To connect the spaces and reveal the views from every vantage point, the team reconfigured the layout to create vistas, and installed window film to reduce solar heat gain. These modifications increased efficiencies, reused 90% of the interior envelope and did not impact the exterior structure of the building. In addition to providing incredible views, opening up the plan allows cross ventilation, maximizing the use of ocean breezes to cool the interior. The result is an effortless flow and maximization of space. Throughout the interior, dark materials express the concept of respite in the shade, and emphasize the sweeping views of the Caribbean Sea. Millwork crafted by local artisans from local materials establishes hierarchy – providing a clear understanding of the layout – and filters light to create privacy and drama. Screens help define the spaces and create suspense. Varying screen opacities serve specific functions: nearly opaque screens build suspense, translucent screens provide privacy, and reflective screens – as seen in the kitchen ceiling – create mystery in the core where light and views are challenged. Referencing the seaside location, the baseboards create a sense of being in a deep shallow. The 16” tall baseboards create a pool effect, engaging the walls with Cradle to Cradle certified Mosa tile flooring. The irregular height also conceals power and data cabling. The client wanted a kitchen that created a warm and cozy feeling where family and friends would feel right at home. She sought a kitchen that was of the highest quality cabinetry and a designer that would really listen to her needs and wants. The Pewter glaze overtones on the cherry wood tie in with the distressed gray island; the Silestone Quartz Soapstone around the perimeter provides a neutral background, while the island has a more dramatic polished granite with cream, rose and brown tones to become a beautiful centerpiece. The cabinets are heavily detailed with beaded sides and backs, inset doors, chamfered corners wherever possible, toe valances and applied mouldings around the entire base to add a rich, handcrafted look. The heights of the cabinets vary to reduce uniformity, adding to the casual charm. An apron front sink also contributes to the country look. The desk is particularly fanciful with it’s mullion doors, French Country open shelves with beaded sides and back, curved and beaded valance and drawer with multiple drawerheads / applied molding. We also incorporated doors that come all the way to the counter to hide the usual home office clutter. The lower part of the desk includes many drawers of various sizes and even a special locking file drawer. The beautiful dark gray island boasts French Country open shelves with arched and beaded valances, a fluting detail on each corner of the cookbook shelves, toe details, lots of beadboard, and a variety of storage options for cooking utensils, pans, and serving dishes.

This 2022 project for Sovereign Grace Music was a full-scale, purpose-built recording and production facility designed to support songwriting, live tracking, mixing, and video content creation. Working alongside the extraordinary Sovereign Grace team—and in collaboration with Authentic Carpentry—NILES handled sound reduction, audio integration, and all acoustic treatment design and installation. The facility features a full Control Room, a spacious Live Room, and a large Isolation Booth engineered for dry drum capture or vocal tracking during full-band sessions. Each space was crafted for accuracy, clarity, and intuitive workflow, ensuring that engineers and artists can move seamlessly between rooms without breaking creative momentum. Clear sightlines, generous lighting, and intentional layout choices make the studio equally suited for recording and video production. Every room is wired for a plug-and-play workflow, supporting multi-camera shoots, ensemble tracking, and efficient session flow. Behind the aesthetic, the acoustic infrastructure is highly robust. The Control Room, Live Room, and ISO Booth sit on independent floor systems with tailored sound-reducing wall assemblies and strategic treatments throughout. This project involved the removal of an aging wood shower enclosure and surrounding fencing, which had begun to deteriorate and contribute to poor drainage conditions. The existing area retained moisture, creating a muddy, unstable surface that impacted both usability and long-term durability. The redesigned space introduces a fully upgraded outdoor shower system positioned discreetly behind a new white privacy enclosure. The structure was selected for its clean architectural lines, low-maintenance material, and ability to brighten and modernize the space while maintaining privacy. A primary focus of the project was drainage correction. The ground plane was regraded and rebuilt using a permeable system consisting of oversized stone slabs set within polished black river rock. This layout allows water to move efficiently through the surface while maintaining a stable, clean, and visually refined finish. The contrast between the large-format slabs and the dark stone creates a structured, intentional foundation that elevates the overall design. Planting was incorporated with both aesthetic and functional intent. Lavender was installed and trained along the enclosure to soften the structure and introduce seasonal fragrance. In addition to its visual contribution, it serves as a natural pest deterrent, helping to reduce mosquito activity and improve comfort within the space. Supporting plant material was kept minimal and scaled appropriately to maintain a clean, uncluttered environment. The result is a fully integrated outdoor feature that transforms a previously underperforming area into a functional, durable, and visually cohesive extension of the home. Moreover, a double-volume space of living area with a huge glass curtain wall, faces West. High temperature occurs all day long, since it allows direct sunlight to come inside. In order to solve both mentioned problems, three addition items are proposed which are, GRID PARTITION, EXTENSION DECK, and STEPPING SPACE. A glass partition not only dividing space between kitchen and living, but also helps reduce electricity charge from air-condition. Grid-like of double glass frame is for stuff and stationery hanging, as to serve the owners’ activities. Extension deck would help filtrating heat from direct sunlight, since an existing high glass facade facing West. An existing staircase for going up to the second-floor bedroom, is added by a proposed space above, since this condominium unit has no enough space for dwelling or storage. In order to utilize the space in a small condominium, creating another staircase above the existing one helps increase the space. The grid partition and the extension deck help ‘decrease’ the electricity charge, while the extension deck and the stepping space help ‘increase’ the space for 11 sq.m.
