This home is located on a one acre parcel of land near the banks of the Milwaukee River in the older established subdivision of Sleepy Hollow Estates in Mequon, Wisconsin. The inspiration for this Glen Cove Residence was to bring the desired by many, contemporary and modern lifestyle of a down town loft and establish it in a neighborhood in the suburbs amongst traditional style homes. Sleepy Hollow Estates like many older established neighborhoods throughout the North shore and Westside communities of Milwaukee had great local architects such as John Randall McDonald and Russell Barr Williamson, who built contemporary master pieces amongst very traditional style homes. This created diversity in the style of homes in these neighborhoods which for the people living in them and the people just passing by, an experience of harmony and cultural lifestyle. Unfortunately today, many new neighborhood developments lack harmony and cultural lifestyle and don’t allow for homes such as this Glen Cove Residence to be built. And for that matter many of the homes built by John Randall McDonald and Russell Barr Williamson back in the 1950’s. When driving through these new developments, one would experience beautiful traditional style homes, but all the homes tend to look the same. There is no diversity in the styles of homes thus these neighborhoods lack the harmony and a cultural life style for the people who live there or what people are looking for when buying a home that reflects their lifestyle. This Glen Cove Residence is an example that a contemporary home which offers a modern lifestyle that many desires can be established amongst traditional homes while blending in with the neighborhood. Don’t be fooled by the flat roof of this home, building technology has come a long way since Frank Lloyd Wright! The roof system on this home is more energy efficient than most roof systems builders are putting on traditional homes today and it doesn’t leak! This Glen Cove Residence was built using all traditional building materials that you would see in homes being built in new developments today. There is a misconception out there that modern homes are expensive to build. That is not true! This Glen Cove Residence was built for roughly $130 per square foot which is the same price one would pay for a similar builder’s model traditional style home with the same upgrades. This Glen Cove Residence consists of three bedrooms and three and one half baths. All bedrooms are located on second floor with laundry, guest bath and a master suite. Located between the first and second floors off of the landing is an office/den space. The first floor is open concept with the kitchen, dining and living areas located at the rear of the home with expansive windows allowing a great connection to back yard area and outdoors. On the back of the home is a covered deck area allowing for outdoor entertaining without the worry of the elements. This home is constructed in the world famous neighborhood of Lido Shores in Sarasota, Fl. The home features a flipped layout with a front court pool and a rear loading garage. Working from the existing home’s deficits, we designed a bright and classic home well-suited to today’s living. Instead of a dark tunnel-like entry, we have a skylight custom curving stair that no one can believe is not original. Instead of a maze of rooms to reach the gorgeous park-like backyard, we have a clear central axis, allowing a sightline right through from the top of the stairs. Instead of three bedrooms scattered all over the house, we have zoned them to the second floor, each well-proportioned with a true master suite. Painted wood paneling, face-frame cabinets, box-beam beilings and Calacatta counters express the classic grandeur of the home.

Lincoln Farmhouse LEED-H Platinum, Net-Positive Energy OVERVIEW. This LEED Platinum certified modern farmhouse ties into the cultural landscape of Lincoln, Massachusetts - a town known for its rich history, farming traditions, conservation efforts, and visionary architecture. The goal was to design and build a new single family home on 1.8 acres that respects the neighborhood’s agrarian roots, produces more energy than it consumes, and provides the family with flexible spaces to live-play-work-entertain. The resulting 2,800 SF home is proof that families do not need to compromise on style, space or comfort in a highly energy-efficient and healthy home. CONNECTION TO NATURE. The attached garage is ubiquitous in new construction in New England’s cold climate. This home’s barn-inspired garage is intentionally detached from the main dwelling. A covered walkway connects the two structures, creating an intentional connection with the outdoors between auto and home. FUNCTIONAL FLEXIBILITY. With a modest footprint, each space must serve a specific use, but also be flexible for atypical scenarios. The Mudroom serves everyday use for the couple and their children, but is also easy to tidy up to receive guests, eliminating the need for two entries found in most homes. A workspace is conveniently located off the mudroom; it looks out on to the back yard to supervise the children and can be closed off with a sliding door when not in use. The home's ability to weather unforeseen challenges is predictable - it will fare well. The super-insulated envelope means during a winter storm with power outage, heat loss will be slow - taking days to drop to 60 degrees even with no heat source. During normal conditions, reduced energy consumption plus energy production means shelter from the burden of utility costs. Surplus production can power electric cars & appliances. From the front, we pay careful attention to the massing of the upper and lower stories. A large second floor mass is broken down to smaller elements, thereby keeping in scale with the neighborhood. 2011 NARI CAPITAL COTY GRAND AWARD WINNER A single family home in Oakton, VA built in late 80’ was occupied by family of four for 10 years. The owner wishes to expand the living space, finish the basement, add a sunroom/breakfast area addition, eliminate the deck and put in a screen porch. Also convert the laundry room to office/mudroom area. It took months of planning to get into the final design. We have implemented a plan that had a two story back addition (both basement level and first level). This required removing the cinder block wall of basement to add the seamless addition, and removing the entire first level back wall of kitchen to open up kitchen into sunroom. The major challenge was to re-route all duct work going to second level, add ducts for basement and first level to existing system. Then add a second HVAC system in attic for entire second level. Then change all load structure for tow story addition to side wall and new walls to have entire width opened up. The basement has gained a new bar area, a total new bathroom with shower and large vanities and all amenities, media area with gas fireplace and mantel surrounded with matching cherry bookcases and granite tops, recess lights, surround sound system, wood floor and steps, new sewer ejection system due to their difficult septic tank. The new French doors lead into back bricked patio The first floor gained this new 16’x20’ cathedral ceiling sunroom/breakfast addition surrounded with large arched windows and French slider leading into new screen porch. The kitchen lay-out gained three more feet in width. Also by removing partition wall between kitchen and existing family room. The first floor now has total open floor plan. The fireplace in existing family room was converted to gas and got marble surround and new mantel. All bulkhead and part of partition walls contained massive plumbing and electrical that needed to be relocated in order to implement the new kitchen layout. This design has much more appliances and a beautiful large furniture style island that is the focal point of this kitchen done in espresso color cherry cabinetry and contrasting light color exotic stove top lighted by two crystal chandeliers. The wrap around of cherry cabinetry in the kitchen with expended cabinetry into butler area and bookcases and bench in sunroom has given this couple lots to fill in. The entire first floor and leading stairs to second floor and part of the second floor was all covered with new 5” wide exotic Santos Mahogany wood floors and new railings. The powder room has been reconfigured to allow larger hallway and with new furniture style vanity this powder room even small than before but has better layout and space. The old Laundry room and has been converted to a 10’x15’ area of multipurpose space. On the left wall there are locker style cabinetry and bench. One the left wall built in and desk area with tones of storage space. The washer and dryer are install into a closet, away from site. A set of French doors were installed into the new back deck and screen porch. The large porcelain floors made the space look even larger and more utilitarian. Use of cherry cabinetry on deck and bookcase with recess lighting scaled up look of the space. The new kitchen, family room and sun room with the rich cherry cabinetry and darker granite top, tumbled marble backsplash and wide board mahogany floors, upper scale stainless steel appliances and furniture style distressed look darker wood Island and light granite have made this project a breathtaking one. The added side screen porch done with Trex decking and cathedral ceiling covered in beaded panel and corner gas fireplace all around covered with Ledgestone has given this family a place to retire in for all those autumn afternoons and much more. The major overhaul of this home from replacement of all existing doors and windows, flooring, crown molding and trim, stairs, entire first floor reface, new siding , new roofing, new electrical, new HVAC, entire new basement, bathroom, mud room, screen porch and lots more makes these owner proud to stay in this home for years to come.

The new owner of this Centex complex townhomes was about to overhaul there entire first floor. Having a building industries background, he wanted to explore taking all interior walls out and create a much-desired open floor plan with a massive kitchen. The current home had a front living room followed by a small boxed out dining room. A structure wall separating the back of the house kitchen from the front living space. It was all to chopped up for their daily lives. The floor is concrete slab. the partition wall was bearing. The HVAC system is located on second floor and the supply and return ducts were all boxed in columns in living spaces. Challenges: • Eliminating bearing partition walls • Relocating all supply and return ducts from box columns • Run 1” gas line from exterior meter for new 48” stove • Cutting slab concrete to relocate all plumbing and electrical for new island The plan was to combine the entire first level and create an open space floor-plan, with locating the new large kitchen in front of this town house, implementing a large island in middle of the space which accommodate big group seating. The old kitchen converted to a casual family room seating space facing a wall coved with linear fireplace and sheep-lap barded wall and embedded Tv. The old glued down floor was removed and replaced with a more contemporary LVT flooring, The entire space covered with new LED lighting, floor to ceiling cabinetry on south wall with upgraded appliances and inside lighting cabinetry. A gorgeous quartz counter top coving the dark blue island with water falls on one end stand tall in middle this amazing kitchen. Three pendent lights over this massive Island brighten up this new space. This new living space reveals what an amazing total overhaul has been accomplished and how happy this family is spending all their time on this floor. The design team spent a lot of time with the couple for details such as color scheme, backsplash design, counter top slab and floor design to bring what they desired their new space to look like

I have previously worked in every level of this home – project images can be viewed on Riverdale Top to Bottom Renovation – the Third Floor was the final frontier and the transformation is quite spectacular (even if I say so myself!). Before and after pictures can be found on our website. My client’s twin boys were rapidly outgrowing their little nursery on the second floor and so plans were drawn up to renovate the third floor…. All of this work was done with my clients / kids / pets living at home. We erected a scaffolding tower at the side of the home and this was how all the trades got in and out throughout the project – the scaffolding stairs were actually wider and provided easier access than the original staircase. The original footprint comprised of 3 bedrooms (one generous sized guest bedroom at the front of the house that we retained and two smaller oddly shaped rooms with cove ceilings and angles that really prevented them being useful) plus an internal powder room. We pushed the rear internal wall of the powder room back to the exterior wall so that we could build a generous sized bathroom that will see the boys through the years. The walls and floors are neutral and we added a pop of blue with the vanity. One of my favourite elements is the river rock tile inset mat that is great for little feet to walk on – especially when the underfloor heating is on! The twin bedroom is breathtaking – the previous rooms were so small it was really hard to photograph them but if you check out the before and after section below it paints a pretty good picture. A 12’ wide dormer makes this floor feel like a treehouse and the light is amazing. We incorporated some gorgeous lighting in this room – 2 styles of sconces and a custom pendant. I love the second life carpet and the checked roman blind fabric. It’s a space that is large and comfortable enough for the whole family to sit in and enjoy. The third floor hallway was transformed by straightening the walls and levelling the ceiling. The custom light fixture / art installation guarantees you pause at the foot of the stairs.
