They wanted to uplift the entire room, with better lighting, updated built ins and new gas log fireplace. Challenges: It was not an easy task to get rid of all masonry and brick wall. Gas lines and powder line were quite distance away and the family room floor was a concrete slab. Design solutions: It was important for the couple to create an optional separation between the family room and the kitchen for times that she is having her book club gang over and husband wanted to watch his sporting events. Part of the wall between kitchen and family room was taken by a closet. We have removed that entire wall and implemented a 6” wide Barn door for a partial solution to their problem. New wiring for light and cable wires were running into the old masonry wall. Gas line gave the old wood burning fireplace and new life. Custom built in cabinetry was placed in place old masonry wall. A new stone hearth and surround wrapped around the new fireplace. New hardwood wide plank flooring gave this family room warmth. New recess lighting has offered a much brighter room. Outcome: He gets to enjoy his favorite football team beat up the rebels while she gets to have her tea party around the kitchen table. And in all other occasions they get to cuddle by the flames of a new fireplace.

Our goal for this project was to create a space for Mr. Carroll where he can enjoy cooking while watching football at the same time. We upgraded this kitchen which was built in the seventies by leveling the ceiling and removing the soffit, replaced the window, replaced the floors to gray laminate flooring, the oak cabinets to white shaker cabinets,the formica countertops to quartz countertop in color white fall, the backsplash to full tile all the way up to the ceiling. In addition to the kitchen remodel we added a wet bar and updated the laundry area by adding new upper cabinets, upgraded the electrical and the plumbing.

In Season 5 of the Vanilla Ice Project, we transformed a mangled backyard into an infinity edge resort style pool that holds approximately 40,000 gallons of water. It has the classic and essential swim-up bar that is located right by the entertaining area outdoor kitchen. The beach deck leads right out of the backdoor into a sunken spa. This spa is set up to a system that removes water from the pool to reveal this glow-in-the-dark, sunken gem. The infinity edge overlooks the inter-coastal and is the best place to watch the sun set.

Cool, Contemporary, Curb appeal now feels like home!!! This complete exterior home renovation & curb appeal now makes sense with the interior remodel our client had installed prior to us gettting started!!! The modifications made to this home, along with premium materials makes this home feel cozy, cool & comfortable. The existing traditional missized semi-circle driveway that took up the entire frontyard was removed. The modification addition of 5 stucco columns creates the feeling of a much larger space than what was there prior...who know that these cosmectic columns would actually feel like arms that wrap around the new curb appeal...almost like a vibe of protection. The contrasting paint colors add more movement and depth continuing the feeling of this great space! The new smooth limestone courtyard and custom iron "x" designed fence & gates create a weight type feeling that not only adds privacy, it just feels & looks solid. Its as if its a silent barrier between the homeowners inside and the rest of the world. Our clients now feel comfortable in there new found outdoor living spaces behind the courtyard walls. A place for family, friends and neighbors can easliy conversate & relax. Whether hanging out with the kids or just watching the kids play around in the frontyard, the courtyard was critical to adding a much needed play space. Art is brought into the picture with 2 stone wall monuments...one adding the address numbers with low voltage ligthing to one side of the yard and another that adds balance to the opposite side with custom cut in light fixtures that says... this... is... thee, house! Drystack 8" bed rough chop buff leuders stone planters & short walls outline and accentuate the forever lawn turf as well as the new plant life & lighting. The limestone serves as a grade wall for leveling, as well as the walls are completely permeable for long life and function. Something every parapet home should have, we've added custom down spouts tied to an under ground drainage system. Another way we add longevity to each project. Lastly...lighting is the icing on the cake. Wall lights, path light, down lights, up lights & step lights are all to important along with every light location is considerd as to add a breath taking ambiance of envy. No airplane runway or helicopter landing lights here. We cant wait for summer as the landscape is sure to fill up with color in every corner of this beautiful new outdoor space.

This 1980 split-level home had great bones, but the owners wanted to update the finishes and create a more family-friendly layout. We bumped out the front entry of the house by a couple of feet to allow more room to welcome guests and to take off shoes and coats. Replacing the banister and partial-height walls at the top of the stairs with steel and wood fixtures presents a more modern aesthetic that also allows more light to stream in. The formerly closed-off kitchen was opened up and updated to create a "Great Room," with a generous kitchen where the owner can comfortably indulge her passion for baking. The rest of the main floor was reconfigured to add functionality and space to the two kids’ bedrooms, improve the guest bathroom, and create a spacious master suite with a luxe master bathroom that features a walk-in shower, soaking tub, and separate toilet room. In the basement, the finishes were updated, and the floor plan was opened up to create a roomy space where the parents can relax and watch movies while keeping an eye on the children in their own play space. This basement area was a complete renovation, down to the studs. We had walls removed, and reinvented the space to include a theatre room, a gym, a bathroom complete with steam shower, a lounge area as well as the recreation and bar area. The whole area maintains the elegance and colour schemes of the upper levels, but was carefully designed to accommodate the husband’s collection of sports memorabilia and allow lots of room for billiards or watching the game with friends. The limestone wall behind the bar carries over to a wall in the gym as well as the fireplaces on the basement and main level great room. We used smooth granite on the main bar counter, while a leathered version with a chiseled edge accents the seating bar. Custom cabinets, oil rubbed bronze hardware, high-end faucets, along with a hammered copper sink maintain the luxury of the rest of the home. The client, a single man in his thirties, was unhappy with his dark, closed-off home. He wanted a space for entertaining but lacked a functional kitchen and dining area. The master bathroom also felt cramped and outdated. To address these issues, we focused on creating an open-concept kitchen with a dedicated entertainment zone and a multifunctional island. We also updated the master bathroom with a walk-in shower and floating vanity. Additionally, we modernized the front entrance and mudroom with improved storage solutions. Key features of the renovation include: Open-concept kitchen: Removed the wall between the kitchen and dining room to create a more spacious and inviting area. Entertainment zone: Added a stylish bar area and a space for a large TV to create a dedicated space for socializing and watching TV. Multifunctional island: Designed a large island that can be used for food preparation, casual dining, and socializing. Ample storage: Incorporated custom cabinets and drawers to keep the kitchen organized and clutter-free. Master bathroom renovation: Installed a spacious walk-in shower and a floating vanity to create a more modern and spa-like feel. Front entrance and mudroom update: Modernized the entrance with updated fixtures and added clever storage solutions. The final result is a stylish and functional home that perfectly reflects the client's personality and lifestyle.

When a Historic District home was renovated in Fort Myers, a dream kitchen was created: open plan enough for gathering, with clearly delineated areas for cooking, reading and entertaining. Challenge Bill and Alison’s existing kitchen was small and dysfunctional. Each room seemed independent, and there was no flow through the house. The house felt small, with one entry and exit point. As a planning consultant, Bill was no stranger to construction. He was a general contractor himself and had built several custom homes in years past. As a gardening enthusiast and professional educator, Alison also had an eye for design. They started with design, layout and planning on their own, but soon realized they needed help. After interviewing several contractors who seemed overwhelmed and unenthused by their project, they reached out to Progressive Design Build. Solution Mike was not only enthused about the project, but he established trust with Bill and Alison. Within a few short weeks he was hired to begin the planning phase, conducting thorough research on the project, meeting key subcontractors and establishing a realistic budget. When the project began, internal walls were removed to open up the kitchen/dining areas and an island was built, giving the space an open and modern functionality. The eating area was enlarged, and a visual connection to the outside was established using Marvin insulated glass windows with Low E coatings—which rejects solar heat gain without reducing visible light passing through the glass. In order to allow for the open concept layout that Bill and Alison desired, we built new structural beams to transfer the live load. The sliding patio doors opened onto a small terrace with a wrought iron handrail creating access to the private courtyard and garden area. Finishing details included custom cherry cabinets and wood trimming, 16” x 32” natural stone flooring, granite countertops and historically correct plaster finishes. Result The project was completed within budget and two weeks ahead of schedule. “That planning phase was the best money we spent on the project,” exclaimed Bill. “It was incredibly gratifying being able to watch the subcontractors and suppliers come and go with shared leadership and attention to details.”

GAVIOTA, SAN CLEMENTE - UNDER CONSTRUCTION Having bought the home with the intention of making a major change, it is clear form the comparison to the new home how far the original home was from what they wanted. Located in Southern California and a walk from the beach, they bought the home for the large rear yard that is not typical in homes this close to the beach. The clients love to cook so the home is anchored around a large double island kitchen filled with color. The fun in this home is felt through the play on color and texture as you move through the home you are met with different experiences. The existing home seemed to turn its back on the rear yard, and had it as a destination place. This led to it not being used as much as it could, so through removing walls and moving the master suite to the second story the space opens up and completely lives out to the rear yard. Natural light floods the great room as the kids can be playing in the rear yard under the watchful eye of someone in the kitchen. The homes new flow allows for the family to live better together and entertain their friends in a piece of art that reflects who they are and their approach to life, fun, alive and full of color.

This amazing remodel by J.S. Brown & Co. in the River Forest neighborhood in Dublin, Ohio was designed with sunshine in mind! By removing an interior wall, the kitchen was completely opened to the adjacent sunroom for maximum views of the spectacular back yard. Also on the mission brief from the homeowners was shady place to enjoy their yard outdoors. A large roof over a paver patio was just the ticket for watching the grandkids run around in cool comfort.

The client recently moved into their home and had just a few furniture pieces for their existing finished basement. There was a nice bar but the client wanted a fireplace and different flooring and an area for their two young boys to play along with an office that would serve as a guest room as well. We were able to fish a gas line to the outside wall of the house and added a nice gas fireplace with a blower to give the room additional heat in the wintertime. We framed in the space for the fireplace, installed the vented fireplace then installed linear slate tile on the face of the fireplace and added a limestone mantel, brackets and hearth. We then flanked the fireplace with matching bookcases and cabinets to match the existing bar and mounted a TV above the fireplace. We removed the builder grade carpet and installed pre-finished hardwood flooring throughout. Area rugs were used to separate the play area from the TV-watching area and kid-friendly furniture was used in the play area. Sport memorabilia was hung throughout the area to give a relaxed feel.

The priority for this project was to open up the compartmentalized spaces so that there was better flow and access to all the natural light. Walls were removed and by getting rid of darker finishes/cabinets and some low ceilings the living spaces brightened up. New flooring, paint, cabinets, furniture, and lighting all lend themselves to a fresh approach to living comfortably without sacrificing aesthetics. It was an absolute pleasure to watch this transformation unfold.

This room used to be a step-down from the front door. By filling in the sunken living room, the room ties in much nicer with the rest of the house and removes that tripping hazard for guests who do not realize to watch for the surprise step down. Marazzi Montagna Rustic Bay flooring

This open concept floor plan was created by removing a large l-shaped wall between the living room and kitchen. This living room features ample seating with two large sofas, one includes a sleeper for overnight guests, and three accent chairs, one with an ottoman and the other with a recliner. The tiled fireplace keeps the large space at a comfortable temperature during each season. The dark wood stained, hand planed, hardwood flooring boasts through the entire space, with an enormous neutral shag area rug for added comfort. Recessed lighting, side table lamps and a ceiling fan with light offers ample lighting for reading or watching tv on the corner cabinet. The piano is quaintly displayed between the living room and kitchen, in the space that used to be the original dining room. The entire space as been painted using a Sherwin Williams light green paint color.
