This was a family favorite chair that had been loved to death. It was an ivory microsuede, so when Chris asked me if it was worth saving. I said yes. If the chair is as classic as this and a family favorite lets find a family friendly fabric and reupholster it. We chose this super super soft nubby textured knit that has a high double rub content, so it will withstand years of kids jumping on it. Chris sent me this photo of her youngest son who refuses to share his favorite chair! We also added the Moroccan ivory and navy wool rug to add some pattern and dimension to the space. Inspiration for a modern garage remodel in San Francisco

On this major remodel in Santa Cruz we were faced with a dilapidated Victorian built in 1904. We began by creating a complete set of building plans detailing the renovation and remodeling of the building. We added new square footage to the master bedroom, reengineered and rebuilt the back half of the structure and then completely replaced all of the plumbing and electrical services. All of our construction on the exterior was required to match the original in order to comply with the historical status of the building. This project was conducted under the new green building guidelines established by the City of Santa Cruz. We were able to recycle nearly 80% of our demolition and construction refuse. We took care to preserve and renovate the existing redwood window casings and all of the original custom heart redwood doors in the home. These were planed, sanded and refinished to both save cost and maintain the vintage warmth of the original structure. The windows were recycled and new Marvin dual pane wood windows installed in their place. The original upstairs redwood flooring was preserved and the damaged sections replaced with material salvaged from the flooring at the first story. These surfaces were sanded and finished to recreate the look of the former flooring. We were also able to save and reuse the decorative fireplace mantle from the original construction.

The Renson pergola over the dining area also integrates a set of sliding loggia panels to offer a modern backdrop, add privacy and block the sun. Rooftopia partnered with the talented Derek Lerner for original artwork that was transformed into a large-scale mural, and with the help of Chicago Sign Systems, the artwork was enlarged, printed and installed as one full wall of the penthouse. This artwork is truly a special part of the design. Rooftopia customized the design of the planter boxes in partnership with ORE Designs to streamline the look and finish of the metal planter containers. Many of the planter boxes also have toe kick lighting to improve the evening ambiance. Several large planters are home to birch trees, ornamental grasses, annual flowers and the design incorporates containers for seasonal vegetables and an herb garden. Our teams partnered with Architects, Structural engineers, electricians, plumbers and sound engineers to upgrade the roof to support the pergola systems, integrate lighting and appliances, an automatic watering system and outdoor sound systems. This large residential roof deck required a multi year development, permitting and installation timeline, proving that the best things are worth the wait.
