Crisp white cabinetry was accented by a dark patina-ed cherry with heavy distressing. The rich island color is mimicked by original hardwood oak floors stained a darker shade than the original honey oak of the past. Two tone counter tops compliment one another with a rich Leathered Black and the dramatic patterned granite of the island. The fresh white ceramic backsplash shines with mitred bricks from an era past, and herringbone detail hemmed by elegant gray marble accents. The built in refrigerator is flanked by matching pantry pairs on each side, handily equipped with plenty of functional pull out drawers to store every cook’s required ingredients. The island seats the entire family, but also houses handsomely a glass front beverage center, a microwave oven, a trash pull out, and a warming drawer; all hidden behind customized matching panel doors. Just across from the island a custom matching cook book cabinet fits in nicely holding all of the cook’s favorite recipes just a few steps from this cook’s new dream kitchen.

When a world class sailing champion approached us to design a Newport home for his family, with lodging for his sailing crew, we set out to create a clean, light-filled modern home that would integrate with the natural surroundings of the waterfront property, and respect the character of the historic district. Our approach was to make the marine landscape an integral feature throughout the home. One hundred eighty degree views of the ocean from the top floors are the result of the pinwheel massing. The home is designed as an extension of the curvilinear approach to the property through the woods and reflects the gentle undulating waterline of the adjacent saltwater marsh. Floodplain regulations dictated that the primary occupied spaces be located significantly above grade; accordingly, we designed the first and second floors on a stone “plinth” above a walk-out basement with ample storage for sailing equipment. The curved stone base slopes to grade and houses the shallow entry stair, while the same stone clads the interior’s vertical core to the roof, along which the wood, glass and stainless steel stair ascends to the upper level. One critical programmatic requirement was enough sleeping space for the sailing crew, and informal party spaces for the end of race-day gatherings. The private master suite is situated on one side of the public central volume, giving the homeowners views of approaching visitors. A “bedroom bar,” designed to accommodate a full house of guests, emerges from the other side of the central volume, and serves as a backdrop for the infinity pool and the cove beyond. Also essential to the design process was ecological sensitivity and stewardship. The wetlands of the adjacent saltwater marsh were designed to be restored; an extensive geo-thermal heating and cooling system was implemented; low carbon footprint materials and permeable surfaces were used where possible. Native and non-invasive plant species were utilized in the landscape. The abundance of windows and glass railings maximize views of the landscape, and, in deference to the adjacent bird sanctuary, bird-friendly glazing was used throughout. This kitchen belongs to a lively young family of five (soon to be six) in New Rochelle New York. When meeting the family to discuss the kitchen renovation, the request was simple, yet required careful planning. They wanted a beautiful high end kitchen that would be not only child friendly but one that would give their children the feeling that this is a space for them to use freely. And so the kitchen was designed. All countertops and backsplash, including the sink apron and the kitchen hood, are made out of a Dekton porcelain, a material that is both heat, scratch and stain resistant. Thanks to ever evolving technologies, it not only looks like stone, but feels like it as well. A secret compartment with a pouch magnet on the panel wall contains a three tier step-stool for reaching the upper cabinets while those are equipped with pulldown shelves to utilize all spaces with easy access.

RIGHT in swing- Rain Glass, Custom handles INCLUDED Door Specifications 1. 12 Gauge, Standard door jamb is 2” X 6” widths in 2.5 mm tube. 2. Door sheet is made of 2” X 6” 2.5 mm tube. 3. Our scroll work is hand forged using 5/8” solid iron. 4. The doors come on a pre-hung steel frame. The steel frame supports the weight on the doors and allows easy installation. The frame is equipped with mounting flanges to secure the frame into the framing with lag bolts. 5. Prior to painting, the doors are sand blasted, hot zinc coated for rust protections, then primed with a two part epoxy primer and faux painted with high quality acrylic paint, the clear-coated. Before the clear-coat application is applied the door is baked at 80 degrees for 30 minutes. This hardens the finish for maximum protection from the elements. 6. Doors are equipped with interior glass panels that open independently from the door. This feature allows for ventilation, cleaning and security by keeping the door closed and locked between homeowner and the outside party. 7. The glass comes installed and the glass frame can be prepared for either 5/16” tempered glass or 11/16” insulated tempered glass. All doors require tempered glass to insure safety code requirements. 8. All doors utilize a mortise and tendon type ball bearing hinge with grease fittings. 9. All doors come insulated with high quality foam insulation that is pumped into the jamb and also into the style of the door sheet. 10. A rubber weather stripping is used around the door frame, the glass frame. Aluminum or iron sill is included. 11. CAD drawings are created to insure that the right design size and configuration meet all the customers’ needs. Foot bolts and head bolts are used on double door units. The flush bolt is the mechanism that locks the inactive leaf of the double door unit. The head bolt locks into the top of the door frame and the foot bolt locks into the threshold/floor. 12. Doors can be manufactured to swing in or out. Arches are available in half circle, eyebrow and elliptical as well as rectangle. This LEED Platinum certified house reflects the homeowner's desire for an exceptionally healthy and comfortable living environment, within a traditional neighborhood. INFILL SITE. The family, who moved from another area of Wellesley, sought out this property to be within walking distance of the high school and downtown area. An existing structure on the tight lot was removed to make way for the new home. 84% of the construction waste, from both the previous structure and the new home, was diverted from a landfill. ZED designed to preserve the existing mature trees on the perimeter of the property to minimize site impacts, and to maintain the character of the neighborhood as well as privacy on the site. EXTERIOR EXPRESSION. The street facade of the home relates to the local New England vernacular. The rear uses contemporary language, a nod to the family’s Californian roots, to incorporate a roof deck, solar panels, outdoor living space, and the backyard swimming pool. ZED’s careful planning avoided to the need to face the garage doors towards the street, a common syndrome of a narrow lot. THOUGHTFUL SPACE. Homes with dual entries can often result in duplicate and unused spaces. In this home, the everyday and formal entry areas are one and the same; the front and garage doors share the entry program of coat closets, mudroom storage with bench for removing your shoes, and a laundry room with generous closets for the children's sporting equipment. The entry area leads directly to the living space, encompassing the kitchen, dining and sitting area areas in an L-shaped open plan arrangement. The home is super insulated and air-tight, paired with high performance triple-paned windows, to ensure it is draft-free throughout the winter (even when in front of the large windows and doors). ZED designed a right-sized heating and cooling system to pair with the thermally improved building enclosure to ensure year-round comfort. The glazing on the home maximizes passive solar gains, and facilitates cross ventilation and daylighting. ENERGY EFFICIENT. As one of the most energy efficient houses built to date in Wellesley, the home highlights a practical solution for Massachusetts. First, the building enclosure reduces the largest energy requirement for typical houses (heating). Super-insulation, exceptional air sealing, a thermally broken wall assembly, triple pane windows, and passive solar gain combine for a sizable heating load reduction. Second, within the house only efficient systems consume energy. These include an air source heat pump for heating & cooling, a heat pump hot water heater, LED lighting, energy recovery ventilation, and high efficiency appliances. Lastly, photovoltaics provide renewable energy help offset energy consumption. The result is an 89% reduction in energy use compared to a similar brand new home built to code requirements. RESILIENT. Our Garden Shed evolved from our Victorian Shed. Understated and unassuming, this little garden building makes for wonderful tea parties for the grand kids, an excellent backyard bar for fun evening barbecues, and a potting shed and storage place for all the gardening needs a true country landscape requires. This garden shed is available from our shed kits line, our diy post and beam shed plans or as fully assembled buildings (with many options available to fit your existing architecture).

Design Statement: My design challenge was to create and build a new ultra modern kitchen with a futuristic flare. This state of the art kitchen was to be equipped with an ample amount of usable storage and a better view of the outside while balancing design and function. Some of the project goals were to include the following; a multi-level island with seating for four people, dramatic use of lighting, state of the art appliances, a generous view of the outside and last but not least, to create a kitchen space that looks like no other...”The WOW Factor”. This challenging project was a completely new design and full renovation. The existing kitchen was outdated and in desperate need help. My new design required me to remove existing walls, cabinetry, flooring, plumbing, electric…a complete demolition. My job functions were to be the interior designer, GC, electrician and a laborer. Construction and Design The existing kitchen had one small window in it like many kitchens. The main difficulty was…how to create more windows while gaining more cabinet storage. As a designer, our clients require us to think out of the box and give them something that they may have never dreamed of. I did just that. I created two 8’ glass backsplashes (with no visible supports) on the corner of the house. This was not easy task, engineering of massive blind headers and lam beams were used to support the load of the new floating walls. A generous amount of 48” high wall cabinets flank the new walls and appear floating in air seamlessly above the glass backsplash. Technology and Design The dramatic use of the latest in LED lighting was used. From color changing accent lights, high powered multi-directional spot lights, decorative soffit lights, under cabinet and above cabinet LED tape lights…all to be controlled from wall panels or mobile devises. A built-in ipad also controls not only the lighting, but a climate controlled thermostat, house wide music streaming with individually controlled zones, alarm system, video surveillance system and door bell. Materials and design Large amounts of glass and gloss; glass backsplash, iridescent glass tiles, raised glass island counter top, Quartz counter top with iridescent glass chips infused in it. 24” x 24” high polished porcelain tile flooring to give the appearance of water or glass. The custom cabinets are high gloss lacquer with a metallic fleck. All doors and drawers are Blum soft-close. The result is an ultra sleek and highly sophisticated design. Appliances and design All appliances were chosen for the ultimate in sleekness. These appliances include: a 48” built-in custom paneled subzero refrigerator/freezer, a built-in Miele dishwasher that is so quiet that it shoots a red led light on the floor to let you know that its on., a 36” Miele induction cook top and a built-in 200 bottle wine cooler. Some other cool features are the led kitchen faucet that changes color based on the water temperature. A stainless and glass wall hood with led lights. A new French door & window was added to back wall to allow more natural light. Built ins covered with light color natural maple wood tones, we were capturing his nature lifestyle. Through a double glass French door now you enter the state of the art movie theater room. Ceiling star panels, steps row seating, a large screen panel with black velvet curtains has made this space an Icon’s paradise. We have used embedded high quality speakers and surround sound equipped with all new era of projectors, receivers and multiple playing gadgets. This custom fireplace design was client's vision that came to life and accomplished what the client desired, which was to provide a focal point in the room and add warmth to the space. The fireplace features dramatic and vibrant real fire flame and is especially enjoable because of its location in the room and because there is no glass installed around it. This custom fireplace is designed with three open sides and two linear ribbon flame fires about thirty six inches long, covered with crushed black glass to enhance flame pattern. Collection hood was installed and suspended at the top, which connected to proper-sized vent system and power vent fan to ensure proper draft. This appliance is a custom built decorative gas fireplace. The custom outdoor fireplace is rated for use with propane only and exhausts through a power vented 14” B-vent flue. The fireplace controls are designed to ensure that the exhaust fan has established an adequate draft via a pressure switch prior to initiating the pilot gas ignition sequence. This custom fireplace was approved by to the requirements contained in ANSI Z21.50-2014 “Vented Gas Fireplaces” standard. The investigation began on April 19, 2016 and concluded on April 29, 2016. The following non-destructive tests required by the applicable product standard were conducted with satisfactory results. Interlock systems Input manifold pressures Temperature Functionality The main burner tray is made of 16 gauge low carbon steel. Burners are easily removable, without the use of special tools, for repair and cleaning. The burner tray is readily accessible and designed so that one person can perform the removal and replacement unassisted. The burner is installed in a granite surround which is capable of supporting more than 300 lbs. The fireplace has an induced draft and the design is such as to prevent gas flow to the main burners and pilot burners in the event the blower providing the draft becomes inoperative. A pressure switch is used to achieve this. All controls are accessible for normal servicing and functional adjustment in position and are replaceable during normal servicing. Removal of an access panel to secure access to the control compartment is employed. Each appliance is equipped with an automatic gas ignition system which provides for ignition of main burner gas by means of proved pilot. If the presence of the pilot is not proved, automatic shut-off of pilot and main burner gas. The design of the custom fireplace is such that the flue gases from all burners are carried out of the appliance through a single flue outlet. The fireplace is equipped with a vent safety shut-off system designed to shut off main burner gas in the event the appliance venting system is blocked. The pressure switch device complies with a nationally recognized standard. The design of an electrically operated vent damper device and the control system are such that the damper is in the open position at all times that gas is flowing to the main burner. The firepalce is equipped with an automatic valve which controls both the pilot burner and the main gas.
