After decades of drastic alterations, and demolition of the second and third story, this grand estate was reduced to a pink Bermuda style ranch house. The current owners returned it to a suggestion of its original state. Beamed ceilings, working fireplace, period woodwork and historic finishes draw out the dignity of its past, and make them part of life in his century. Inspiration for a coastal deck remodel in Charleston

Xeric landscape designed and built by Southern Landscape. This Austin homeowner reduced their turf area by over 17,000 square feet, reducing water consumption and maintenance. The remaining turf areas were required for the septic leach field. Limestone retaining walls with leuders caps control erosion. The plant palette contains lantana, plumbago, various grasses, and yuccas, all chosen for their specific water usage appropriate to the area. Landscape lighting was also added to highlight the beauty of this large xeriscape.

Architect: Elizabeth Herrmann Photos: Susan Teare This 1100 sf 3-bedroom cottage in the Mad River valley was designed by architect Elizabeth Herrmann for a family of four who dreamed of downsizing and reducing energy consumption. Sited on an east-facing slope with view over the Mad River, the little black house features a standing seam roof, triple-glazed windows from Alpen, and a high-performing insulation package. A small Morso woodstove provides heat in the winter. A single Mitsubishi heat pump provides cooling in the summer and backup heat in the winter. Water is heat by an electric heat pump water heater.

A summer house built around salvaged barn beams. Not far from the beach, the secluded site faces south to the ocean and views. The large main barn room embraces the main living spaces, including the kitchen. The barn room is anchored on the north with a stone fireplace and on the south with a large bay window. The wing to the east organizes the entry hall and sleeping rooms.
