Mortar integrated recovered materials from the building site, as well as locally sourced and re-claimed building products, into the design and construction. The approach substantially reduced costs for investors, while resulting in an environmentally responsible building whose modern aesthetic harmonizes beautifully with its historic setting. Each living space is uniquely is tailored to meet the needs of modern individuals and families.

Deck built for minimal maintenance and privacy. Deck construction is all plastic / galvanized / powder coated materials to eliminate maintenance other than occasional cleaning. Unique cantilevered design to reduce framing member size and load on house. TimberTech deck boards installed with CONCEALoc hidden fastener system and not butt joints. Columns are decorative concrete masonry units. Overhead poles are for retractable canopy (fabric removed for the season).

To address concerns about floor noise, the owner opted for Bottega white tiles, aiming to reduce any unpleasant screeching when walking. Additionally, these go perfectly together with the custom white millwork with a built-in desk, and custom closet space designed by the client. Above the living room is the loft area, which had a custom closet system made specifically for this project.

The children’s play area is home to the swing set and kid friendly trampoline. And there is still plenty of space to run and play on the artificial turf. The artificial turf offers many benefits beyond the low maintenance. It reduces water usage and is a non-allergen so pets and children can enjoy this grass with no allergy issues.

To reduce impact on the environment, each Rustic Collection piece is crafted from reclaimed driftwood that also adds a weathered, southwestern style to this living space. With rich, dark brown accents and aztec print textiles, each piece complements the unique detailing of driftwood. Display family photo albums, geometric accents and bronze toned table lamps that invites guests into the perfect space for entertaining.

Back to back bathroom vanities make quite a unique statement in this main bathroom. Add a luxury soaker tub, walk-in shower and white shiplap walls, and you have a retreat spa like no where else in the house!

To increase the perceived size of the living room, and create more usable space, the existing cantilevered fireplace hearth extension was removed and the oversized mass of the fireplace was reduced by covering the river rock with new, textured narrow tiles.

Selecting heat and drought tolerant plants also helps to greatly reduce the water that is required to keep this yard looking great.
