2010 NARI CAPITAL COTY FINALIST AWARD WINNER A military couple bought this single family home in a prominent Mount Vernon neighborhood about a year ago. The home had a three-level deck on the back of the house which was falling apart and from which there was no access via the kitchen or breakfast area. Additionally, water run-off was washing a large amount of dirt against the lower level basement door because there was little in terms of landscaping in place. The homeowners wanted to entertain in the backyard and have a good flow from the family room and kitchen onto the back patio. To help them achieve their goals, they hired Michael Nash Design, Build & Homes as their contractor. The first step in the renovation was to remove the entire back deck. Next, they designed and built an 18’x 45’ concrete foundation and slab; designed and built a tall retaining wall coved with flagstone to support the upper level patio; and installed a new patio with flagstone and brick pavers. The new patio level only requires two short steps to get inside of the house. A new set of French doors with sidelights replaces the old breakfast room window to improve the traffic pattern. A new set of French doors with ½ arched transom and two side windows connects the new gourmet kitchen to the back patio. The kitchen offers professional-grade stainless steel appliances, hard wood floors, granite countertops with a tile backsplash and beautiful custom cabinetry. A large center island is the focal point of the room and the gathering spot in this new space.

Masonry or tuckpointing is the repair made by a masonry professional in order to build or fix the deterioration or missing mortar in between the bricks or stone. In a repair situation, not all mortar will be replaced. As a result, Superior Chimney works to match the color of the existing mortar so it all looks clean and uniform. It’s best to have the chimney inspected each year as the chimney is exposed to the weather elements on all four sides. If a homeowner waits too long to have repairs done on the masonry, it can lead to the need for a full rebuild of the chimney. Repair #3 Chimney Liner The chimney liner is a very important part of your chimney system. The chimney liner directs all smoke and gasses out from the home. The homeowners of this Boston property required some light carpentry work to prepare for painting. Here, we replaced the old wood from below both of the window sills. We also replace wood and beading below the windows. Then we installed new particle boards. You can see where we made the initial rough cut where the space for the power outlets.

From tear out to completion, the usual challenges of steel stud & concrete construction and special condo bylaw requirements were easily handled by our team of certified professionals. The creative use of millwork beams provided hidden channels to conceal electrical wiring and thus permit the addition of ceiling lighting where there had previously been none – a much needed design element for our clients who are avid readers and enjoy their art collection. All surface materials were chosen to provide high performance and low maintenance as well as delivering a WOW factor aesthetic. The Atherton House is a family compound for a professional couple in the tech industry, and their two teenage children. After living in Singapore, then Hong Kong, and building homes there, they looked forward to continuing their search for a new place to start a life and set down roots. The site is located on Atherton Avenue on a flat, 1 acre lot. The neighboring lots are of a similar size, and are filled with mature planting and gardens. The brief on this site was to create a house that would comfortably accommodate the busy lives of each of the family members, as well as provide opportunities for wonder and awe. Views on the site are internal. Our goal was to create an indoor- outdoor home that embraced the benign California climate. The building was conceived as a classic “H” plan with two wings attached by a double height entertaining space. The “H” shape allows for alcoves of the yard to be embraced by the mass of the building, creating different types of exterior space. The two wings of the home provide some sense of enclosure and privacy along the side property lines. The south wing contains three bedroom suites at the second level, as well as laundry. At the first level there is a guest suite facing east, powder room and a Library facing west. The north wing is entirely given over to the Primary suite at the top level, including the main bedroom, dressing and bathroom. The bedroom opens out to a roof terrace to the west, overlooking a pool and courtyard below. At the ground floor, the north wing contains the family room, kitchen and dining room. The family room and dining room each have pocketing sliding glass doors that dissolve the boundary between inside and outside. Connecting the wings is a double high living space meant to be comfortable, delightful and awe-inspiring. A custom fabricated two story circular stair of steel and glass connects the upper level to the main level, and down to the basement “lounge” below. An acrylic and steel bridge begins near one end of the stair landing and flies 40 feet to the children’s bedroom wing. People going about their day moving through the stair and bridge become both observed and observer. The front (EAST) wall is the all important receiving place for guests and family alike. There the interplay between yin and yang, weathering steel and the mature olive tree, empower the entrance. Most other materials are white and pure. The mechanical systems are efficiently combined hydronic heating and cooling, with no forced air required.

Our homeowners purchased this home for its excellent location and great bones. They were desirous of returning it to the era of it’s time while updating and modernizing it with the elegance it deserved. To add to our challenges, they were living out of the country during our design and renovation, making for great communications utilizing modern technology to ensure we could deliver what they hoped to achieve. We opened some space in the kitchen to create an updated and more functional kitchen for this active family, relocating appliances for efficiency, adding an island and relocating a chimney. We had structural challenges with the sagging hardwood floors, which required us to reframe floor systems, and while we were at it, we antique finished the hardwoods reminiscent of the 1940’s. We added wainscoting in the dining room and entry stair hallway to enhance the old-world look and added some arched openings to match other areas of the home. We also added custom moldings to the fireplace wall to allow it to shine as a focal point in the space, utilizing restored antique light fixtures. The finished result is stunning and truly honors the integrity of the original time period of this home.
