Located in the picturesque Portsmouth, this private residence truly embraces its location, capturing views from every angle plus allowing air to enter and keeping the interiors cool during summer months. Numerous doors and windows make the home appear as though its inhabitants are a natural part of their surroundings—as is the home.
The design team needed to source screens for the doors and windows that would let in the fresh air without blocking the stunning beachfront views. The selected mesh type – Phifer’s 18/14 insect mesh in charcoal color – offers great visibility to the outside, lets in the breeze, and keeps the insects from entering the home.
The resulting cross ventilation is used to reduce the need for air conditioning in summer by letting cool air into the home during the breezier morning and evening hours. During cool days or in the spring or fall, air conditioning dependence is now virtually eliminated by using screens throughout the day.
Integration with design:
The designers selected Legacy door screens and Serene window screens as the best solution for the home`s custom designed Kolbe windows and doors. Professionally installed to match the varying sizes of each opening, the screens retract completely out of sight into their color-matched housings, preserving the look and design of the windows and the doorway. The homeowners chose an exterior mount application so the screens would not interfere with interior shades.

A Seattle couple needed to take advantage of our amazing summer weather and asked for a way to watch movies outside. We were up to the challenge, designing a custom concrete bench that by day serves as built-in seating and transforms at night into a perfect spot to catch a flick on the fly! Other touches include modern planting and steel planters to match the contemporary feel of the home.

View of the fabric in the projected position: The patio at this private residence in Mahwah NJ faces west, and during the summer months, the heat and glare from the sun is overwhelming; making this beautiful outdoor retreat unbearable. Motorized exterior solar shades were installed on the fascia of the overhang to reduce the harmful effects of the sun. The goals were to create a comfortable living space, reduce the glare, heat and UV, and reduce flying insects and inclement weather when in use. A Charcoal colored fabric was chosen for this roller shade as retaining the view was one of the priorities. The shade cloth selected blocks 95% of glare, but still allows the an unobstructed view of the pool for safety, and keeps the views of the Ramapo River and beautifully landscaped property. The amount of coverage and openness of the fabric drastically reduces insects and inclement weather, and cable guide rails were chosen to keep the shade fabric from billowing in the wind. Due to their small footprint, cable guides are more aesthetically pleasing versus aluminum rails, zip rails or concealed edge options which were available, but not selected for this application. The Somfy motorization allows for push-button operation, and was also tied into an existing smart-home automation system which allows the client to control the product remotely. An added benefit of this automation feature allows the client to save on cooling related air conditioning costs. The combination of 95% UV blockage and dark colored fabric gives these exterior solar shades an 87% Solar Heat Gain Coefficient, meaning that these solar screen shades will dramatically reduce the amount of UV and heat penetrating the windows of the home.

This back porch had sun glare and heat problems from mid afternoon until sunset. We installed three motorized Eclipse Shading System exterior Solar Screens to solve the problem. With the push of a button they can raise or lower one, two or all three screens to make their porch usable. The screen has a 5% openness, blocking 95% of the heat and glare, yet it maintains their views.

This lower level combines several areas into the perfect space to have a party or just hang out. The theater area features a starlight ceiling that even include a comet that passes through every minute. Premium sound and custom seating make it an amazing experience.
The sitting area has a brick wall and fireplace that is flanked by built in bookshelves. To the right, is a set of glass doors that open all of the way across. This expands the living area to the outside. Also, with the press of a button, blackout shades on all of the windows... turn day into night.
Seating around the bar makes playing a game of pool a real spectator sport... or just a place for some fun. The area also has a large workout room. Perfect for the times that pool isn't enough physical activity for you.
