The Vinoy was constructed in 1925 and has been through a long history of renovations and construction within its lifetime. Efforts are constantly being made to preserve the hotel’s historic past while still providing guests with a unique, comfortable, and luxurious experience. With that being said, it was recently announced that the hotel will undergo a three-year $50 million plan to improve several aspects of the property. Patio Lane took part in these upgrades by designing and producing custom cushions for two locations on the property: the veranda and smoking area seating. We fabricated a total of 187 custom cushions with 13 different configurations for the hotel: dining chair seat, lounge chair, love seat, center sectional, end sectionals, as well as ottomans. Patio Lane directly competed with the original furniture and cushion manufacturer for this project. However, being an essential part of St. Petersburg, the resort appreciated a local vendor with strong initiative to earn their business. Kittery Junction was originally constructed by the York Harbor & Beach Railroad Co. between 1886 and 1887. In the days when the locomotive was the preferred method of transportation for much of America’s population, this project site provided both passenger and freight service between Portsmouth, New Hampshire, and York Beach, Maine. It was usually the case that a train station constructed during this period would have its own unique architecture, and this site was no exception. Now privately owned, this structure proudly stands overlooking Barrell’s Pond. To capture this view, the new owner approached our design team with a vision of a master bedroom Victorian conservatory facing the serene body of water. Respectful of the existing architectural details, Sunspace Design worked to bring this vision to reality using our solid conventional walls, custom Marvin windows, and a custom shop-built octagonal conservatory glass roof system. This combination enabled us to meet strong energy efficiency requirements while creating a classic Victorian conservatory that met the client’s hopes. The glass roof system was constructed in the shop, transported to site, and raised in place to reduce on site construction time. With windows and doors provided by a top window manufacturer, the 2’ x 6’ wall construction with gave us complete design control. With solid wood framing, fiberglass R-21 insulation in the walls, and sputter coated low-E sun control properties in the custom glass roof system, the construction is both structurally and thermally sound. Challenge: Our clients wanted to modernize the look of their 1997 home, and update all electrical and plumbing infrastructure. Structural issues were apparent at the onset of the project with missing bearing points and beams that should have been incorporated into the original build. Solution: The work started with a complete strip out of the interior. Existing finishes, appliances, kitchen, bathrooms, flooring, electrical, plumbing, doors and frames, heating systems, all trim, drywall, insulation and vapour barrier we all removed. This left a bare wood frame shell which required some tricky structural changes to open up the interior necessitating load transfer modifications and additional foundations. The main stair was widened to create a luxurious ascent to the master bedroom overlooking the golf course. All bathrooms were fully replaced with a new kitchen designed to be open to the dining room and living room. The new interior finishes, and the essential design thereof, came together smoothly with all trades meeting agreed time frames and prices. We had a great time working with the client throughout the project. Communication was strong during the course of construction which resulted in a renovation that exceeded the client’s criteria and that also met our exacting level of quality.

Recently I was called to a house in the very small town of Marton in Warwickshire which is known for its proximity to the medieval “Marton Bridge”, which lies just to the north, crossing the River Leam. The entire downstairs flooring of my client’s house consisted of Quarry tiles apart from one room where the tiles had been covered by screed and then linoleum. Quarry tiles are a classic hard wearing tile used for both internal and external commercial and residential flooring due to its ability to withstand heavy usage. Reception areas, outdoor patios and porches, for example, are commonly tiled using Quarry. My client wanted to restore the covered floor back to its original state so that it would match the rest of the downstairs. Realising that this would be a complex and physically demanding task, my client decided to call in Tile Doctor to carry out the restoration. Removing the Linoleum covering was a relatively straightforward process, so I was able to do this relatively quickly. The main issue concerned removing the screed, which is far more difficult to remove, requiring a lot of physical scraping. Thus I opted to call in some extra manpower in the form of the Nottinghamshire Tile Doctor, Steve Carpenter. With the two of us armed with scrapers we set about removing the screed, taking extra care not to damage the Quarry tile underneath. Once Steve and I had scraped off as much of the screed as physically possible, I applied a strong dilution of Tile Doctor Remove & Go, a stripper with cleaning properties that is particularly effective at breaking down coatings such as adhesives, plasters and sealers. The product was left to dwell for ten minutes before I worked it into the stone with a scrubbing pad. After cleaning the tiles, I noticed a layer of grout haze on the surface of the exposed Quarry tiles, so I applied Tile Doctor Grout Clean-Up to remove it. Once the cleaning process was complete I gave the floor a thorough rinse with clean water, before soaking up the resulting residue with a wet-vac machine. The first day of work was a gruelling 12 hours long, but I was very pleased with the results and left the floor to dry overnight. On day two I returned to finish the job by sealing the newly uncovered Quarry tiles, but not before using a damp meter to check that they were completely dry. Any excess moisture left on unsealed tiles can potentially effect the performance of any sealers that are applied. I sealed the tiles using Tile Doctor Colour Grow, an impregnating, colour-enhancing sealer which gave the surface an aesthetically pleasing shine, as well as durable protection against dirt and wear for the future. After two long days of work the job was done and the transformation was fantastic and highly rewarding to see, the house now has a fantastic looking Quarry tiled floor running throughout the entirety of the lower level. A luxurious en suite bath was created within this classic 1925 Portland bungalow by reconfiguring the second story’s original small bedrooms and tiny half bath. In this welcoming new urban boho space, eclectic finishes mingle harmoniously, integrated through subtle repetition of shapes and materials. A furniture-style vanity sets the tone for this luxurious space, introducing materials, colors, shapes, and textures that repeat throughout. Individual walnut hexagons join to create distinctive vanity doors, offset beautifully by horizontal-grain drawers. Topping the cabinetry is a simple concrete countertop with integral sinks. An expansive framed mirror above enlarges and brightens the room. Within the mirror, sconces float, their globes a nod to the hexagons below. Champagne bronze fixtures reflect the warm walnut glow. Nestled into the back corner, a stunning shower features waterjet tiles in a double herringbone pattern, each precisely cut and laid to maintain design integrity at every surface transition. Teak floor tiles and a pebbled niche hint at the classic spa experience. Across from the shower, a large hexagonal window provides a treetop view from the free-standing tub below. The gentle oval of the tub and the beaded chandelier above provide a pleasing contrast to the strong lines surrounding it, as do the softly-shaded pebbles in the full-length niche. Shiplap wainscotting wraps the room, creating an illusion of height in the compact space. Subtle flooring and soft green walls create an understated backdrop for the bold mix of materials, unifying them into a serene oasis. Asking a century-old home to accommodate a modern luxury bath is a tall order. Asbestos-laden plaster and flooring had to be abated. The subfloor had to be leveled and reinforced to increase strength and prevent deflection. Water lines and multiple electrical circuits had to be brought across and up without disturbing a beautifully-paneled ceiling, something we accomplished by firring out stair walls to hide the chases. Our client had visions of a leafy view from her tub, but the new layout eliminated existing windows. Placing a new window was complicated by deep eaves and flat soffits. By pushing the header into the roofline, however, we were able to accommodate a picture window. The flat soffit was replaced by an inverse hip lined with stained tongue and groove cedar, tying it to the bathroom finishes. Bringing materials up a narrow staircase became truly challenging when it was time to install the big items. However, strategic removal of drywall around the landing got the job done. Our attention to detail is showcased in the shower tile, where precise cuts were required at surface transitions to maintain the integrity of a complex double herringbone lay. The project was delivered on time. Savvy layout choices minimized spending on structural changes. Because we were dealing with dormer space, head height was an issue. Raising the ceiling would have been complex and expensive so our design accommodated the constraints – tub on the low outside wall, shower on the full-height interior wall. The vanity spanned the spread, accommodating our petite client on the exterior side and her taller husband on the interior side. An under-eave closet was closed off to create room for both a freestanding tub and a separate shower. Rather than building replacement storage elsewhere, we simply added a new door into the closet from the primary bedroom. This was made possible by absorbing the short hallway separating the existing bed and bathroom into the primary bedroom. This new layout also created an en suite relationship between the primary bedroom and the new bath. We saved additional dollars by selecting a furniture-style vanity rather than using custom cabinetry, and the countertop with integral sinks provided a cost savings over a more traditional quartz countertop with undermount sinks. Affordable shower tiles allowed us to put more money into a dynamic tile layout. The project was delivered within budget.

The Old Ottawa South Community Centre Renovation and Expansion was completed in 2010 for the City of Ottawa Parks and Recreation department, and the Ottawa South Community Association. The existing heritage building was originally constructed as a firehall, but since the 1970s has been used as a community centre. The scope of work for the renovation included the gutting and reorganization of the existing interior spaces, improvement of barrier-free access, and the upgrading of mechanical and electrical systems. The expansion provides the community with a new multipurpose room for a wide range of programs. The addition respects the heritage qualities of the existing building while accommodating the new requirements of a larger hall and new program spaces. A high level of community consultation was engaged throughout the design phase. This project is a strong example of collaboration between the consultant team and the user groups.

The owners of this multi-family housing project in Aptos felt strongly about creating both beautiful views and privacy for each home. We also really wanted to encourage people to spend time outside through the creation of shared community space. When I arrived, there was over 8,000 square feet of dead brown grass carpeting the complex. Now, a long, sinuous dry-creek runs the length of the property. The drycreek is surrounded by tough plants which require very minimal water and maintenance. We used enormous trees for privacy in key locations, along with a central community gathering area complete with a commercial grade built-in BBQ and bench seating. A large, strategically placed arbor provides shade for the dining area at the hottest time of the afternoon. New lighting illuminates pathways and trees and residents can enjoy the space at any time of day.
