Arlene Ladegaard of Design Connection, Inc. was chosen to assist with the new designs and renovations. This large, classic-styled home featured beautiful moldings, cabinetry, and craftsmanship, but was in need of an update. Although the windows were beautiful on their own, they looked too bare without window treatments. Gray linens were chosen with a contrasting accent band and the chrome rods with crystal finials blended well with the other accents. The new draperies define the space while adding softness and drama. A massive area rug completes the look and adds warmth and elegance to this beautiful formal living room. The clients wanted a formally dressed living room with comfortable, elegant furniture to accommodate entertaining multiple guests. The scale of this space allows for many furniture groupings. The furnishings were sized to fit the space perfectly and the fabrics were chosen with daily use and easy-cleaning in mind. The many layers of textured and printed fabrics add visual interest and emulate the clients’ collective style. The clients love the new furnishings in their living room. “We were at loss for how to make it look elegant, beautiful, and yet functional. Our client came to us with a desire to take an overgrown, neglected space and transform it into a clean contemporary backyard for the family to enjoy. Having had less than stellar experiences with other contractors, they wanted to find a trustworthy company; One that would complement their style and provide excellent communication. They saw a JRP banner at their son's baseball game at Westlake High School and decided to call. After meeting with the team, they knew JRP was the firm they needed to give their backyard a complete overhaul. With a focus on sleek, clean lines, this contemporary backyard is captivating. The outdoor family room is a perfect blend of beauty, form, and function. JRP reworked the courtyard and dining area to create a space for the family to enjoy together. An outdoor pergola houses a media center and lounge. Restoration Hardware low profile furniture provides comfortable seating while maintaining a polished look. The adjacent barbecue is perfect for crafting up family dinners to enjoy amidst a Southern California sunset. Before renovating, the landscaping was an unkempt mess that felt overwhelming. Synthetic grass and concrete decking was installed to give the backyard a fresh feel while offering easy maintenance. Gorgeous hardscaping takes the outdoor area to a whole new level. The resurfaced free-form pool joins to a lounge area that's perfect for soaking up the sun while watching the kids swim. Hedges and outdoor shrubs now maintain a clean, uniformed look. A tucked-away area taken over by plants provided an opportunity to create an intimate outdoor dining space. JRP added wooden containers to accommodate touches of greenery that weren't overwhelming. Bold patterned statement flooring contrasts beautifully against a neutral palette. Additionally, our team incorporated a fireplace for a feel of coziness. We had been to maintain this Sandstone floor about two years previously at a property in the pretty area of Windermere in the English Lake District. The client had run out of our Tile Doctor Neutral Tile Cleaner that we left after completing the job and had started using a standard cleaner instead (a well-known ecological cleaner). Unfortunately, this product has a 5% non-ionic surfactant in its chemical structure, which will strip a coat of stone sealer off the surface within 6 months, once that topcoat has been removed the sealed surface is only 50% as strong as it should be. Readers of this article should be aware that even washing up liquid which is a degreaser will strip sealers although it will take many months of regular use before you will start to notice an issue. Stronger bleach-based cleaning products such as Flash and Domestos will cause instant damage to stone sealer which will often go an off-white colour as a result. So, the importance of using the right cleaner is imperative. Having used our services on this floor previously he client knew what to expect and was happy to go ahead with our quote. My first task would be to clean the floor and completely remove what was left of the old sealer to ensure the floor would have a consistent appearance. On this occasion I used a strong 1:3 dilution of Tile Doctor Pro-Clean worked into the floor with a Black buffing pad fitted to a rotary buffing machine. The Sandstone floor was then rinsed with water, scrubbed again and then the waste extracted using a wet vacuum. This was followed with acid rinse using a 1:5 dilution of Tile Doctor Grout Clean-Up, this is a Phosphoric Acid (not a Brick Acid). After being scrubbed into the tile it was rinsed off the floor as before using water and the wet vacuum. This process further cleans the stone and neutralises the floor after the use of the strong alkaline Pro-Clean used earlier. Before leaving for the day I gave the floor one final rinse with water and then dried the floor as much as possible with the wet vacuum. The floor was now clean and free of sealer and left to fully dry off overnight. I came back the following morning and started by testing the floor with the moisture meter. I always do this as I know from experience how important it is to ensure the floor is dry before applying a sealer. Happy the Sandstone was dry I then proceed to apply the first of what would be four coats of sealer. For this I used Tile Doctor Seal and Go which leaves a nice low sheen finish. This product is specially formulated blend of acrylic polymers that provides will protect the floor from ingrained dirt and staining; it will make the floor easy to clean and has the added advantage of being water based so it doesn’t leave a solvent smell as it dries. The client was left another complimentary bottle of Tile Doctor Neutral cleaner and hopefully the seal will last a long longer the 2nd time around. The client was pleased the floor had been restored and vowed to use nothing but Tile Doctor products on it in the future. Heidi Taylor South Cumbria Tile Doctor

I was recently contacted by a client who had just moved into a large Victorian property in the West Cheshire village of Tarvin about renovating their Victorian tiled hallway. Apparently, the floor was in good condition, and it would just be a case of removing what was left of the old sealer, deep cleaning the tiles and then applying a fresh seal. Unless the floor has been regularly maintained with the same sealer it’s important to remove all traces of old sealers before applying fresh. Victorian Hallway Before Cleaning Tarvin Cheshire A lot of the work we do at Tile Doctor can be a lot more involved, often requiring the sourcing of matching replacement tiles and rebuilding large sections of tiled flooring so straight forward clean and seal job is always welcome. To remove what was left of the sealer and the ingrained dirt from the pores of the Victorian tile I dressed the floor with a strong dilution of Tile Doctor Pro-Clean. On this occasion I used a 1:3 dilution with water and applied it to the floor with a mop. I left it to soak into the tile for fifteen minutes before scrubbing so it could get to work breaking down the old sealer. During this time, I set up a weighted floor buffer and fitted a black buffing pad, these pads are designed for scrubbing hard floors and lifting out the dirt. I applied a little water as required during this process to ensure the pad was lubricated. Shortly the cleaning solution darkened as the old sealer and dirt was released from the tile. The soil was rinsed away with water and then removed using a wet vacuum. Once clear the floor was inspected and the process repeated until I was satisfied it was as clean as it could be and free of sealer. I left the floor to dry off overnight and returned the next day to apply a new sealer. Before doing so however I like to use a damp meter to take moisture readings from the floor. This is needed to ensure it is dry enough to seal which is important as any moisture in the tile can affect the sealer and lead to an inconsistent finish. To seal I started with the application of a single coat of Tile Doctor Colour Grow which is a colour intensifying breathable impregnator that soaks into the tile improving appearance and adding protection from within. Any excess sealant was removed by wiping the floor with a microfibre cloth and then it was left to dry for an hour. This was followed with four coats of Tile Doctor Seal and Go Extra which is an acrylic breathable sealer which adds a pleasing subtle shine to the tile. This is an important feature when choosing a sealer for old floors where moisture needs to be allowed to rise through the tile, otherwise it can become trapped under the floor and reach out to the walls causing rising damp. The customer was very happy with the revamped hallway which made the house a lot brighter and welcoming. Before closing I should mention that for aftercare cleaning I recommend Tile Doctor Neutral cleaner which is designed for the daily cleaning for sealed tiles, this is important as most domestic supermarket cleaners are simply too strong and can prematurely erode the sealer. Our client had inherited this Travertine floor when purchasing in a lovely street in Walton-On-Thames, close by was the River Thames which runs all the way into London. The new owners were unhappy with the floor in that it did not look very clean, and they were keen to get this rectified. I arranged a site visit to survey the floor and see what could be done to restore its appearance. The floor itself was in good physical condition, however, it was apparent from the level of dirt ingrained in the stone that it had not been maintained very well by the previous owner. I carried out a small test clean which came out well and they could see straight away what the floor should look really like! They were happy with my renovation quote and we agreed a mutually convenient time where I could work in relation to the COVID guidelines. The Travertine floor was scrubbed using a mixture of Tile Doctor Pro Clean and Remove and Go. These are heavy duty cleaning products designed for use on tile and stone can be combined to form a powerful cleaning/stripping solution which is left to dwell on the floor surface. After a short while the solution was worked into the stone using a rotary machine fitted with a black scrubbing pad. This cleaning recipe works extremely well breaking down dirt, stains, and grease in the stone. Following a machine scrub and a more manual hand scrub of the grout lines, we then pressure rinsed the soil away and then it was extracted using an industrial wet vacuum. In a couple of areas, it was necessary to repeat the process to ensure it was completely clean. Once we were satisfied that the stone was fresh and clean, the floor was left to dry off overnight, so it would be ready for sealing the following day. After drying overnight, the floor was checked with a damp meter to make sure it was dry. Once reassured I started with the application of the fresh sealer to the floor using Tile Doctor Colour Grow Sealer which is a colour enhancing sealer that works from within by soaking into the pores of the stone. Several coats were applied allowing each one to dry before applying the next. This sealer does not provide a glossy finish, just a nice natural sheen. This brought back the contrast and natural colours in the stone, whilst adding protection to stone for many years to come. The client was very happy with the work we carried out, the floor had come up much better than they had expected, and it really made a difference to the lovely kitchen space. The floor looked like new. I recommended the regular use of Tile Doctor Stone Soap for future cleaning which will keep the floor in great condition and ensure the longevity of the newly applied sealant. These Slate kitchen floor tiles at a property in Oxford were in good physical condition, but had become dull over time due to heavy usage, and upon close inspection the grout was stained. The customer contacted me as she was keen to get the tiles back to looking their best. This would require a thorough clean and the application of a fresh sealer. While Slate floor tiles are reputed to be hard wearing and damage resistant – and are therefore a popular choice for high traffic areas like kitchens – this does not exclude them from needing regular maintenance. To begin, I mixed a strong solution of Tile Doctor Pro Clean and water. Pro-Clean is a versatile cleaner that when used in a weak dilution can be used as a regular cleaner for most types of natural stone floor, including more sensitive stones such as Limestone and Marble. The cleaning was then spread across the surface area of the floor, and left it to dwell for ten minutes to allow the solution to seep into the pores of the stone and lift the ingrained dirt to the surface. Pro-Clean in a strong dilution also functions as a stripping product, meaning it works to strip away any old and ineffectual sealer. I then scrubbed the solution into the floor using a stiff scrubbing brush, paying particular attention to the grout in order to break down the visible staining. The tiles and grout lines came up really well during the cleaning process – this became clear once I had rinsed the floor and removed the residue using a wet vacuum. With the customer eager to have the job completed quickly, I installed portable room dryers and utilised a heat gun to dry the floor, allowing me to seal it on the same day. Once I had ensured the floor was completely dry, I commenced the sealing process by firstly applying a coat of Tile Doctor Stone Oil, a product which is designed to bring out all of the natural dark shades in the Slate. When this was dry, I applied a single coat of Tile Doctor Colour Grow. This is an impregnating sealer, meaning that it soaks into pores of the stone to provide durable protection from within against ingrained dirt and stains. Colour Grow also enhances the natural colours in the stone even further. The customer was amazed by just how big a difference could be made to the tiles in the space of just a day. Although the tiles were generally in very good nick, my main task was to be liven them up – judging by the before and after photos, I think this was achieved. And, now that they have been treated to a fresh seal, the tiles will be prevented from quickly becoming dull again. Barry Woodward Oxfordshire Tile Doctor
