Rosenberg Kolb Architects is proud to announce our renovation of a 1747 timber frame house on Nantucket Island, completed in 2011. The first historic renovation project in Nantucket to receive LEED Gold status. The project was given a Grand Award by Eco Home Magazine in July, 2011.
The project included:
Restructuring the foundations to align and stabilize the structure in addition to providing for a new insulated crawl space;
A 260 square foot addition for a kitchen, bath, and new entry;
New cedar shingles, roof shingles, and restored historic windows;
The house met the strict regulations of Nantucket's Historic District.
On the inside, LEED Gold certification was met through:
High R-value insulation and reduced air leakage;
High efficiency heating, air conditioning, plumbing fixtures, and appliances;
Low-emission paints and finishes as well as a clay wall finish;
Using reclaimed materials from the original house and other sites.

It was pretty much a blank area but with some elevation issues. The seating wall served 2 purposes as a seating space but also to retain some of the patio. Natural fieldstone steppers lead from the driveway area to the patio. An assortment of perennials and plantings soften the hardscape project. Serviceberry, hybrid dogwood, and a large dwarf pine are the anchor plants. We also created a raised vegetable garden space off the patio too.

This small house was sliding down the hill. A common problem with local home builders is that they have no plan for retaining soil from a house pad. This significant slope in the back of this house was costing the foundation stability. Our walls have stabilized the soils and reduced the movement.

The Owners of a home that had been consumed by the moving dunes of Lake Michigan wanted a home that would not only stand the test of aesthetic time, but survive the vicissitudes of the environment.
With the assistance of the Michigan Department of Environmental Quality as well as the consulting civil engineer and the City of Grand Haven Zoning Department, a soil stabilization site plan was developed based on raising the new home’s main floor elevation by almost three feet, implementing erosion studies, screen walls and planting indigenous, drought tolerant xeriscaping. The screen walls, as well as the low profile of the home and the use of sand trapping marrum beachgrass all help to create a wind shadow buffer around the home and reduce blowing sand erosion and accretion.
The Owners wanted to minimize the stylistic baggage which consumes most “cottage” residences, and with the Architect created a home with simple lines focused on the view and the natural environment. Sustainable energy requirements on a budget directed the design decisions regarding the SIPs panel insulation, energy systems, roof shading, other insulation systems, lighting and detailing. Easily constructed and linear, the home harkens back to mid century modern pavilions with present day environmental sensitivities and harmony with the site.

The glass bowl was made in the glass studio owned by the owner which is adjacent to the residence. The mirror is a repurposed window. The door is repurposed from a boarding house.

The client wanted to reduce the amount of sod in their front yard. We removed the grass and some soil to put DG with stabilizer down compacted the DG then installed the flagstone over the DG. We used the same DG for the joints.
The client wanted a 1/2 heart planter next to the driveway so soften the flagstone.

Custom neo-angle shower. Note that by running the side panels to the ceiling, it adds stability and allows for the glass-mounted door without a header bar. Although custom neo-angles tend to be at a higher price-point than typical shower enclosures, this configuration reduces the amount of hardware required, and therefore reduces the price.
