Goggans Architecture & InteriorsWhen the Owners approached Goggans Architecture about renovation of a 90’s era oceanfront house, it was clear there would be a lot more to the renovation than mere updates and remedying deferred maintenance. One of the most significant issues was how to integrate an outdoor pool given the pool had to be within the building envelope, and the house was already abutting the setback on its ocean side. A second significant challenge was how to provide a roof top deck over a pitched roof house with an attic, that was functional and attractive. Finally, creating better access from the parking area to the kitchen was a priority.
Goggans Architecture addressed the placement of a pool by creating a walled courtyard at the front, or landward side, of the house. The pool was placed on one side of the entry walkway, while its composition was balanced by a parterre garden on the other side of the walkway. The roof top deck was resolved by adding a new staircase and passageway through former attic space. By using a motorized roof hatch, the Owners could ascend to the roof deck which perched just below the roof ridge, hidden from view from the street. Relocating an underneath stair from one side of the house to a point that was closer to the kitchen resolved the access issue.
These strategic moves created other opportunities, such as expansion of the master bathroom to a portion of the front porch, while allowing an exterior stair from the bath directly to the pool. Other enhancements included placement of a large folding door in the Great room, renovation and expansion of the kitchen and exterior decks, reorganization, and replacement of the fenestration, updating all baths and interior and exterior finishes.
The extensive renovation reflects the holistic approach of Goggans Architecture, marrying landscape architecture, architecture, and interiors.

Samantha GBarn Door install in progress. We continue to work on it actually, closing the gap between the drywall and the door proves a greater struggle than we anticipated. However, in our case, it is an issue that a wider door would fully resolve, which is what we plan to do (eventually).

Betz Pools LimitedThe lower level lawn area was perpetually soggy across the back fed by the runoff from the sloping yard. To resolve this, Betz installed a four-foot-deep French drain using stone covered with filter fabric and topsoil to support a variety of low maintenance ground covers. The area is home to multiple bird feeders.
Ryan Associates Landscape Architecture & PlanningKousa Dogwoods frame the granite autocourt. The challenge of this site was to design functional living spaces while resolving a series of problems. Two entry courts offer suitable welcomes to the home: a formal granite court that is approached from above as one descends down a once blind driveway, and a more utilitarian play court off the garage. The rear yard, once disconnected from the house, is terraced and suitable for entertaining. A granite stair descends from the terrace to a new expanded lower lawn. A custom fire pit sits off the upper terrace and provides a more intimate gathering space.
Tara Fust DesignThe primary closet was designed as a built-in millwork environment rather than a storage room. Cabinetry configuration, shelving rhythm, and drawer placement were resolved during the design selection phase to support daily use while maintaining visual order.
A central window seat introduces symmetry and natural light, creating a focal point that softens the linearity of the cabinetry walls. Open shelving, concealed drawers, and integrated hanging zones establish a clear organizational hierarchy, allowing function to remain seamless and visually quiet.
Material selection stays restrained — warm wood tones, soft textiles, and subtle hardware — reinforcing continuity with the home’s architectural palette. The result is a primary closet that reads as composed interior architecture: efficient, tailored, and scaled for routine without excess.
