And although the number of windows with southern and western exposure added considerable light to the space, it contributed to limitations with placement of the double vanity. Dave and Jenni decided to add a larger double vanity with an adjacent infrared built in sauna, along with a stand up shower. The style of the bathroom was to be kept clean and simple and tile on the majority of wall surfaces achieved this requirement. The most notable feature of the bathroom is the built-in shelving above the sauna, which was created to avoid a large obtrusive flat surface above it, and instead add space for ornamentation and towels. The City of Farmington is comprised of numerous historic structures that make up the Farmington Historic District. This Historic District surrounds the project site and played a huge role in the design and construction of the streetscape. While the plans look fascinating on paper, bringing the project to life became a challenge on its own – upon the initial layout of the site, we found that none of the existing buildings were square, so additional cutting would be required for the bricks abutting these structures and the curbs along the road. Another challenge faced during this project was after the demolition and removal of the existing concrete sidewalk. The demolition had caused damage to the face of the historic buildings, and required careful repairs. These unexpected repairs consisted of turning brick on end to cover blemishes, mortaring bricks on the buildings back into position, and re-cutting concrete sills. Throughout the project, the stacked diamond pattern involving two different color bricks proved to be a challenge as well. One brick laid out of position could alter the aesthetics of the project and would not be accepted. When working with clay bricks, the dimension tolerances are somewhat loose, which make it difficult to keep clean site-lines due to the carrying sized bricks. Furthermore, the different colored bricks used for this project were created by different manufactures, which amplified the dimension tolerance issue. Coordination with the project took careful planning and communication. The bricks specified were coming from two different states, one being California. With materials being shipped from across the continent, and tight deadline, managing logistics was key to insuring the success of this project. Further, all of the storefronts remained open during the course of the project, as did the road. This created tight working quarters, and required coordination with shop owners, and careful attention to pedestrians as they walked through the worksite to shop in the stores. For each storefront, the team had to strike the leveling layer up to the entrance, lay the brick pavers, and get past the door in a timely manner as not to interrupt the normal business operations. The tight deadline and unfavorable weather conditions caused the team to work 21 consecutive days to finish on schedule. Upon completion of the project, the new streetscape complimented the historic feel of the city and looked as if it was meant-to-be. The architect was happy with our workmanship, and pleased with the results.

Mike and Michelle of Lake Barrington knew they needed extra space. Their home was becoming too crowded for their family with blossoming teenagers, so a basement renovation offered the perfect solution for more space for the kids and more room to entertain for the adults. “Our project consisted of expanding our laundry room, putting in a first floor wet bar so we had adult space upstairs, while also renovating our basement for a family-friendly and teen-functional area as well,” Michelle says. Cherry wood cabinetry by Dura Supreme is featured in the space with a “Cocoa Brown” finish and includes beautiful mirrored glass doors embellished with unique elliptical mullion details. A built-in microwave, dishwasher and mini fridge add practicality to the ample entertainment mecca. An under mounted sink finishes the space joined with a intricate mosaic tile backsplash and “Ventisca Polished” quartz countertops. The basement is absolutely perfect for hosting friends and family with expertly designed key areas such as a game space for the kids, a movie area for the family, an ample workout room with luxurious full bath, and even built in wine storage. The family absolutely loves the new basement living space, and has already enjoyed numerous family movie nights and sleep-overs with friends. While custom cabinets made by Dura Supreme were used to create unique spaces that lived up to Mike and Michelle’s expectations., heated flooring under the 16”x16” “Mongolian Spring” tile was installed giving all tiled areas of the basement a much cozier feel, eliminating that cold hard surface most of us hate in our basements! The new basement must-have requirement list included a new bath space, which was incorporated adjacent to the work out room. The sleek shower door and cabinets in the new bathroom make guests and family feel like they are in an elegant hotel. The new guest bath features 4”x36” “Silver Screen” honed marble tile in a brick pattern on the shower walls and 2”x2” “Chenille” limestone tile in a hexagon mosaic pattern on the shower floor. “I came in with very specific requirements for our three project areas,” Michelle says. “There was not one time that I felt like I was asking for something that was not going to turn out how I anticipated.” Tying in multiple rooms during a renovation if you have can do it makes a lot of sense and saves money in the long run. A fully functional laundry room as well was a must on this family’s wish list. Michelle wanted to add space to the existing cramped and awkward laundry room, and Mike wanted to make sure they could still park a car in the garage. Reconfiguring interior walls required borrowing unused space cleverly from the garage in order to enlarge the laundry room space. Drawers under the stairs added beautiful hidden storage created almost magically out of dead space. This antique round oak pedestal dining table underwent a complete refinish at our Fort Collins studio. The piece features a broad circular top with a strong quarter-sawn oak figure, a turned column pedestal with ring-carved detailing, and four carved claw-and-ball feet with scrolled leg elements - a base construction consistent with American Victorian and Eastlake period dining furniture. Scope of Work: Surface Preparation - The top and all base components were prepared through careful sanding, with particular attention given to the carved foot elements. Maintaining finish consistency across carved claw-and-ball feet requires hand preparation throughout - machine sanding cannot follow the recesses and transitions of carved detail without risk of losing definition in the carving profile. The hardscaping around it is Kool Deck® textured concrete. “People used to shy away from busy textures in outside patio kitchen plans, but now they’re embracing them,” notes Franks. “They’re increasingly attracted to the beautiful imperfections and irregularities of nature – there’s more of an authenticity and character to it.” Now, for the high-tech part: A Memphis wood grill. Memphis Wood Fire pellet grills are becoming increasingly popular for their ability to infuse amazing, rich flavor and for their versatility (they can grill, bake, smoke, slow cook, braise and barbecue). This premier model, the Memphis Pro 304, features 562 square inches of cooking space and a three-in-one cooking system (high-temperature grill, low-and-low smoker and true-convection-oven roasting and baking). It also has an intuitive Intelligent Temperature Control (see the display panel to the left of the grill) that can be set for cooking and internal temperature. A programmable food probe tells you when the internal temperature is reached and drops the grill down to a programmed lower temperature to keep the food warm till serving. The dual-fan convection system, with reliable metal blades, circulates heat evenly for tender, juicy results. Double-walled and sealed construction of 304 stainless steel allows for optimum heat retention and consistent temperatures in all weather conditions. A direct-flame “flavorizer” insert delivers the added flavor of a seared finish. Outdoor Homescapes also added a mount sink with a custom oil-rubbed bronze faucet by Moen and the following RCS stainless steel accessories: a pull-out trash door, a countertop trash chute, dual horizontal grill utensil drawers and a swing-out storage door. “At first, you’d think all this technology and the smooth, modern stainless steel would fight with the rustic look of the rough-faced stone in outdoor patio kitchen plans,” says Franks. “But it actually provides some visual rest from all the rugged textures and busyness.” Serving a similar function is the smooth, polished Scabos travertine tile used for the pool coping and firepit ledge. “It’s a perfect environment for the client to entertain business associates,” says Franks. “He’s very happy with the old-meets-new approach, and so are we.” More patio kitchen plans can be found at Outdoor Homescapes of Houston’s website, at www.outdoorhomescapes.com

This Mid-Century home had been updated except for the kitchen and master bath. After a few years of being empty nesters, and with the neighborhood turning over drastically to infill property in the millions, this couple decided the time was right to update the last remaining rooms. Starting in the Kitchen Taking a dark, u-shaped kitchen out of the past and updating it for the future, was a dream come true for this family. They knew what they wanted in order to entertain their large extended family, which included their three kids; plus, his family, consisting of nine children, spouses, and now grandchildren. Requirements of an open space to hang out and help out, a banquet for food presentation without obstruction, bright and clean, easy storage, a place for her mother’s china decanters, and an instant hot for tea were all part of the “must haves” for this kitchen. We also needed to work around the homeowners’ existing appliances since many of them were practically new. Vaulted ceilings, lots of high windows, and large openings to other spaces in the house, were challenges that only a galley style kitchen could address. Blending and lacing the hardwood floor with new flooring required both the new and existing to be sanded down and refinished. This provided a coherent look to the entire first floor of this home. Matching casings, baseboards and base shoe helped to make the updates look fresh, but original to the house. In the kitchen, choosing the sandstone slate finish on our Wellborn Maple select series cabinets kept the space soft; but really opened it, making the space lighter and brighter. The Harmony style door choice blended with the décor in the rest of the house, while also giving straight clean lines the homeowner desired. Grounding the row of cabinets with their refrigerator and a pantry cabinet, gave symmetry to this side of the kitchen. On the opposite side, a built-in pantry cabinet mirrors the refrigerator. A row of drawer cabinets expanded the storage and banquet space, to lay out food for entertaining. Also added were some much-needed wall cabinets with glass inserts to mirror the windows and keep the space open. This also allowed the taller canister to be displayed and admired. A few smaller shelves were added above the window space, to house the smaller canisters so loved by the homeowner. An artist by trade, this homeowner added two narrow cabinets to the side of the pantry and the side of the refrigerator panel to house and create easy access to the various spices her husband loves to use while cooking. She painted them to blend with Wellborn’s Sandstone finish. The Caesarstone countertop with a 3cm eased edge in London Gray has a small pattern that is subtle and interesting. Cutting down the Caesarstone to 2 cm and carrying the same London Gray pattern up the backsplash area, lended to the clean lines and easy cleaning this homeowner requested. Choosing chrome plumbing fixtures from Moen’s Brantford line is timeless choice. Chrome is always popular and yet in today’s market, also very trendy. The Brantford faucet has a pull-down spray and one side handle, leaving space for the all-important request of a Transcape hot water dispenser, also in chrome. Scraping away the past included smoothing out the popcorn ceiling. Adding LED slope cans to the vaulted ceilings provided the necessary task lighting to elevate these homeowners’ joy of cooking. Removing the dated “popcorn look” enhanced the clean and spacious feel created by the architecture of the ceiling. Adding Top Knob chrome hardware was the final element that tied the kitchen all together. Master Bathroom The original dated Master Bathroom had dark cabinets, a huge Jacuzzi tub and a small shower stall that provided barely enough room for even a child to shower. Removing the Jacuzzi tub that was never used, opened this floor plan to a grand shower that is comfortable and spacious. For easy cleaning, these homeowners opted for a panel system in their shower. Onyx shower walls with a shower seat and recess wide shower caddy were installed in place of the old Jacuzzi style tub. The large panels were quite a challenge for our team, with an eight foot door and vaulted ceilings; but they were determined not to have a seam. These seamless panels are beautiful and very easy to clean. Keeping with the original floor plan, a double sink vanity from Wellborn’s select line with the Harmony door style in a pebble finish was installed. New Kohler Caxton under mount sinks were installed, along with the Moen Kinsley 8” wide spread faucets in chrome. Matching Kingsley 18” grab bars were added to the shower area, along with the Kohler Brantford fixed shower head and handheld slide bar. The countertop was a beautiful Caesarstone in Frosty Carrina with an eased edge and 4” back and side splash. Matching Kinsley towel hooks were added, along with mirrors the homeowner purchased and we installed for her. Top Knobs chrome cabinet hardware finished the look along with a beautiful tile floor AO Mira 1224-S Silver Maple laid in a broken joint pattern. Matching marble sills were added on top of the knee walls and threshold in the doorway. A 3/8” frameless custom shower door with fixed panels surrounded the shower creating an open airy feel to the space. Not shown: Kohler’s Wellworth highline toilet with a slow-close seat replaces the original toilet. The original shower stall became a space used to house a stackable washer and dryer, a top a safety pan and drain to slop sink in the basement. There was even enough room for small shelving to provide storage for laundry essentials. Adding a louver door keeps the laundry area behind the scene and opens the master area to multiple tasks needed. Master Bedroom Fireplace This homeowner really missed a bedroom fireplace they had in a previous home. Since we were going to be working on their master bathroom anyway; was there a way to create a fireplace without making it feel too odd in their large bedroom area? They had purchased a ventless gas fireplace and they had their original television as well. Challenged by windows, a vaulted ceiling and the natural light streaming from the back window; this divided wall was created, keeping the lighting from the other side of the room and providing a dressing area opposite the fireplace. This was a perfect idea since the closets are now in the dressing area and the creative wall houses the fireplace and TV for cold winter nights of snuggling to a movie. Better yet, the fireplace and TV are all on remote control!
