Anyone who knows the San Francisco real estate market knows that you need to jump when the right opportunity comes along. And jump my clients did, at a spacious, light-filled flat in a prime Castro Village location. The only drawback? It was going to require a complete gut, including the removal of walls added during a previous, unfortunate remodel. With almost 1400 square feet of raw space to work with, the sky can be the limit. The reality, of course, is tempered by budget. By strategically thinking about what could be saved, we were able to limit the structural work required with such a large reconfiguration, and by keeping those costs in check were able to get the amenities and finishes the clients desired including three bedrooms, an en suite master bath, and a large, unobstructed living space that’s perfect for entertaining. Built in 1886, we let the building set the tone for the design elements, maintaining Victorian details while providing all of the upgrades that are expected in a modern home. In the kitchen, traditionally detailed custom cabinetry in strong colors, boldly textured tile, and unexpected lighting fixtures are balanced with understated finishes to create spaces perfectly suited to the clients’ eclectic tastes and honoring the building’s history. From the architectural design to construction, the process went flawlessly. You’d never know that this space required the work that went into it, and surely well worth it.

ZeroEnergy Design (ZED) created this modern home for a progressive family in the desirable community of Lexington. Thoughtful Land Connection. The residence is carefully sited on the infill lot so as to create privacy from the road and neighbors, while cultivating a side yard that captures the southern sun. The terraced grade rises to meet the house, allowing for it to maintain a structured connection with the ground while also sitting above the high water table. The elevated outdoor living space maintains a strong connection with the indoor living space, while the stepped edge ties it back to the true ground plane. Siting and outdoor connections were completed by ZED in collaboration with landscape designer Soren Deniord Design Studio. Exterior Finishes and Solar. The exterior finish materials include a palette of shiplapped wood siding, through-colored fiber cement panels and stucco. A rooftop parapet hides the solar panels above, while a gutter and site drainage system directs rainwater into an irrigation cistern and dry wells that recharge the groundwater. Cooking, Dining, Living. Inside, the kitchen, fabricated by Henrybuilt, is located between the indoor and outdoor dining areas. The expansive south-facing sliding door opens to seamlessly connect the spaces, using a retractable awning to provide shade during the summer while still admitting the warming winter sun. The indoor living space continues from the dining areas across to the sunken living area, with a view that returns again to the outside through the corner wall of glass. Accessible Guest Suite. The design of the first level guest suite provides for both aging in place and guests who regularly visit for extended stays. The patio off the north side of the house affords guests their own private outdoor space, and privacy from the neighbor. Similarly, the second level master suite opens to an outdoor private roof deck. Light and Access. The wide open interior stair with a glass panel rail leads from the top level down to the well insulated basement. The design of the basement, used as an away/play space, addresses the need for both natural light and easy access. In addition to the open stairwell, light is admitted to the north side of the area with a high performance, Passive House (PHI) certified skylight, covering a six by sixteen foot area. On the south side, a unique roof hatch set flush with the deck opens to reveal a glass door at the base of the stairwell which provides additional light and access from the deck above down to the play space. Energy. Energy consumption is reduced by the high performance building envelope, high efficiency mechanical systems, and then offset with renewable energy. All windows and doors are made of high performance triple paned glass with thermally broken aluminum frames. The exterior wall assembly employs dense pack cellulose in the stud cavity, a continuous air barrier, and four inches exterior rigid foam insulation. The 10kW rooftop solar electric system provides clean energy production. The final air leakage testing yielded 0.6 ACH 50 - an extremely air tight house, a testament to the well-designed details, progress testing and quality construction. When compared to a new house built to code requirements, this home consumes only 19% of the energy. Inspiration for a contemporary entryway remodel in Toronto

This custom new construction home located in Fox Trail, Illinois was designed for a sizeable family who do a lot of extended family entertaining. There was a strong need to have the ability to entertain large groups and the family cooks together. The family is of Indian descent and because of this there were a lot of functional requirements including thoughtful solutions for dry storage and spices. The architecture of this project is more modern aesthetic, so the kitchen design followed suit. The home sits on a wooded site and has a pool and lots of glass. Taking cues from the beautiful site, O’Brien Harris Cabinetry in Chicago focused the design on bringing the outdoors in with the goal of achieving an organic feel to the room. They used solid walnut timber with a very natural stain so the grain of the wood comes through. There is a very integrated feeling to the kitchen. The volume of the space really opens up when you get to the kitchen. There was a lot of thoughtfulness on the scaling of the cabinetry which around the perimeter is nestled into the architecture. obrienharris.com

The Bolton-Schluter residence, located in the rural mountainous residential neighborhood of Topanga Canyon, has 2500 square feet of interior living space, with an additional 1650 square feet of exterior decks and stairs, plus garage. The wooded hillside lot is 75’ wide and 600’ deep with three large oaks that are protected by local ordinance. The garage sits on the relatively level ground adjacent to the street. The house itself “climbs” up the 40% slope upwards, achieving a 44’ elevation gain to the scenic views at the top. The design concept for the Bolton-Schluter residence combined a strong theoretical approach with the rigid building constraints of the area. The protected oak trees dictated the required angles of the stair, which, along with the natural angles of the contours on the site, and certain directional bearings in the landscape / horizon in the distance gave rise to a conceptual ordering system controlling the internal and external geometry of the house. A bachelor’s master bathroom sustained a debilitating leak, requiring the entire bathroom to be demolished. The homeowner took this as an opportunity to fully remodel, rather than simply replace the elements. Omega Cabinets in Walnut Pumice echo the cabinets in his kitchen, which was remodeled concurrently. An extra thick, black countertop makes a strong statement, coordinating with the shower bench and the free standing tub, which are also black. The frameless shower reveals a porcelain tile backsplash that extends across the entire wall, past the shower. The finished product was clean, contemporary and masculine, reflecting the client’s aesthetic preferences. The guest bath upstairs is organic, simple and understated.
