Hillside Modernism In Context. The owners of this modern hillside home sought to have a home in a nice Los Angeles neighborhood wherein they could raise their burgeoning family. The owners purchased a 1948 2000sf, single story, 2 bedroom English Cottage styled home (believed to have been originally owned by Yul Brynner) on a ½ acre hillside site in the exclusive Brentwood area of Los Angeles. The property slopes downward away from the street and overlooks a mini eucalyptus arroyo. The owners love their new location but are now faced-with having to raise their new and growing family on a hillside with extremely limited yard spaces for children to play and in a location where nature is very close – deer as well as coyotes wander the arroyo. In 2000 the owners commissioned architect Richard Best to add 2500sf to the cottage and transform it into a home more fitting to their growing family’s needs. Subsequently, in 2014/15, the owners again commissioned Richard to create a 2-story master suite addition. Living in or visiting the completed project - the original 1948 home remodeled + the 2000 addition + the 2014/15 addition, one goes through an unexpected and delightful experience as the spaces of the home “unfold” to reveal intimacy and environmental immersion. It was important to Richard and to the owners that their remodels and additions be appropriately designed to fit into the neighborhood and have the feel, scale, and soul of the original cottage. With this in-mind, Richard has interpreted the design intentions of the original cottage - “modernizing” the architectural vocabulary and creating open-plan, 2-story additions which promote site “engagement” at various floor levels and openness to the outdoors in a manner clearly inspired by the original cottage, yet modern. At the front door of the original (still remains as it was) 1948 structure, one is presented with a quaint a low-slung entry which establishes a very comfortable sense of scale. Inside, the remodeled spaces of the original cottage exude comfort and a cozy sensibility evoked by the reuse of the original home’s exposed timber framing structure, open-plan circulation, and an inventive two-sided steel fireplace which acts as a room divider between the living room and a home office. Accordion wood doors connect these rooms to a newly formed outdoor rear patio. At this point one also gets ones first hint that something very interesting is happening just beyond – a glimpse of the 2000 & 2014/15 additions. Moving from the original 1948 structure into the 2-story 2000 addition, one is greeted by a modern and open linear floor plan arrangement – a kitchen, casual dining and family room extend perpendicularly from the 1948 structure into the rear yard and down the hillside. The open framed cathedral ceiling and wood roof trusses establish a lofty feeling and a rhythm discretely separating the open rooms one from the other. Extensive use of windows and French doors connect the indoors to the outdoors and provide abundant natural lighting. This new appendage ends with a symmetrical family room which has no corners – it is a geometry composed of two overlapped squares - one rotated 45 degrees atop the other to create double opportunities for bay windows. The design not only connects the home to the desired exterior flat yards spaces, but it also takes full advantage of the sloping terrain by adding a floor below the original level so as to maintain a scale appropriate to the neighborhood. The exterior materials were chosen taking “hints” from the original 1948 structure – natural redwood siding, reused brick veneer and wood doors/windows all serving to aesthetically connect the addition back-to the spirit of the original structure. By 2014/15 the owners’ family has fully blossomed - the children are now teenagers and there is a need for additional space. However, the owners are very content with their remodeled cottage and Richard’s 2000 addition – unsure how to add to a home which they feel is quite perfect as it is … wanting whatever changes are to be made to be sympathetic to it. They are also concerned about potential additions blocking-out their views of the eucalyptus arroyo. The owners approached Richard with trepidation – we love our perfect house but we need it to be a bit bigger and we don’t want to block-out the arroyo views or create a hemmed-in feeling – how can we add but still see the arroyo. In response Richard created a private yet connected 2-story master suite, which by its positioning, dynamic geometries and extensive glazing create the fourth side of the former rear patio, making it into exterior courtyard with views around and through the new addition into the arroyo. A dynamic angularity in the new master addition (inspired by the 2000 addition) simultaneously reduces the apparent size/presence of the master suite addition on the edge of the eucalyptus arroyo while creating framed views into the arroyo from the newly formed courtyard. The new master suite - a master bathroom, master closet and a master sleeping loft each having exterior decks and/or patios, is connected back to the 2000 addition via a glazed hallway which provides a sense of connectedness and privacy. A modern rustic aesthetic of exposed board-formed concrete, natural finished Corten steel exterior cladding, frameless metal windows, and clear finished Douglas Fir planks serve to “extend” the soul of the original cottage into the master suite. The project is a highly sustainable design as well. Energy use is reduced by employing a high efficiency heat pump heating and cooling system, dual paned/gasketed metal window/door systems, natural lighting through a Kalwall skylight and generous exterior glazing with extensive eaves for shading, rigid roof insulation, and earthen backing – the lower floor is up-against the hillside which tends to even-out the day/night temperature differential. Northfield, IL kitchen remodel has an open floor plan which allows for better daylight dispursement. Defining the kitchen, dining, and sitting room space by varying ceiling design and open cabinetry makes the rooms more spacious, yet each space remains well defined. The added skylights in the hall gave natural light in the interior hallway as well as down the lower level stairway. Our inspiration for this home was an updated and refined approach to Frank Lloyd Wright’s “Prairie-style”; one that responds well to the harsh Central Texas heat. By DESIGN we achieved soft balanced and glare-free daylighting, comfortable temperatures via passive solar control measures, energy efficiency without reliance on maintenance-intensive Green “gizmos” and lower exterior maintenance. The client’s desire for a healthy, comfortable and fun home to raise a young family and to accommodate extended visitor stays, while being environmentally responsible through “high performance” building attributes, was met. Harmonious response to the site’s micro-climate, excellent Indoor Air Quality, enhanced natural ventilation strategies, and an elegant bug-free semi-outdoor “living room” that connects one to the outdoors are a few examples of the architect’s approach to Green by Design that results in a home that exceeds the expectations of its owners. This forever home, perfect for entertaining and designed with a place for everything, is a contemporary residence that exudes warmth, functional style, and lifestyle personalization for a family of five. Our busy lawyer couple, with three close-knit children, had recently purchased a home that was modern on the outside, but dated on the inside. They loved the feel, but knew it needed a major overhaul. Being incredibly busy and having never taken on a renovation of this scale, they knew they needed help to make this space their own. Upon a previous client referral, they called on Pulp to make their dreams a reality. Then ensued a down to the studs renovation, moving walls and some stairs, resulting in dramatic results. Beth and Carolina layered in warmth and style throughout, striking a hard-to-achieve balance of livable and contemporary. The result is a well-lived in and stylish home designed for every member of the family, where memories are made daily.

Another fun Crestview project! This young couple wanted a back yard that reflected their bohemian-eclectic style and could add additional privacy from the ever climbing construction around them. A place for “hanging out and drinking coffee or beer in the backyard.” But what was most exciting, was the air stream they had just purchased and were in the process of restoring. With the end goal of using it as a guest home for family and friends, we were challenged with creating a space that was cohesive and connected this new living space with the rest of the yard. In the front we had another quark to fix. The sidewalk from their front door to the street suddenly stopped 5 feet from the curb, making a less than inviting entry for guests. So, creating a new usable entryway with additional curb appeal was a top priority. We managed the entertainment space by using modern poured concrete pad’s as a focal. A poured concrete wall serves as a bench as well as creates a visual anchor for the patio area. To soften the hard materials, small plantings of succulents and ground cover were planted in the spaces between the pads. For a backdrop, a custom Cedar Plank wall and trellis combined to soften the vertical space and add plenty of privacy. The trellis is anchored by a Coral Vine to add interest. Cafe style lighting was strung across the area create a sense of intimacy. We also completed the fence transition, and eliminated the grass areas that were not being utilized to reduce the amount of water waste in the landscape, and replaced these areas with beneficial plantings for the wildlife. We often get asked whether it is suitable to install a freestanding bathtub in an alcove. The answer – absolutely! Freestanding bathtubs have been around for nearly 150 years, and they are still part of every day design. Available in endless shapes, colors and sizes. The freestanding bathtub has really evolved in terms of materials, aesthetics and comfort. We recently collaborated with the incredibly talented Andria of Andria Fromm Interiors in Nashville. Our customer Jenny was renovating her bathroom and Andria had a stunning vision. Jenny wanted a shower as well as being able to enjoy soaking in a bathtub. They decided that installing a freestanding bathtub in an alcove they created was the best option to enjoy the best of both worlds. The end result is simply stunning. She completely transformed the room by wrapping the entire bathroom in tile. A beautiful mix marble, and tile adds dimension to the entire design. Andria integrated some Earthy elements as well, some greenery and wood trim. Natural light enters from the window centered above the T & L Adoni freestanding jetted bathtub providing a view of the garden. The soft white matte finish on the bathtub gives the appearance of natural stone with a clean crisp finish. Sunlight bounces off the elegant gold accents bringing a charming glow into the bathroom.

By designing a state of the art outdoor kitchen, the client is invited and encouraged into the outdoors. This shift to focus on the outdoors not only improves the health and well being of the clients, but also reduces the heating and cooling loads inside as the heat generated from cooking get reduced when cooking is moved outside. With the client’s name custom tiled on the wood burning pizza oven, this food preparation area is transformed into a special and unique place for the family to gather, entertain, and prepare meals.

This renovated brick rowhome in Boston’s South End offers a modern aesthetic within a historic structure, creative use of space, exceptional thermal comfort, a reduced carbon footprint, and a passive stream of income. DESIGN PRIORITIES. The goals for the project were clear - design the primary unit to accommodate the family’s modern lifestyle, rework the layout to create a desirable rental unit, improve thermal comfort and introduce a modern aesthetic. We designed the street-level entry as a shared entrance for both the primary and rental unit. The family uses it as their everyday entrance - we planned for bike storage and an open mudroom with bench and shoe storage to facilitate the change from shoes to slippers or bare feet as they enter their home. On the main level, we expanded the kitchen into the dining room to create an eat-in space with generous counter space and storage, as well as a comfortable connection to the living space. The second floor serves as master suite for the couple - a bedroom with a walk-in-closet and ensuite bathroom, and an adjacent study, with refinished original pumpkin pine floors. The upper floor, aside from a guest bedroom, is the child's domain with interconnected spaces for sleeping, work and play. In the play space, which can be separated from the work space with new translucent sliding doors, we incorporated recreational features inspired by adventurous and competitive television shows, at their son’s request. MODERN MEETS TRADITIONAL. We left the historic front facade of the building largely unchanged - the security bars were removed from the windows and the single pane windows were replaced with higher performing historic replicas. We designed the interior and rear facade with a vision of warm modernism, weaving in the notable period features. Each element was either restored or reinterpreted to blend with the modern aesthetic. The detailed ceiling in the living space, for example, has a new matte monochromatic finish, and the wood stairs are covered in a dark grey floor paint, whereas the mahogany doors were simply refinished. New wide plank wood flooring with a neutral finish, floor-to-ceiling casework, and bold splashes of color in wall paint and tile, and oversized high-performance windows (on the rear facade) round out the modern aesthetic. RENTAL INCOME. The existing rowhome was zoned for a 2-family dwelling but included an undesirable, single-floor studio apartment at the garden level with low ceiling heights and questionable emergency egress. In order to increase the quality and quantity of space in the rental unit, we reimagined it as a two-floor, 1 or 2 bedroom, 2 bathroom apartment with a modern aesthetic, increased ceiling height on the lowest level and provided an in-unit washer/dryer. The apartment was listed with Jackie O'Connor Real Estate and rented immediately, providing the owners with a source of passive income. ENCLOSURE WITH BENEFITS. The homeowners sought a minimal carbon footprint, enabled by their urban location and lifestyle decisions, paired with the benefits of a high-performance home. The extent of the renovation allowed us to implement a deep energy retrofit (DER) to address air tightness, insulation, and high-performance windows. The historic front facade is insulated from the interior, while the rear facade is insulated on the exterior. Together with these building enclosure improvements, we designed an HVAC system comprised of continuous fresh air ventilation, and an efficient, all-electric heating and cooling system to decouple the house from natural gas. This strategy provides optimal thermal comfort and indoor air quality, improved acoustic isolation from street noise and neighbors, as well as a further reduced carbon footprint. We also took measures to prepare the roof for future solar panels, for when the South End neighborhood’s aging electrical infrastructure is upgraded to allow them. URBAN LIVING. The desirable neighborhood location allows the both the homeowners and tenant to walk, bike, and use public transportation to access the city, while each charging their respective plug-in electric cars behind the building to travel greater distances. Boasting views of the Museum of Natural History and Central Park, the Beaux Arts and French Renaissance style building built in 1900 was once home to a luxury hotel. Over the years multiple hotel rooms were combined into the larger apartment residences that exist today. The resulting units, while large in size, lacked the continuity of a single formed space. StudioLAB was presented with the challenge of re-designing the space to fit a modern family’s lifestyle today with the flexibility to adjust as they evolve into their tomorrow. Thus, the existing configuration was completely abandoned with new programmatic elements being relocated in each and every corner of the space. For clients that are big wine connoisseurs, the focal point of entry and circulation lies in a 400 bottle, custom built, blackened steel and glass, temperature controlled wine cabinet. The once enclosed living room was demolished to create one main entertaining space that includes a new dining area and open kitchen. Hafele bi-folding pocket door slides were used in the Living room wall unit to conceal the television, bar and display shelves when not in use. Posing as kitchen cabinetry, a hidden integrated door opens to reveal a guest bedroom with an en suite bathroom. Down the hallway of wide plank ebony stained walnut flooring, a compact powder room was built to house an original Paul Villinski installation of small butterflies cut from recycled aluminum cans, entitled Mistral. Continuing down the hall, and through one of the walnut veneered doors, is the shared kids bedroom where a custom-built bunk bed with integrated storage steps and desk was designed to allow for play space and a reading corner. The kids bathroom across the hall is decorated with custom Lego inspired hand cast concrete tiles and integrated pull-out footstools residing underneath the floating vanity. The master suite features a bio-ethanol fireplace wrapped in blackened steel and integrated into the Tabu veneered built-in. The spacious walk-in closet serves several purposes, which include housing the apartment’s new central HVAC system as well as a sleeping spot for the family’s dog. An integrated URC control system paired with Lutron Radio RA lighting keypads were installed to control the AV, HVAC, lighting and solar shades all by the use of smartphones.

This client from Nantwich had a beautiful Travertine tiled floor installed in their very large kitchen and utility area. Realising that their tiles didn’t look as good as when they were installed, they got in touch to ask if I could clean and re-seal the tiles and grouting. I went over to survey the floor and could see the grout had darkened (it was originally white) and the travertine was trapping dirt in the natural pits of the stone. I conducted a test clean on the grout and Travertine which responded well, the client was impressed, and I was asked to do the whole floor. Happy with my quote for restoring the tile and grout we scheduled a date to do the work. Nantwich is a medieval market town in Cheshire, well known for its Tudor and Georgian architecture. It has one of the highest concentrations of listed buildings in England and many of these properties have very old floors. We scheduled in a date for the work, and I began by cleaning the floor with a strong solution of Tile Doctor Remove and Go worked into the grout and pitting with hand brushes. I then used a wire brush on the grout to get it really clean. The soiled solution was rinsed off with water and extracted with a wet vacuum. Once done the Travertine was burnished using a series of Tile Doctor burnishing pads from 400 through to 1500-grit attached to the rotary machine, rinsing with water in between to remove the soiling. The pads are encrusted with diamond and after being worked over each pad three times do an amazing job of removing ingrained dirt and bringing up the polish on the stone. The floor needs to be dry before I can apply the sealer so once the burnishing was done, I gave it a final finish and extracted as much moisture as possible with the wet vacuum. The Travertine was left to dry off overnight and I returned the next day to apply a sealer, first checking the floor was dry with a damp meter. The readings were acceptable, so I was able to get on with the sealing. My client had requested a natural finish, so I had recommended Tile Doctor Ultra-Seal which is almost invisible sealer that provides protection but doesn’t change the look of the stone. Only a couple of coats are required and being an impregnating sealer, it works by soaking into stone and occupying the pores so dirt can’t become ingrained there. Once the sealer had dried the floor looked so much cleaner and I had a very happy customer who left the following feedback: “Kamilla has totally transformed our tumbled travertine kitchen floor. It looks like new again, we are so pleased. Kamilla explained the whole process and was a pleasure to deal with. We are delighted with the end result, Kamilla worked so hard, would highly recommend.” For aftercare cleaning and maintenance, I recommended they use Tile Doctor Stone Soap which is pH neutral and mild enough to use every day. Studio IAAD | Hines Conscient Elevate, Gurugram A tranquil retreat from city-life Located in the plush suburbs of Gurugram in NCR, Elevate is a co-venture housing project marking the collaboration of Hines and Conscient, two major league developers in the Indian real estate sector. Spread across an area of about 10,000 sq.ft., the design scope comprised architecture, interiors, landscaping and FFE, skillfully realized by Studio IAAD. The holistic design brief allowed for a versatile and flexible intervention; the idea was to 'elevate' the person entering the condominiums from the chaos of the noisy world's frantic pace to a quieter, peaceful space where they can relax and take a breath of fresh air. The biophilic approach, a signature of Studio IAAD's brand, nurtures an intimate connection of the user with nature without foregoing modern comforts, whilst employing greenery as a buffer to mute the clangour of the cosmopolitan city, enabling well-being. Nestled in a forest-like setting, the approach to the house evokes tranquility. The visitor is greeted with a narrow pathway on entry, wrapped in an enclosing thicket of overarching trees. It trails up to a circular courtyard with a sculpture at its nucleus, that embodies the aesthetics of grace, harmony and serenity. This courtyard connects to the building through a dynamic walkway peppered with abundant tropical trees and blossoming petunia flower beds on either side, activating the pedestrian experience and crafting a blissful forest-like environment. Encompassed within green canopies, the building seems to emerge from the verdant landscape, akin to the trees that surround it. Steeped in a contemporary theme, the design also nods to rustic simplicity and examples of European aesthetics in the interiors. The structure metaphorically manifests itself as a glass box at the ground level, wrapped in transparent ribbons of glazing and holding up the levitating opaque mass that houses the private enclosed spaces on top. The expansive glass walls offer unhindered views of the scenic splendour around, enriching the visual experience. A sleek metal skeleton supports the structure, framing the glass facade and giving it a modern edge, thereby reducing the need for boxy columns. An open courtyard that forms the nexus of the project creates a niche in the building mass, dividing it into two distinct parts that remain visually connected. A conscious intervention places multiple human-form sculptures by Mukul Goyal to adorn the courtyard space with their faces directed towards the sky, representing the notion of being liberated and 'elevated'. Within the main dwelling, the ground floor accommodates the experience centre, a lounge, a café and the audio-visual room leading up to the show apartment, kids’ room, a lounge and meeting rooms at the top level. The seating spaces of the reception, outdoor deck, café and lounge are stitched together around the central courtyard in an unceasing dialogue with each other and the infinite open sky. The spaces flow into one another and unfold as one moves along, enabling a gradual unwinding of the sensory experience instead of making a colossal impact instantly. Careful planning allows the optimization of spaces and an easy concourse of commodious rooms. The audio-visual room is a theatrical experience that allows the visitors to watch a movie when the screen is down and reveals the model room as the screen lifts, unravelling an added dimension. For experience centres, it is imperative to hold the visitor's attention, so the spaces have been designed cohesively in tandem with this intent. A specially designed kids’ room allows young families to explore the building in uninterrupted peace while their kids indulge in recreational activities. The staircase is designed using opulent chandeliers to usher the visitors from the lifts towards the stairs in order to make the ascent a part of the enchanting experience. The three-bedroom show apartment is finished in inconspicuous, neutral tones and materials, allowing potential home-buyers to layer their personalities onto the house. Each user can relate to their own space, making it a unique selling point for the apartment. Taking a cue from the natural surroundings, a soothing play of textures by ribbed wooden cladding and mirror panelling in subdued browns forms the highlight of the living room, accentuated by flooring and furniture in pristine white. A wrap-around balcony ties two bedrooms and a corner of the living room, creating a sizable spill-out space for relaxation and recreation, enabling transcendence into the enveloping quietude. A juxtaposition of course, with the fine, awe-inspiring artworks adorn the walls of the house, leaving a solid and lingering impression on the minds of the visitor with a recall factor long after they have left. The artistry conjoined with carpets and lighting accessories in fresh and vibrant hues comes together and serenades the space with a warm, welcoming vibe- constituting a harmonious whole that exceeds the sum of its parts. A view gallery outside the apartment frames the sylvan panoramic vistas beneath the blue banner of the sky, acting as the epitome of the experience of 'Elevate' housing. Many accessories, including lighting fixtures and furniture, have been reused from a previous project, facilitating a sustainable approach to waste management. The sculptures will also become a part of the landscape in the housing project. Concentric cut-outs in the ceiling are designed to achieve a minimal yet elegant look, integrating both HVAC and lighting services into one. The structure is designed with metal, glass and wood as principal materials for quick construction, deconstruction and reuse. The design corroborates a dialogue between the experience centre and the show apartments through a similar theme and vocabulary. Envisioned as a boutique hotel, the building is averse to the prevailing treatment of experience centres as an afterthought to housing developments. The ethereal slow-burn experience compels the visitor to sit and ponder, escaping in the forest's therapeutic solitude, away from the outer world, becoming a placid haven that people want to connect to, engage with and inhabit.

Increased Energy Efficiency and Comfort One of the primary goals of this behemoth renovation project was to enhance the energy efficiency, comfort, and health benefits for the homeowner. To achieve this, Master Edge Homes incorporated several features and upgrades. Smart features like thermostats preserve ultimate customizable comfort. We installed high-efficiency furnaces and energy-efficient windows to ensure optimal thermal performance and reduce energy consumption. We used LED pot lights and mirrors to add a modern touch while contributing to energy savings.
