch. GFCI outlet has a nightlight built in and, not shown, is another GFCI outlet retrofitted into the medicine cabinet. Don't worry, that silicone caulking around the toilet has been improved to a professional look with the Silver caulking over it to blend better since this photo, so don't hold that against me! In fact, don't hold anything you don't like against me... just posting this to give folks some ideas WITH the actual units used, unlike most postings on Houzz.

NILESThis 2022 project was a fully custom mix and writing suite designed for multi-Grammy and Dove Award–winning producer and songwriter Kyle Lee. The goal was to create an environment that mirrors his creative workflow—quiet, natural, highly accurate, and intentionally crafted for long sessions of collaboration and focused work.
The layout is compact but feels open thanks to high ceilings, soft daylight from the surrounding windows, and a palette of warm textures and natural materials. The room maintains a clean, grounded aesthetic without sacrificing technical performance, balancing style and acoustical precision in a way that supports both creativity and accuracy.
Acoustic isolation was a core priority. The suite is fully separated from the rest of the home using sound-reducing wall assemblies, custom bass management including a full soft-ceiling trap and a false rear wall trap, and full-lite doors designed for controlled leakage. The result is a private, self-contained environment that integrates seamlessly with the home’s flow yet transforms into a focused creative space the moment the doors close.
Monitoring was built around Kyle’s preferred ATC SCM45A loudspeakers, paired with Dynaudio subwoofers and calibrated specifically to the room’s frequency response. Every treatment, material, and speaker position was selected to ensure what Kyle hears while mixing precisely translates to the final master.
The finished suite delivers an effortless feel with professional-grade performance—an inspiring, accurate, and dependable space built to support Kyle’s work at the highest level.
