Located within Dunkirk Estate, this design maximises the potential of the small site. It minimises impact on the surrounding environment by reducing cut and fill. The building opens up to the north and south to maximise natural light and reduce solar heat gain.
All windows on the upper ground floor slide away to promote cross ventilation and promote indoor/outdoor living. The large expanse of Low-E glass captures views into the forest from both levels, whilst maintaining a good thermal performance
The rainwater collected from the 15000 litre harvesting system will be used to flush toilets and irrigate the landscaping. The indigenous green roof not only reduces heat gain in summer and heat loss in winter, it also serves to visually integrate the built environment with the natural surrounding vegetation. The interiors were designed by Moos Interior Architects.

Thru a research project conducted at Texas A&M, it was concluded that you can reduce your irrigation needs using AirField Systems AirDrain. The five year research project was jointly funded by the United States Golf Association and AirField Systems and was a collaborative effort between Texas A&M, AirField Systems and the United States Golf Association. The data from the research showed that the AirField Systems drainage profile provided between one to three more days of plant available water than a United States Golf Association recommended gravel and sand profile.
In addition, AirDrain by AirField Systems can significantly save on installation time because much less excavation is required compared to the traditional gravel drainage layers that have a much deeper profile. A 1970’s addition on the rear of this house awkwardly consumed the entire backyard and reduced natural light to the interior, creating a dark kitchen and dining room. This project was a unique one in that we actually reduced the square footage. One of the advantages of living in California is that a backyard can easily serve as an extra room - with dining, entertainment, and lounge space usable for most of the year.
In order to maximize natural daylight into the heart of the home, two large bi-folding patio doors were installed in the kitchen and dining room. This creates a strong connection to the backyard entertainment space, complete with an exterior kitchen and fire-pit seating area.
The exterior of the house was redesigned to compliment a modern landscape project. A cedar rain screen leads guests to the front door - shifting the visual emphasis to the front door and reducing the prominence of the garage. The cedar gave the facade a modern, warm feel and differentiated the house from it’s neighbors

Newly constructed home located in the Zilker neighborhood of Austin. The existing bungalow on the property was deconstructed, with materials set aside for re-use in the new home. Goal of the project was to source exclusively from these existing materials, as well as materials salvaged from the homeowners' family ranch in West Texas. The remaining products and materials were sourced locally and made in the USA whenever possible, to lower the carbon footprint and support local manufacturers and artisans.

At an elevation of 8750' and winter design temperature of -16 degrees F, the historic mountain mining town of Telluride, Colorado can be cold! Beyond Efficiency was brought on board for its cold-climate expertise and provided buiding envelope advising and detailing, mechanical engineering, and guidance in surpassing Telluride's energy efficiency requirements for the new single-family home. The project was completed in the fall of 2016.
Our detailed plan review of preliminary building envelope details services identified thermal bridging issues at basement wall intersections with the slab and raised floor. Simple modifications significantly reduced heat loss and improved constructability. We also advised on the above-ground framed wall assemby, which resulted in a 2x6 wood-framed wall insulated with dense-pack cellulose, ZIP System sheathing (which doubles as the airtight weather-resistant barrier (WRB)), 2" continuous rigid mineral wool insulation, 1x4 furring, and fiber cement lap siding. The wall assembly reduces heat loss 20% compared to Telluride's minimum requirement, and the R-52 roof assembly is 35% better than code. Alpen high-solar gain fiberglass windows, which include a low-E film suspended between the two panes of glass, reduce window-related heat losses by 50% compared to code and round out the high-performance envelope package.
The final mechanical system design includes heat-recovery ventilation and in-floor radiant hydronic heating provided from a 95% AFUE high-efficiency condensing gas boiler. Utility bills from the first year of occupancy demonstrate the project's highly efficient design: the household's total site energy is about 20% less than that of the average Colorado residence, an impressive feat given that Telluride is in a significantly more extreme climate zone than a majority of Colorado's population.
