Our newest product line, the Freestanding Canopy, utilizes the same ‘Single Track Design’ technology that catapulted ShadeFX as an industry leader in residential retractable shade. Our dual post freestanding structure is ideal for poolside application where large areas of coverage or high wind conditions exist. Gone are the days of repositioning and fumbling with umbrellas.

For the second phase, we moved down to the Basement. We kept the friendly sloth – what better way to invite folks on down? Again we lightened up the walls and created different sections in the large open area. We were able to display some wonderful antiques and art pieces in this Landing. The antique dresser is the perfect for the sloped ceiling and a great source for storage. We repositioned the loveseat along the longest wall and created a built-in effect with the homeowner’s bookcases. The homeowners are avid readers so we organized their book collection and mixed in found objects like an old radio and typewriter to keep the shelving interesting. The homeowners told me that they rarely used their Basement prior to the redesign, and now it is one of their favorite spots in the home. That’s definitely what we like to hear! Enjoy!

Every remodeling project presents its own unique challenges. This client’s original remodel vision was to replace an outdated kitchen, optimize ocean views with new decking and windows, updated the mother-in-law’s suite, and add a new loft. But all this changed one historic day when the Woolsey Fire swept through Malibu in November 2018 and leveled this neighborhood, including our remodel, which was underway. Shifting to a ground-up design-build project, the JRP team worked closely with the homeowners through every step of designing, permitting, and building their new home. As avid horse owners, the redesign inspiration started with their love of rustic farmhouses and through the design process, turned into a more refined modern farmhouse reflected in the clean lines of white batten siding, and dark bronze metal roofing. Starting from scratch, the interior spaces were repositioned to take advantage of the ocean views from all the bedrooms, kitchen, and open living spaces. The kitchen features a stacked chiseled edge granite island with cement pendant fixtures and rugged concrete-look perimeter countertops. The tongue and groove ceiling is repeated on the stove hood for a perfectly coordinated style. A herringbone tile pattern lends visual contrast to the cooking area. The generous double-section kitchen sink features side-by-side faucets. Bi-fold doors and windows provide unobstructed sweeping views of the natural mountainside and ocean views. Opening the windows creates a perfect pass-through from the kitchen to outdoor entertaining. The expansive wrap-around decking creates the ideal space to gather for conversation and outdoor dining or soak in the California sunshine and the remarkable Pacific Ocean views.

We covered the chairs with a neutral yet fun pattern. We repositioned the bench and chairs to make the dining room more welcoming. The children were able to add their personal touches to the centerpiece.

We removed a wall and re-positioned the refrigerator to allow for a more open kitchen and much larger island. The cabinets were updated with new doors and drawer fronts and the boxes were re-stained and finished. The island are all new cabinets, with new quartz counter tops and glass tile back splash on all lower cabinets.

The Murray small kitchen remodel demonstrated the immense potential of a small kitchen makeover. We started by stripping everything to the studs, enabling us to redesign the layout and make adjustments to the kitchen's overall flow. In the design layout, we closed off a doorway to allow more wall space for additional full custom cabinetry and appliances, enhancing the kitchen's functionality. We extended the counters and repositioned the refrigerator to improve the workspace and flow. The new island, highlighted with pendant lighting and set on stylish hardwood flooring, became the focal point, providing extra counter space and a gathering spot. Additional features like under-cabinet lighting, a touch-activated faucet, and a custom hood boosted the kitchen's overall appeal and practicality. Modern elements like the integrated speed oven in the island cabinetry, and the new hardwood flooring throughout, completed the transformation. They needed a mother-in-law suite complete with bathroom facilities to meet her needs. Because they were remodeling anyway, they decided to overhaul the rest of the home to create the house they have always dreamed about, including a grand two-story entry. Starting in the basement, the homeowner added a home theatre room, added storage and a larger bathroom. Hard wood floors and a new stairway were also added. The main level boasts the new two-story entry foyer. To its left is the mother-in-law suite with a large front bay window and its own walk-in closet and private bath. The bath is furnished with a walk-in jetted tub and aging-in-place accessories. Other first floor highlights include a music room and gourmet kitchen. Kitchen amenities the client always wanted were added, including a large center island, extended cabinets, double layered crown molding, exotic granite top and wide board mahogany floors throughout entire first floor. Kitchen — Project Description (Bolton, CT) (Full Renovation • Reconfiguration • Architectural Corrections) The original kitchen suffered from spatial imbalance and limited functionality: the right side was visually and physically heavy with cabinetry and appliances, the 135-degree angled walls lacked symmetry due to a missing window on the driveway side, and the small island could only seat two. Circulation was obstructed by a desk positioned in the main traffic flow, and the low French door felt disproportionate in scale compared to the large windows and adjacent two-story Great Room. Major Structural & Functional Improvements Repositioned window on the front elevation to the right, creating a long-desired view to the driveway while freeing space for a centered cooktop and statement hood — visually aligning with the Great Room’s redesigned fireplace focal wall. Installed a new custom sliding door, significantly taller and wider than the original French door. This upgrade enhances natural light, visually opens the kitchen to the deck, and provides unobstructed traffic flow thanks to its sliding operation. New Kitchen Layout & Enhanced Functionality Designed an entirely new layout centered around a 10' double-slab island, providing expansive workspace and a natural gathering zone. Added conversational seating for the whole family, allowing comfortable interaction on all sides of the island. Introduced purpose-designed storage solutions, including pullouts, rollouts, spice towers, tray organizers, and deep drawers to maximize usability. Reallocated the desk area to a dedicated window spot overlooking the backyard, removing it from traffic paths and improving both functionality and comfort. Cabinetry & Architectural Detailing Custom two-tone cabinetry in soft white and a serene blue-green tone reflects the visual language of the adjacent Great Room, creating whole-home cohesion. Installed lit upper glass cabinets along the entire perimeter, balancing vertical proportions and creating an elegant display band throughout the kitchen. A custom range hood was designed and painted to match the base cabinetry, becoming a focal point framed by symmetrical windows. Surfaces, Lighting & Finishes The island features a double-thickness quartz slab with a soft ogee radius for a timeless, furniture-like feel. A full-height, handcrafted aqua subway tile backsplash introduces depth, texture, and a gentle reflective quality. New layered lighting concept, including recessed lights, pendants, task lighting, and integrated cabinet lighting, ensures a warm and functional workspace at any time of day.

We repositioned the kitchen to fit the client's needs. We doubled the size of the island. Adding brick to the whole left wall and wrapping it around to above the stovetop created the feel of a genuine brick wall. We added custom rustic doors to the pantry.

There were a few difficulties in making this kitchen any better than how it was. There was a separate staircase that had access to the second floor which was located in the kitchen. This left just enough room to push the dining room to one side. Then, there was the porch. A really nice panoramic view of the back, but was somehow under-used by the family during the summer months. Then, it was the size of the kitchen. It simply was way too small for a growing family, and while it had a peninsular in place, the flow just didn’t work. I remember watching them one day demonstrating how awkward it was using the kitchen. We got it! We had our marching orders to go and figure out how to make this kitchen work for this family. Everything in the room was fair play. The design was done to make the kitchen very open. For a few ideas, we incorporated the porch in the kitchen by using the nana wall idea but it ended up being too cost prohibitive to do so. We then decided to do a permanent fix by using a commercial glass wall application. Once we figured that out, we moved back inside and removed the staircase. This gave us two added benefits. One allowed us to really reconfigure the kitchen and the other opened up the second floor for a huge built in closet system. We relocated the windows, added a fire place with a built In TV above. From there, it was onto the kitchen itself which contained a huge Island with seating, large kitchen sink and built in appliances which was set up in a way to take advantage of the new layout. We re-positioned the kitchen facing the beautiful views outside rather than looking towards a wall. Now, when you enter the house up the entry stairs, the kitchen now draws you into the magnificent new open space. This is now setup for entertaining, relaxation, hanging out and most of all, preparing meals in a room where you only have to leave if you want to. This one was all about the design. Design was what made this space. Setting this space up for success was crucial, and this kitchen is a great example of how design can cover a multitude of sins in Kitchen designs. … Just close your eyes for a second and imagine waking up one winter morning and having a cup of coffee and watching the snow fall through those huge windows, leaning up against those 3D feature walls while watching the kids sitting around the table enjoying those warm radiant heated floors in this spacious kitchen…..

Overhaul Converts Classic Rambler to A Modern Yet Classic Family Home in Fairfax This 1970 rambler in middle of old town in Fairfax City has been home to a growing family of five. Ready for a massive overhaul, the family reached out to Michael Nash Design Build & Homes for assistance. Eligible for a special Fairfax City Renaissance program, this project was awarded special attention and favorable financing. We removed the entire roof and added a bump up, second story three-bedroom, two bathroom and loft addition. The main level was reformatted to eliminate the smallest bedroom and split the space among adjacent bedroom and the main living room. The partition walls between the living room and dining room and the partition wall between dining room and kitchen were eliminated, making space for a new enlarged kitchen. The outside brick chimney was rebuilt and extended to pass into the new second floor roof lines. Flu lines for heater and furnace were eliminated. A furnace was added in the new attic space for second floor heating and cooling, while a new hot water heater and furnace was re-positioned and installed in the basement. Second floor was furnished with its own laundry room. A new stairway to the second floor was designed and built were furnace chase used to be, opening up into a loft area for a kids study or gaming area. The master bedroom suite includes a large walk-in closet, large stoned shower, slip-free standing tub, separate commode area, double vanities and more amenities. A kid’s bathroom was built in the middle of upstairs hallway. The exterior of this home was wrapped around with cement board siding, maintenance free trims and gutters, and life time architectural shingles. Added to a new front porch were Trex boards and stone and tapered style columns. Double staircase entrance from front and side yard made this residence a stand out home of the community. This remodeled two-story colonial home with its country style front porch, five bedrooms, four and half bathrooms and second floor laundry room, will be this family’s home for many years to come. Originally, a fireplace wall sat where this sofa sits now. The owners utilized only a narrow seating area between the fireplace wall and the windows, languishing the other two-thirds of this living space Working with an architect and contractor we recreated this space by repositioning the fireplace. JTM Interiors worked to 'open' this space while still maintaining a sense of intimacy with architectural details, built-in cabinets, furniture layout and custom designed rugs and tables. Now the family uses this space to watch television (hidden behind the Marc Civitarese painting), do homework or just sit and take in the gorgeous harbor view...sigh....
