Since most of their backyard would be turned into decking, they felt natural wood (cedar) for both the deck and extensive railings was the way to go. As experts like Bob Vila point out, cedar is a great choice because of its durability; it also resists rot, moisture, as well as insect damage. “It’s also a great choice for the Northeast because of cedar’s ability to adapt to changes in moisture, which is key during freeze-thaw periods,” says Bill Renter. www.besthottubs.com

Small starter homes are in big demand in many housing markets. Starter homes do not have to be unattractive, as this photo shows. Simple brick details add high quality lasting value that will give the owner/buyer or renter a sense of pride in their simple home. This 3 bedroom 2 bath home is ADA compliant.

The Model by Beasley & Henley utilizes the high-end finishes available in the rest of the 216 units at Casa Mirella, including granite countertops, stainless appliances and high end details to appeal to this sophisticated segment of the renter market. The interior design team, under the direction of Troy Beasley, created a lifestyle through its interiors that showcase the spacious floor plan, casual living and elegant design available in apartment life.

Done for a homeowner renting out their house, we brought this kitchen up to date, but kept it flexible to allow for the future renter to show their style!

Natural Walnut Acoustic Slat Panels were installed in this apartment living room to add dimension and character to an otherwise cookie-cutter space. Because of their minimally invasive installation, these acoustic slat panels were a perfect choice for this rental space. The rich, dark wood stands out starkly against the white walls, but match perfectly with the rest of the furniture in the apartment. The LED light kit rounds out the entire installation and makes the living room feel complete.

Erik Grammer Photography -
I recently came across a post on Facebook with a photo of an elderly couple with a quote saying "We were born in a time when if something was broken we would fix it, not throw it away..." This quote resonated with me. I found myself thinking of it while working on the same house - for the fourth time. I affectionately call this beautiful Southern California beach house the Humpty Dumpty home.
I started a wonderful business relationship with one of my favorite clients back in 2003. Initially, I was called in to "fix" and finish what another designer started. Once completed and with everything just so, the couple unfortunately divorced and amicably divided the art, rugs and furnishings. I was hired for a second time to recreate each room as close as possible to replace all items that were missing.
The house was happily restored back to the original design and all was well for a few years. My client relocated to the East Coast for a temporary job assignment and the house was rented to a person (whose name I can't say) from a famous all-girl band. During this time there was a problem with the upstairs laundry room and water damage occurred. I was hired for the third time to help repair and update (ever so slightly) some areas in the house. My client requested to keep the design and feeling of the house intact because he loved it so much.
A few years passed before a pipe broke in the master bathroom while the new renter was out of town on vacation. Unfortunately, things like this do happen - and if not attended to quickly, major damage can occur. In this case, nearly the entire house was flooded requiring it to be completely gutted and stripped down to the floorboards and studs. In January of this year, I was hired to help the client, the insurance company, and the contractor put the house back together again. But unlike the Humpty Dumpty story, this house has actually been put back together again - several times over.
Although, this house and client have experienced some challenges, I say this is a perfect example of design success. My client has had many opportunities to change and create something new in his environment with every mis-adventure. Instead, he realizes his home is exactly the way he likes it. It has been such an honor to work with this man who is definitive, trusting, and confident enough to create (or re-create) the perfect home that "fits" his personality and lifestyle.
Although this Humpty Dumpty home has been good for my business, I hope the next project with this client is to decorate another property - perhaps a New York City Apartment!

A one-day transformation of a Silicon Valley techie's one-bedroom apartment for under $4K! In one afternoon our client went from sitting on a bean bag and eating takeout to enjoying his fully-furnished living room, dining room, bedroom, and even kitchen. We handled design, installation, and pillow-fluffing.
Before DesignFix, this renter only had a beanbag to sit on. Now he can stretch out in comfort and style on a sleeper sofa that will make it easy to have college friends come to stay!

TriBridge Residential has chosen Beasley & Henley Interior Design as the interior design firm for their new Jacksonville, Fl multi-family project, BluWater Row. Beasley & Henley was commissioned with the space planning, interior detailing, specifications and furnishings for common areas for this 170-unit luxury apartment complex at 711 Beach Blvd. Beasley & Henley has a long history of multi-family projects to its name.
The interior design style for BluWater Row will appeal to the demographic of this beach community.
“The aesthetic could be described as rustic-beach-meets-sophisticated-design,” notes Design Principal Troy Beasley with a smile. “It is going touch this renter in a very positive way as it draws on the comfort of the barefoot beach culture but with a lot more style. The designs are going to be a very positive addition to the community in general.”

What once was a sad duplex located along the quaint town of Stone Harbor, NJ is now a gorgeous single family home for renters to enjoy! This was a total renovation which consisted of lifting the existing structure higher to comply with local flood height requirements (since it's a block from the Atlantic Ocean), total gut of the home interior, new face-lift and curb appeal upgrade, new gable roof with access to a roof top deck in the rear, and loads of charm inside and out. If you saw the before and after, you'd swear it was a new house!

The living room's wood paneling was treated to a sand and polish, giving it new life. New sconces were added above the stone fireplace. The ceiling was treated with the same rich teal carried in from the entry hall, with an inset of gold leaf paper. An old fan was swapped for a mid-century sputnik, and mod sconces were added to the walls to brighten the room.
While the client retained the original furniture, upholstered storage benches and throw pillows in CS Stockwell's classic Martinique print added a touch of the mid-century Polynesian style so renters can feel those vacation vibes.

The design team laid out the main Foyer, Leasing and Clubhouse designs to be distinctly modern with layouts and finishes to appeal to the high-end renter. The Foyer features a Beasley & Henley created reception desk to mimic the concept of a high-end boutique hotel. The finishes include stone flooring, stained oak wood, quartz countertops, decorative wall tiles and chic ceiling details. Furnishings are sleek with impactful, modern lighting and distinctive artwork.

In the master bedroom, new furnishings were selected and carefully styled to attract buyers. A new chandelier brightened the space and new smart TVs brought the technology in the home to the next level.
Project Description: A 6-month project in the Upper West Side of Manhattan. The house was completely empty and was listed on the market for a year without any offers. I was hired to furnish the 6-story townhouse to sell. Within two weeks of completion, the homeowners has two offers on the house.

I was hired to buy all the furniture and accessories, bring them in and place them so that the owners who lived abroad could rent this condo out furnished. This included pots and pans, towels, cutlery etc. Everything so that the renter could move right in.
It was challenging but the result was rewarding. If you are thinking about furnishing your condo or home so that you can rent it out or furnish it with the goal of selling it, give us a call. We work with realtors who pay some of our costs.
