These particular clients are from San Francisco and hired us to decorate their second home in Mission Beach. The goal of this project was to decorate in such a way that accommodated the family for their uses, and also renters while they are away. When this investor purchased the land that is now Turtle Creek, it was surrounded by multi-family house-like dwellings with great curb appeal. A large city park was adjacent as well. Simplicity was able to maximize the use of the land by building the single family dwellings in our signature “cottage community” style, creating a cozy space for renters that also made best use of the land available for the investor. The result was a 20-home subdivision with tiny homes ranging from 400-880sf that rented at 100% occupancy with a waiting list.

This project is all about getting the owner's home refreshed for renters to occupy until owner gets back and starts the serious kitchen remodel in a year or so. Meanwhile adding to the NEW 30" x 30" tile floors installed a year or so ago are; all new paint, improved door hardware, refreshed birch cabinets, new island and work counters, custom soffit treatment extended, window coverings throughout., painted pantry barn door. and new light fixtures for entry, ceiling fan and light for family room and lighting for kitchen and breakfast nook.

Step 8: Infusing Personality and Style AFTER: A new large round mirror above the sink gave the room some much-needed personality and creates the illusion of more space. To install the new mirror I unscrewed the door of the old medicine cabinet from the wall. With the door gone I hung the mirror right over the recessed part of the cabinet, rendering it inaccessible for daily use, but luckily we’d added storage elsewhere. Next, I switched out the old light for this cool long-arm sconce. I feel pretty comfortable changing out light fixtures, but if you’re not, definitely hire a pro to help. In the quite streets of southern Studio city a new, cozy and sub bathed bungalow was designed and built by us. The white stucco with the blue entrance doors (blue will be a color that resonated throughout the project) work well with the modern sconce lights. Inside you will find larger than normal kitchen for an ADU due to the smart L-shape design with extra compact appliances. The roof is vaulted hip roof (4 different slopes rising to the center) with a nice decorative white beam cutting through the space. The bathroom boasts a large shower and a compact vanity unit. Everything that a guest or a renter will need in a simple yet well designed and decorated garage conversion.

Think "Empire State Building". I was so excited to do an airbnb with so much color and pattern! What would I change when I do it again? Wallpaper! Which we had hoped to do here, but ran out of budget and time as the previous long term renters had created a lot of destruction to the home which then demanded that the remaining budget be allocated to fix it.
