Custom built peninsula reef aquarium designed as a room divider between the kitchen and dining areas of this New York home.
The goal of the project was to create a functional architectural centerpiece while maintaining open sightlines throughout the space. The peninsula-style aquarium allows viewing from multiple angles and creates separation between the rooms without closing off the layout.

This large and bright kitchen was rethought from a dark cabinet, dark counter top and closed in feel. First the large separating wall from the kitchen into the back hallway overlooking the pool was reduced in height to allow light to spill into the room all day long. Navy Cabinets were repalinted white and the island was updated to a light grey. Absolute black counter tops were left on the perimeter cabinets but the center island and sink area were resurfaced in Cambria Ella. A apron front sign with Newport Brass bridge faucet was installed to accent the area. New pendant lights over the island and retro barstools complete the look. New undercabinet lighting, lighted cabinets and new recessed lighting finished out the kitchen in a new clean bright and welcoming room. Perfect for the grandkids to be in.

The basic design idea uses the central core provided by the kitchen and bathroom to separate the space into different zones. There is a more private zone behind the core for the bed, a living zone with a TV and sofa, and an in-between space for a multipurpose bar-height desk. This basic zoning could potentially also work for other functions like an artist atelier, yoga studio, exhibition space, or even for a small office once again.

The warm and inviting living room is anchored by the wood burning fireplace. The furniture is an ensemble of Vienna Seccession pieces coupled with an Eileen Gray side table, and a custom coffee table and rug. The window valences and fireplace mantle have decorative plaster moldings designed expressly for this space. Designed Gail Green and David Estreich, the apartment shows how to combine different styles and sumptuous materials in a manner which enlivens, yet never overpowers, a classic prewar Park Avenue apartment.
Before renovation, the Green Apartment had the benefits as well as the disadvantages typical of pre-war Park Avenue apartments: high ceilings and charming detail went hand-in-hand with a layout marred by unfortunate changes made over the years. The goal of the renovation, therefore, was not to restore the apartment to its original grandeur, but to create a new space which would evoke the spirit of that grandeur in a modern setting.
This black, white and gold color scheme is carried throughout the apartment. One enters into a spacious foyer with the formal dining room just beyond. The entry foyer and dining room were placed on axis with each other, separated by a screen wall with glass block which gives the dining room visual privacy, and yet allows the two spaces to flow together. The living room is reached from the foyer by passing through an entire portal whose design is an abstraction of the Palladian motif Black stained floors provide an elegant background for the classic furniture and grand piano. The living room is furnished in a fascinating mix of Classic and Modernist styles.
On the opposite side of the foyer from the living room, a hall goes past the dining room and ends in sandblasted glass doors. The powder room is recessed into a semicircular apse which is the focal point of the room. The den is a modernist homage to Eileen Gray. The kitchen was divided into two areas to reduce the awkward length of the space: a work area with appliances arranged around an L-shaped counter, and a breakfast area located at the east-facing window. White polyester cabinets form a stunning contrast to the granite countertop and backsplash.

Interior Rehab/Renovation and Rear addition for a Multi-unit residential building in the historic Little Italy neighborhood. We converted this vintage 2 flat into a lovely private residence for the owners duplexing the 1st & 2nd floors. We also designed a separate "In-Law" unit at the gardel level for rentals.
We also added a "living" Green roof which increased thermal efficiency and reduced energy costs for the owners. Probably the 1st and only Green roof in the Little Italy neighborhood for a private residence.

The 722 Ash Street residence consists of a 1500 sf primary house with a contiguous 500 sf accessory dwelling. The project is set in the rich culture of North Lawrence, its rear property line abuts the Lawrence levee trail which runs for nine miles along the north bank of the Kansas River.
North Lawrence is known for its quality soil, large trees, curbless streets and random size parcels before it breaks into larger farms further from the urban center. It is built on the typical orthogonal grid of American development, but it represents the older growth of the city prior to urban planners and zoning regulations. The rumble of freight trains and farm trucks in the shadows of the towering grain elevators are only blocks away. It is home to many who enjoy being only a bridge crossing away from Lawrence’s vibrant downtown but are far enough away to maintain their independence from many of the restrictions on living near the historic district. They can work in their large gardens and toiling in their garages and shops in a manner more rural than urban.
The house on 722 Ash St. is imbued with the character of North Lawrence and the Levee Trail area. The design was inspired by the Midwestern farmstead vernacular of the region. These timeless vernacular qualities house all the accommodations necessary for modern, sustainable living. A unique feature of this house is the Accessory Dwelling Unit permitted in the zoning district. It is a small separate residence on the same lot that can be used for income property or for extended family members. It also supports the city of Lawrence’s goals of increased density close to downtown rather than continued sprawl into the countryside.
The buildings use technology and common-sense design to reduce the building’s footprint and assure the owners low energy use and costs. A 4.9 Kw solar collection system is located on the only south facing gable and the super insulated envelopes (r-62 roof and r-35 walls) of all three forms easily exceeds the standards. Studio 804 continues their long standing pattern of maintaining the highest level of sustainable design while remaining contextually sensitive to the surrounding community. This house, like every Studio 804 project since 2008, is USGBC LEED Platinum Certified.

Our client wanted a SIP built home and we incorporated this and many other energy and sustainability features into this home which was in the Sheboygan County Parade of Homes.
Named "The Green Balanced Home", this project was all about creating practical and stunning living spaces that combined with sound environmental building materials and methods. By showcasing an assortment of leading-edge- green technologies, the Green Balanced Home was the talk of the Parade that year. In cooperation with our client, our methodology was:

We were asked by a house builder to build a steel staircase as the centrepiece for their new show home in Auckland. Although they had already decided on the central mono-stringer style staircase (also known as a floating staircase), with solid oak treads and glass balustrades, when we met with them we also made some suggestions. This was in order to help nest the stairs in their desired location, which included having to change the layout to avoid clashing with the existing structure.
The stairs lead from a reception area up to a bedroom, so one of our first suggestions, was to have the glass balustrade on the side of the staircase finishing, and finish at the underside of the ground-floor ceiling, and then building an independent balustrade in the bedroom. The intention behind this was to give some separation between the living and sleeping areas, whilst maximising the full width of the opening for the stairs. Additionally, this also helps hide the staircase from inside the bedroom, as you don’t see the balustrade coming up from the floor below.
We also recommended the glass on the first floor was face fixed directly to the boundary beam, and the fixings covered with a painted fascia panel. This was in order to avoid using a large floor fixed glazing channel or reduce the opening width with stand-off pin fixings.

Devereux Beach House
Our client presented Flavin Architects with a unique challenge. On a site that previously hosted two houses, our client asked us to design a modestly sized house and separate art studio. Both structures reduce the height and bulk of the original buildings. The modern concrete house we designed is situated on the brow of a steep cliff overlooking Marblehead harbor. The concrete visually anchors the house to stone outcroppings on the property, and the low profile ensures the structure doesn’t conflict with the surround of traditional, gabled homes.
Three primary concrete walls run north to south in parallel, forming the structural walls of the home. The entry sequence is carefully considered. The front door is hidden from view from the street. An entry path leads to an intimate courtyard, from which the front door is first visible. Upon entering, the visitor gets the first glimpse of the sea, framed by a portal of cast-in-place concrete. The kitchen, living, and dining space have a soaring 10-foot ceiling creating an especially spacious sense of interiority. A cantilevered deck runs the length of the living room, with a solid railing providing privacy from beach below. Where the house grows from a single to a two-story structure, the concrete walls rise magisterially to the full height of the building. The exterior concrete walls are accented with zinc gutters and downspouts, and wooden Ipe slats which softly filter light through the windows.
