This brownstone renovation was a full gut project in every sense of the word. On top of installing new floors, a kitchen and bath renovation, and all the typical restoration and refinishing involved in a brownstone built in 1899, we also completely updated the exterior, constructed a balcony that was not originally there, and converted the space from a single-family home into an an owner’s triplex. A newly separated studio rental on the garden level offers the opportunity for supplemental income, an uncommon and welcome addition to a New York brownstone. A TRANSITIONAL GEM The result is a two-family brownstone that perfectly combines classic townhouse living with today’s modern needs, including SmartHome technology that we installed to control Bluetooth speakers, Nest thermostats, and the security system. The overall aesthetic goal was to pay homage to the historical periods the brownstone has lived through in a cohesive way that is the hallmark of modern transitional style. In the kitchen, white Shaker-style cabinetry, a subway tile backsplash, and marble rather than quartz countertops bring a classically upscale sensibility. To modernize the space further, we opened up the back wall to create floor-to-ceiling windows that are also doors, opening up into the newly built balcony. TIMELY TOUCHES This brownstone renovation included many quintessential elements, such as millwork like the ceiling medallions. We restored some and custom built others, perfectly recreating their original appearance. The heated master bathroom is now serene, with a walk-in shower featuring a subtly modern linear drain. A herringbone Carrera marble tiled floor and marble slab sink complete the scene. In the powder room, we embraced a contemporary look by pairing dark hexagonal floors with light chevron tiles, accented with dramatic navy blue wallpaper. With its clear-cut 1920s-style, we selected the wall sconce to reference one of the brownstone’s earlier eras. DESIGN DETAILS Natural oak herringbone floors we installed throughout the entire home bring a modern yet warm touch. We restored the wood-burning marble fireplace, which is fully functioning. An elegant staircase with a custom-crafted black wooden banister and white balusters winds up and down alongside a real brick interior wall that we restored and refinished. In this brownstone renovation, we were also able to create ceiling height, an unexpected yet aesthetically pleasing side benefit. When working on the joists and beams to level out the floors (a common issue in pre-war renovations) we added ceiling height in the main parlor floor by taking the second floor and raising the ceiling an entire foot. The end result is a main floor with stunning 9-foot ceilings. Recently I travelled down to the village of Prestwood in the Chiltern Hills of southern Buckinghamshire, to work on a Victorian tiled porch and hallway. Victorian tiles are commonly found in the entrance areas of older houses and unfortunately in this case the tiles had become heavily ingrained with dirt over time, and had suffered from additional paint and plaster spillages. The result was an unsightly mess; my client was considering covering the floor with lino after several unsuccessful attempts at cleaning it. I was called upon to provide a professional clean and seal, restoring these great Victorian tiles back to looking their best again. On my first day at the house, I mixed up a solution of 50 per cent Tile Doctor Pro-Clean, a high alkaline cleaner, and NanoTech HBU (formerly known as Ultra Clean), which is a cleaning product that contains nano-sized abrasive particles that penetrate deep into the stone to lift ingrained dirt to the surface. This solution was worked into the tiles using abrasive scrubbing pads fitted to one of my commercial rotary machines. The cleaning process left over a slurry of residue which I rinsed away with clean water and extracted with a wet vacuum. I was still left with the issue of stubborn paint spillages, so I applied a layer of Tile Doctor Remove & Go, a stripper with cleaning properties which is very effective at breaking down paint and adhesive stains. Once the paint spillages had been dealt with I gave the area another rinse with clean water. I then left the house, allowing the floor enough time to dry overnight. Upon my return the day I set about sealing the newly cleaned Victorian tiles. Before starting the sealing process I inspected the floor to check for any dampness, knowing that any excess moisture could potentially damage the performance of the sealer. When I was satisfied that the tiles were fully dried, I applied Tile Doctor Seal & Go, a sealer which offers durable surface protection, along with an aesthetically pleasing, low-sheen finish which brings out the colour in the stone. This product can be used to seal internal, porous surfaces including Victorian, Slate, textured Quarry and Sandstone tiles. The process made an amazing difference to the floor as you can see from the photographs; additionally the restoration of such an original feature adds a lot of value and looks so much better than lino! We received a request to renovate Victorian tiled hallway floor at a house in the London borough of Harlesden NW10. My client had modernised the heating system and this unfortunately required a section of the tiled flooring to be dug up so new pipework could be laid. After speaking on the phone, I arranged an initial visit to the property so I could properly assess the work required and provide a price for restoring the floor. During my visit I could see there was another section of missing tiles at one of the door thresholds which would need attention. Except for the missing sections of floor I could see that the tiles themselves were in good condition for their age and would respond well to a deep clean and fresh seal. I was confident on being able to source matching replacements for the missing tiles and reassured my client that we would be able not only repair the floor but also renovate it to a good standard. I gave them a price to do the restoration which they were happy to accept, and the work was booked. After some research I managed to source replacement tiles from the Vintage Floor Tile Company in Kent; Victorian tiles are still popular so there a few companies that keep stock so we can usually find a match. With the replacements in hand, work started by removing the cement and loose material from the missing sections of flooring and backfilling with self-levelling compound to bring the exposed base up to the right level for tiling. The tiles were then cut to shape as required to match the existing patten and fixed into place with a quick setting adhesive and then grouted. The floor was left to overnight to allow the adhesive to harden fully, and I returned the next day to deep clean the whole floor. To give the tiles are deep clean a strong dilution of Tile Doctor Remove and Go was sprayed onto the floor and left to soak in for ten minutes. It was then scrubbed into the floor using a rotary machine fitted with a with a black pad. This action lifted the dirt out of the tiles and the resulting slurry was removed with the wet vacuum. It turned out that the pores of the tiles were holding a lot of dirt, so the process was repeated until I was satisfied. Due to the age of the property, there was no damp-proof membrane installed so I do try to minimise the amount of water I use in this process as there is always a chance of exacerbating any latent efflorescence issues. Efflorescence occurs where moisture rises through the tile bringing with it salts from underneath the floor as it evaporates on the surface. This can lead to unsightly white marks appearing on the tile. To counteract this potential problem the cleaning was followed by an acid wash using Tile Doctor Acid Gel applied with a 100 then 200-grit pad, before finishing on a 400-grit burnishing pad. The floor was again rinsed with water after the application of each pad to remove the slurry and extracted with a wet vacuum. Once I was satisfied the floor was as clean as possible, we left site and the area was left to dry over the weekend ready for application of a new sealer. I returned on the Monday and started by taking a few moisture readings to check the floor was dry. The floor was in an acceptable range, so I applied the first of 4 coats of sealer. For this floor I chose Tile Doctor Seal and Go Extra which is specially formulated product that provides stain resistance with a hard wearing low-sheen finish. This product is also breathable which is an important feature for old floors, anything that blocks moisture from rising through the tile will cause it to become trapped underneath where it will pool and eventually reach out to the walls and result in rising damp. Once complete the floor looked brand new and I’m pleased to say with the deep clean and a fresh sealer applied it was impossible to tell the difference between the original and repaired sections of flooring. For the aftercare of sealed Victorian tiled floors, I recommend Tile Doctor Neutral Cleaner, it’s a mild day to day cleaner with a neutral pH that won’t damage the sealer. Sandstone is a particularly popular choice for kitchen and hallway floors amongst home owners in the UK. It not only possesses beautiful natural shades and features, but it is also typically hard wearing, making it an ideal stone for tiled flooring in high traffic areas of a house and can often be found laid as large riven flagstones in pubs and other commercial premises. Naturally, just like any other type of tiled floor, Sandstone needs to be maintained using appropriate products and methods. A lack of adequate surface sealer in particular leaves Sandstone susceptible to ingrained dirt, and can leave distinct, unsightly patches such as those in the photograph below. In this instance, I visited a client in the old Essex town of Thaxted, who believed that her four square meter Sandstone tiled floor might be suffering from damp issues after lifting up the mats covering the area. However, when I arrived at the property and ran damp tests, I found the issue to be superficial. The Sandstone floor however did require attention in the form of a deep clean and a fresh seal to tackle the white patches and prevent further discolouration. To begin the cleaning process I spread Tile Doctor Remove & Go evenly across the floor. It was left to dwell for approximately 15 minutes, during which time it worked to break down the old sealer remaining on the tiles. I then agitated the area twice over with both a black scrubbing pad fitted to a rotation machine lift away any dirt. The resultant slurry was removed using a wet vacuum and the floor was then rinsed with water and then mixed a strong solution of one part Tile Doctor Pro Clean to three parts water which was used to give the floor a final clean and scrub the grout clean before using the wet vacuum again and giving the floor a final rinse with water. After completing the cleaning process I left the floor to dry over the weekend. Upon my return to the house I proceeded to seal the tiles with three coats of Tile Doctor Colour Grow which is an impregnating sealer that soaks into the pores of the stone and provide durable surface protection going forward. Colour Grow is also specially designed to let the floor breathe and enhance the natural colours in the stone and, in this case, really helped to intensify the natural sand-coloured shades in the tiles. The difference made to these Sandstone tiles was really noticeable, with the white patches completely removed and the surface more generally back to looking like new, needless to say, my client was very happy with the results. We received an inquiry from a client in Lindow End near Wilmslow Golf Club in the Cheshire stockbroker belt. They were restoring their home and were unhappy with the state of the Quarry tiled hearth under their log burning stove. We arranged a site visit to survey the tile and grout and provide a quote for restoring the appearance. The village is situated in what’s known as the ‘Cheshire Golden Triangle’ which is one of the most sought-after places to live in the UK after London. As a result, we often find ourselves in this area working on some very nice properties, so it wasn’t long before we were able to call in and survey the tiles. As you can see from the pictures the hearth was quite dirty and the grouting had discoloured from years of use of the wood burner. The work here was a minor part of their restoration which had included significant building work. We agreed a price to carry out the work, which should only take a day and were able to return the following week. Our first job was to cover the newly sanded and sealed wooden floors with dust sheets, so we didn’t mark them as we came in the front door to the lounge. We always try and make as little mess as possible and we are always as careful as possible. We then sprayed Tile Doctor Pro-Clean on the fire hearth tiles. This is a multi-purpose tile and grout cleaner which would make light work of the dirty tiles. The product was left to soak into the Quarry tile and grout for about twenty minutes before being scrubbed in. The hearth was a small area, so this was done by hand and then washed down with clean water. The dirty residue was removed using a wet vacuum then the tiles where wiped down with a clean micro fibre cloth. We then dried off the tiles using a little encouragement with a heat gun to speed up the drying process. Speed drying the tile and grout in this manor would allow us to complete the work in one visit. Once the tiles and grout lines were dry it was clear that years of dirt and soiling had stained the grout, so although no much cleaner it was clear more work would be needed to give the grout a fresh and consistent appearance. To address this issue with the grout we selected to apply a Sandstone Tile Doctor Grout Colourant. This is applied with a small brush and brushed it into the grout lines. It is quite a precise job but any colourant that goes onto the tiles is removed with a baby wipe before it dries. This process really transformed the look of the grout, the colourant also forms a barrier over the grout which will protect it going forward and make it easier to clean. The Quarry tiles were then given a coat of Tile Doctor Colour Grow which is an impregnating colour enhancing sealer. This brings out the best in the quarry tiles and adds protection against future staining which will be needed given its location. The client was very happy with the finish, in fact the hearth looked like it had been newly tiled, the impact of the recoloured grout was that striking. This enquiry from Neath came from an elderly gentleman who was moving into a care home in the near future and wanted his Victorian tiled hallway renovated before the property went on the market. He mentioned he didn’t think it was that dirty however it could do with a clean and reseal. We arranged to call in one morning and take a look at the tiles and whilst there we completed a test clean so we could provide an accurate price for renovating the floor. For the clean I applied Tile Doctor Pro-Clean, the purpose of this was to see whether and how fast the dirt would shift and also to get an idea of the condition of the floor beneath the layer of dirt. The test clean went well and the owner was happy to accept our price and suggested that as we had already made a start we might as well continue. Fortunately, there were two of us that day and I only had a couple of other quotes in the area, so I was able to crack on. I should mention this work was done at the beginning of 2020 before the COVID-19 lockdown. All sorts of detritus gets walked into hallways so we began by using a hand held scraper to take off any anything that sat upon/above the floors surface. This also makes the cleaning process that little bit easier for us. The earlier test clean had enabled us to establish which cleaning methods and products would work best on the floor so it was just a question of putting the plan into action. The process involved applying a strong dilution of Tile Doctor Pro-Clean to the floor, leaving it to soak in for ten minutes and then working it with a coarse 400-grit diamond pad fitted to a rotary buffer. More water was applied for lubrication where required and the soil produced afterwards was rinsed off and extracted with a wet vacuum. The pad is encrusted with industrial diamonds and cuts into the tile and removes a very thin layer leaving the tile very clean. After extracting the soil, the floor was inspected, and we noticed that there were a few tiles throughout the floor that needed more work. To deal with these we used hand-held diamond blocks of varying grits to remove the ingrained dirt and bring the tiles back to life. The client was over the moon with the results of the cleaning and we scheduled a date of the following week to come back and seal the tiles. We also discussed sealers and he had asked if we could leave the floor with a shiny finish. With that in mind we recommended Tile Doctors Seal and Go which works really well on Victorian tiles. It is also water based and so doesn’t produce a smell as it dries. On our return the floor was given a quick wipe down and once dry sealed with four coats of Tile Doctor Seal and Go which will add protection and make them easy to keep clean. Our client in the villager of Pembury was feeling really deflated after having a Slate Patio laid adjacent to the full length of her house, however the builder had not applied the sealer correctly creating a mess which ruined the appearance of the stone. Unfortunately, it is not that unusual to be contacted about this sort of situation, applying a sealer is not as easy as manufactures make out. There are lots of factors to consider, choosing the right sealer, is the stone damp, how do you know if you have applied too much, and it often catches tradesmen out. I was able to reassure them that with the right combination of products and equipment the problem could be rectified. The first job was to strip off the old sealer which was done using a product called Tile Doctor Remove and Go. The name of this product pretty much says it all and once applied to the stone it is left to soak in for ten to twenty minutes before being scrubbed in with a rotary machine fitted with an abrasive burnishing pad. Tile Doctor Remove and Go is a multi-purpose stripper which will remove most coatings and sealers, including epoxy grout haze which is another common problem we encounter when tradesmen have not cleaned up properly after grouting. It is also good for removing heavy build ups of grease. I used several burnishing pads of different grits going from coarse to smooth on this patio, rinsing and extracting the soil after each pad. It was a large area, so this process took up most of the day on its own, fortunately I use a van mounted high pressure cleaning and extraction system to remove the soil which is very efficient and leaves the stone bright clean and reasonably dry afterwards. This ensures the process can be carried out with minimal mess. It was a nice warm summers day and although cloudy we didn’t get any rain overnight, so after checking the forecast I was able to return the next day and apply a fresh sealer to the Slate. My client wanted a natural look, so I used Tile Doctor Ultra Seal. This product is a no-sheen, natural-look, impregnating sealer which is formulated to provide maximum stain protection. These impregnating sealers work by penetrating the stone, occupying its pores, and thus preventing dirt from residing there. The client was so happy and relieved to see the results on what a very expensive patio and commented she was eager to get the first barbecue of the season underway. We recommended that a regular with the jet wash should keep the patio in good condition and in a few years time we could return to reapply the sealer for them. Michael Conlon South Kent Tile Doctor

I’m often asked if you should seal a tile before grouting and the answer is a definite yes, and this Encaustic Cement tiled bathroom floor installation in Stockport is a great example as to why. The tiles had not been sealed before grouting and then, once the tiler went to grout the newly installed tiles with a grey grout, the colour ran into the tiles, staining them and leaving them looking grubby and dirty. Had the tiles been sealed it would of made the process of removing the grout from the surface of the tile much easier. If you haven’t come across them before Encaustic cement tiles are often hand painted and are available in a range of beautifully artistic patterns, so it was a real shame that these tiles were allowed to be spoilt by an avoidable mistake. As you can imagine, the property owner was keen to have the tiles professionally restored, and she contacted me to get the job done. I took some photographs but I’m not sure that they do justice to the problem. Rather than use a liquid cleaning product, I opted to use diamond encrusted handheld burnishing pads to remove the grout stains. Our burnishing system comprises four pads of varying grits. I started with the Coarse grit burnishing pads applying to the tiles it with a small amount of water as lubricant to grind down the grubby marks. Following this I worked my way through the system, applying Medium, Fine and Very Fine pads to gradually restore the appearance of the floor. Once the burnishing process has been completed I rinsed the tiles and then accelerated the drying process using a heat gun to prepare them to be sealed. Removing any excess moisture before sealing is essential as even a small amount can cloud the sealer and prevent it from properly protecting the tiles from dirt and stains. Once satisfied that the floor was dry, I proceeded to seal it using Tile Doctor Colour Grow. As an impregnating sealer Colour Grow penetrates deep into the pores of the stone to fill them and thus prevent dirt from becoming ingrained. Colour Grow’s colour intensifying properties also really accentuated the patterns of the Encaustic Cement tiles. Now that these fantastic tiles have been properly sealed it will be far easier for the customer to keep them clean in future. Needless to say, she was very happy with the result. We recommend topping up your sealer on a regular basis to ensure problems like those which occurred here do not damage the appearance of your tiles. Steve Keary Greater Manchester Tile Doctor

As part of our service we advise customers on best practice for maintaining the appearance of the floor and I’m happy to report this client in Ampthill who has a Terracotta tiled floor that we had fully restored a few years ago had followed to the letter. Having two dogs and two children, the floor gets a lot of traffic and as expected over a period of time the sealer does wear thin in the busier areas. Should the sealer become too damaged dirt can get underneath and gradually the seal will deteriorate to the point where restoration will be needed again. By keeping on top of the maintenance our client has kept a beautiful terracotta floor in great condition however as the sealer was wearing he called us back to do a maintenance clean and top up the sealer an activity which we are able to complete in one day rather than the several days needed to do a full restoration. To maintain the floor, I applied a Tile Doctor fine diamond burnishing pad fitted to a rotary machine and with a little water sprayed onto the tiles to lubricate the process the top was burnished, this took the dirt off the top of the tiles and left a clean surface to top up the seal. The floor was then rinsed to remove the soil generated by the process. Having removed any damaged sealer an industrial air mover was switched on to get the floor as dry as possible, we then tested the damp levels at various intervals until the floor was dry for re-sealing. To re-seal two coats of Tile Doctor Seal and Go we applied to the floor allowing the first coat to dry before applying the second. Once the second coat had dried a white polishing pad was used to buff the tiles. Andrew Evans Bedfordshire Tile Doctor

This is a Travertine tiled floor installed at a property in the popular Cheshire town of Wilmslow around 16 years prior. It had previously been maintained by a Tile Doctor colleague about three years ago and the owner was hoping the floor could be given a simple maintenance clean and seal. This is a service we provide as part of an annual maintenance plan, unfortunately after surveying the floor it was clear they had left it far too long, the floor had lost its shine and it would now need to be resurfaced with a set of diamond burnishing pads and then resealed. Naturally burnishing the floor costs more than a simple seal and polish but if you are going to opt for the quicker maintenance plan route it does need to be done at least annually and possibly more frequently if it’s a floor in frequent use such as a kitchen. We agreed a price for the work, and I arranged a time with them to return and renovate the floor. To restore the polished appearance of the Travertine I used a set of four burnishing pads which are applied to the floor with a rotary machine. You start with a coarse 400-grit pad using water to lubricate and running it over each tile at least three times. This first pad cleans up the stone and removes old sealers. This is then followed with the finer 800-grit, 1500-grit and finally a 3000-grit pad. Except for the 3000-grit, each pad is applied with water and the floor is rinsed and the soil extracted afterwards with the wet vacuum. The Grout lines were also deep cleaned with a scrubbing brush and Tile Doctor Pro-Clean tile and grout cleaner. The product really gets to into deep seated dirt and grease which tends to accumulate in the grout. After a final rinse and extraction, the floor was then left to dry off overnight. I returned on the second day and started by checking the floor was dry by taking several moisture readings with a damp meter. The readings were good, so I proceeded to seal the floor using a couple of coats of Tile Doctor Colour Grow. Colour Grow is an ideal sealer for Travertine as it seeps into the pores of the stone enhancing the natural brown colours in the process. It also offers great protection going forward. Whilst I was there I had noticed that one of the doors had scratched the floor, fortunately the polishing process had got the scratches out of the stone but to prevent future scratching I helped them remove the door so a carpenter could shave off a few mm’s from the bottom. My customer left the following feedback: “Second time had Travertine floor restored, cleaned & sealed, the first time was 3 years ago. Great job done then by Simon Bywater. This time Kamila did a really professional job on the kitchen limestone floor. A bit more expensive this time, but a good job was done. Have left instructions for her to contact me in 12 months time for annual maintenance on the same floor, hopefully to prevent restoration being required! Highly recommend the service.” The floor looked great and they should now be able to maintain it in between the maintenance visits, with day to day cleaning using Tile Doctor Neutral Tile Cleaner.
