Tile Doctor LtdOur client had inherited this Travertine floor when purchasing in a lovely street in Walton-On-Thames, close by was the River Thames which runs all the way into London. The new owners were unhappy with the floor in that it did not look very clean, and they were keen to get this rectified. I arranged a site visit to survey the floor and see what could be done to restore its appearance.
The floor itself was in good physical condition, however, it was apparent from the level of dirt ingrained in the stone that it had not been maintained very well by the previous owner. I carried out a small test clean which came out well and they could see straight away what the floor should look really like! They were happy with my renovation quote and we agreed a mutually convenient time where I could work in relation to the COVID guidelines.
The Travertine floor was scrubbed using a mixture of Tile Doctor Pro Clean and Remove and Go. These are heavy duty cleaning products designed for use on tile and stone can be combined to form a powerful cleaning/stripping solution which is left to dwell on the floor surface. After a short while the solution was worked into the stone using a rotary machine fitted with a black scrubbing pad.
This cleaning recipe works extremely well breaking down dirt, stains, and grease in the stone. Following a machine scrub and a more manual hand scrub of the grout lines, we then pressure rinsed the soil away and then it was extracted using an industrial wet vacuum. In a couple of areas, it was necessary to repeat the process to ensure it was completely clean. Once we were satisfied that the stone was fresh and clean, the floor was left to dry off overnight, so it would be ready for sealing the following day.
After drying overnight, the floor was checked with a damp meter to make sure it was dry. Once reassured I started with the application of the fresh sealer to the floor using Tile Doctor Colour Grow Sealer which is a colour enhancing sealer that works from within by soaking into the pores of the stone. Several coats were applied allowing each one to dry before applying the next. This sealer does not provide a glossy finish, just a nice natural sheen. This brought back the contrast and natural colours in the stone, whilst adding protection to stone for many years to come.
The client was very happy with the work we carried out, the floor had come up much better than they had expected, and it really made a difference to the lovely kitchen space. The floor looked like new. I recommended the regular use of Tile Doctor Stone Soap for future cleaning which will keep the floor in great condition and ensure the longevity of the newly applied sealant.

This new installation highlights the benefits of paving with grass, as well as the comparative ease of installation. Concrete and asphalt surfaces occupy twice the area of buildings and are the most detrimental to clean water. Concrete and asphalt surfaces dominate the landscape of our urban environments and prevent rainwater from being filtered naturally. They send harmful polluted water straight into our streams, rivers and lakes. In urban America, concrete and asphalt pavements produce two thirds of our excess water runoff. They are responsible for significant hydrocarbon pollutants on our ground and in our water, causing ground water decline, and resulting in local water shortages. These concrete and asphalt surfaces also create huge increases in temperature known as the urban “heat island effect”.

Tile Doctor LtdThe photographs below are of a Polished limestone floor that had been installed in the Kitchen of a house in Cheltenham approximately eight years prior. The polish and sealer had worn off over that time allowing dirt to become ingrained into the pores of the stone making it difficult to clean.
This is a common problem with all types of porous stone and tile which need to be sealed to maintain their appearance. Sealers do wear down over time with use however and need to be maintained, this is why Tile Doctor have created a maintenance program whereby we pop by every 12 months to give the floor a light clean and top-up the sealer, it only takes a few hours, but it keeps your sealer in good condition.
Cheltenham by the way is a lovely town situated on the edge of the Cotswolds which is an area of Outstanding Natural Beauty. It has a racecourse and is well known for the mineral springs which were discovered here in 1716.
My first job was to protect the wooden kitchen units from any splashes by covering them some cotton sheets. Next, I set about restoring the Limestone’s appearance using a set of Burnishing Pads which is a form of polishing which involves the sequential application of four diamond encrusted pads of different grit levels.
The first pad applied is a Coarse 400 grit pad which is applied to the floor with a buffing machine and lubricated with water. This process grinds away the top layer of dirt and staining from the stone, along with any old sealer, the floor is then rinsed to remove the soil that is generated. I then move through the system, applying the Medium and then Fine pads using less and less water as you go but rinsing in-between and extracting the water with a wet-vac machine.
Once I was happy with the stone I scrubbed the grout lines to remove any soiling that the pads had failed to pick up. The floor was then given a final rinse and the wet vacuum used to extract as much moisture as possible. The floor was then left to dry out completely overnight.
The next day I gave the floor a polish with the Very Fine 3,000 grit diamond burnishing pad, this is applied using a technique we call a “spray burnish” due to the fact that very little water is used during its application.
The next step was to seal the stone using for which I used Tile Doctor Colour Grow which is an impregnating sealer that protects the stone from within by occupying its pores. Colour Grow also has the added benefit of intensifying the natural colours in the stone. The floor was then left to dry for an hour before I gave it one final dry polish using the Very Fine burnishing pad.
My customer was very happy with the final result and made the comment that they thought the floor looked brand new.

Tile Doctor LtdRecently I visited a client in the town of Maidenhead, Berkshire who needed assistance restoring a very dirty pitted Limestone tiled floor which had suffered over the years due to poor maintenance choices. The pressures of a busy family life had, understandably, prevented my client from undertaking regular cleaning and the products and methods used for cleaning were by and large unsuitable for this type of natural stone. In addition, the pits in the tiles had been filled with grout; however, they were not flush to the tile and therefore a large amount of soil had collected in the pockets. The result was a Limestone tiled floor in considerably poor condition that was increasingly difficult to keep clean.
My client had tried and tried to get the floor clean, using methods such as scrubbing with toothbrushes, steam cleaners, and mopping – but they weren’t getting anywhere! I explained to my client that steaming is, in fact, one of the worst cleaning systems to use on natural stone floors. Steam not only damages sealers, it also thins out greasy soils. Some of these soils are absorbed onto the domestic microfiber pads, however a lot of the soil becomes thinner allowing it to penetrate deeper into the pours of the stone and grout. This in itself starts the vicious circle to rapidly soiled and dirty tiles and grout. This happens because the grease soils magnetise dirt!
My first task in the cleaning process was to mix a strong solution of Tile Doctor Pro-Clean, which is a high alkaline cleaner. This solution was applied liberally across the entire Limestone tiled floor and grout. It was allowed to dwell for 30-40 minutes, giving it time to seep into the stone to get underneath and lift the ingrained dirt to the surface. During this time, I scrubbed the grout lines using a specialist stiff grout brush. The Limestone tiles were then scrubbed with heavy mechanical rotary agitation machine.
I then gave the floor a thorough rinse using the latest in cleaning and capture technology, which involves firing hot water at high pressure in a spinning motion across the floor, in effect blasting away the ingrained soils from the grout and pitting in the limestone. The high pressure is delivered from a system mounted inside my van which also contains waste tanks to capture the extracted soiled water.
After being allowed to dry thoroughly for 24 hours, I returned to seal the floor with Tile Doctor Colour Grow which would have brought out the deep colours in the stone, however after discussing the options with the client it became clear that they wanted to keep the floor looking as light as possible so Tile Doctor Ultra Seal was applied. Ultra Seal is a natural look impregnating sealer that soaks into the pores of the stone and protects it from within.
The floor now looks fantastic and the sealer should ensure it remains looking that way for some time to come and before leaving I made sure to provide my client with some professional maintenance advice.

Tile Doctor LtdTerracotta may be one of the most aesthetically pleasing types of tiled floor, but as many of our customers will tell you can be particularly difficult to keep clean. This is due to the naturally high porosity of clay, which allows dirt to become very easily trapped. Quite commonly this situation is made worse by a lack of an adequate sealer to block the intrusion of muck. Of course, poor quality cleaning products also make it difficult for property owners to keep their Terracotta tiles clean, and a combination of the two problems can leave these floors looking a lot like this one, located in the kitchen of a house in the beautiful Forest of Dean.
The property owner was keen to have me restore some character to her dull Terracotta tiles. It was proving increasingly difficult for her to keep them clean due to the reasons described before, and the grout had also become very dirty. So, the customer turned to me for some professional assistance.
While these Terracotta tiles had been sealed previously it had, over time, lost its ability to protect the stone against ingrained dirt. To remove the old excess sealer my product of choice was the heavy duty soil remover and stripper, Tile Doctor Remove & Go, which I applied liberally across the surface and scrubbed in to the tile used a rotary machine fitted with a scrubbing pad. This also helped to remove the trapped dirt and left the stone looking fresher.
Once the old sealer was removed – to be replaced with a fresh sealer once cleaning was complete – I was free to focus on the troublesome grout lines with Tile Doctor Pro Clean, an alkaline cleaner that reliably breaks down dirt. When cleaning the grout, I opted to use a handheld grout brush that allowed for more precise, careful application of the product.
As per usual, the floor was given a good rinse and left to dry for 24 hours.
Upon returning to the property I checked the floor was completely dry, ready for sealing. My process for sealing actually involved the application of two different kinds of sealer; initially I applied a single coat of Tile Doctor Colour Grow which has soaks into the pores of the tile and has the added bonus of enhancing its natural colours.
Once this had dried I then applied ix coats of Tile Doctor Seal and Go, a product which forms a durable layer of protection of the surface of the tiles and at the same time provides a lovely sheen finish.
The combination of the two sealers will certainly offer a long-term solution to the ingrained dirt problem, and the appearance-enhancing properties in the products really helped to transform the tiles from dull and dirty to lively and eye-catching. Nonetheless, before departing the property, I also left my very pleased customer with some cleaning advice for the future.

Tile Doctor LtdIt’s always a good idea to double-check any tile cleaning advice you receive with a professional. Sometimes advice can be inaccurate and cause more problems than good. Such was the case with this customer, who lives in the small town of Appleton near Warrington. He had been advised by his builder to use brick acid to remove carpet glue from a newly discovered Quarry tiled floor. Taking the advice, he had washed the floor several times with a solution of brick acid diluted with water. But while this seemed to successfully remove the carpet glue, it also severely discoloured the grout lines, leaving the entire floor looking grubby and unappealing.
The customer was just about to go on holiday, and asked me to see what could be done to restore the floor’s appearance while he was gone. With the house to myself, I got to work.
My first job was to strip the floor property to remove old sealers present on the tile using a strong dilution of our high alkaline cleaner, Tile Doctor Pro Clean. We use this cleaner on all types of tile and natural stone due to its versatility and consistency.
I spread the solution onto the floor and left to dwell for twenty minutes before scrubbing with a black pad fitted to a floor rotary machine. This process also removed the years of dirt and dust that had penetrated through the recently removed carpet. I also paid attention to the grout lines giving them a good scrub with a stiff grout brush, but the acid staining proved to be impossible to remove completely.
While I’m not sure exactly how long the floor had been covered by carpet, it’s safe to say a deep clean had been long, long overdue. Once I had cleaned the floor to a high standard, I used a wet-vac to remove the now dirty cleaning solution from the floor, before leaving it to dry off completely overnight.
Upon my return to the property the next day, I tested to make sure the floor was dry enough to seal, which is important as excess moisture can cloud the sealer and damage its performance.
Once satisfied, I applied one coat of Tile Doctor Colour Grow, which is our impregnating sealer designed to really bring out the natural colours in the tile, followed by two coats of Tile Doctor Seal and Go to give the tiles a stain resistant, low-sheen finish.
After this was dry I coloured the grout lines with a matching Tile Doctor Grout Colourant to cover and hide the damage the acid had caused to the grout lines. Finally, I gave the floor three more coats of Seal and Go to add the finishing touches.
My customer returned from holiday to find a completely transformed floor. Looking at the before and after photos, it is easy to see why he was more than happy with the result! Another satisfied customer.

This new installation highlights the benefits of paving with grass, as well as the comparative ease of installation. With all the negative influences of impervious pavements now is the time to turn our attention to alternatives for the benefit of the environment.
From fire lanes, overflow, and event parking, to temporary and stadium parking, reinforced grass parking systems deliver the same strength and durability of asphalt and concrete without the negative affects mentioned above. Tile Doctor LtdThis Black and White Marble tiled hallway floor at a Grade II listed property in the village of Tattenhall has quite a history. The building was constructed in 1865 and at one time it has been the home to the high sheriff of Cheshire, and the family home of Edith Wignall the daughter of Sir Henry Tate the founder of the sugar company Tate and Lyle.
In more recent years the property had been used as a council building and even a nursing home for the elderly. After a long history of decline it has now been restored to a lavish family mansion however the marble floor had suffered over the years and still need attention. The current owner had been in touch as they wanted it restoring and basically brought back to life.
As it turns out I had already planned to go to Tattenhall the following week to work on another listed building which was formerly the village bank. After discussing the Marble floor over the phone, I agreed a date and time to pop over from the bank and inspect the floor in detail. I can provide a rough quote from photographs, which has been especially useful recently, but it’s far better for all concerned if I’m able to properly survey the floor first.
The Marble floor consisted of Black and White Mable tiles laid in a diamond pattern, it wasn’t a very large area perhaps 9 square metres in total. The tiles were well worn as described but also stained and scratched. I would see they would need a deep burnish and polish to bring them back to life and then protected with a fresh sealer. Following on from that visit I was able to provide an accurate quote which was accepted, and a date agreed for my return.
The first job was to protect the surrounding heavy wooden panelling with masking film. The floor was very heavily stained yellow with deep scratches, to remove these I would have to grind the marble back until a clean fresh tile was left. To start I used a 200-grit coarse pad fitted to a weighted buffing machine, the abrasive action of the pad was lubricated with water. After inspection I found that the staining and scratches were still there, so I needed to use stronger pads, so I worked my way through a set of very coarse milling pads starting at a 50, 100 and finishing with a 200-grit pad. Again, water was used to lubricate, and the resultant slurry was removed by a powerful wet vacuum and washed down between each pad.
The milling pads had the desired effect, and I was then able to bring back the polished appearance of the Marble surface using a set of finer burnishing pads with the same process. The 400 and 800-grit pads helped to clean and remove the fine scratches left by the milling pads and then the next 1500-grit pad started to build the shine back on the marble tile.
After finishing with 1500-grit pad I washed the Marble with Tile Doctor Stone Soap and vacuumed up the residue with the wet vacuum. I left an industrial blower in place overnight to dry out the floor ready for the next morning when it would be sealed.
The next morning, I used the last of the four burnishing pads which is a very fine 3000-grit to polish the floor further. This last pad is applied dry with just a spray of water to create a high gloss finish.
When I was happy, I sealed the floor with two coats of Tile Doctor Colour Grow which is an impregnating sealer that soaks into the fine pores of the Marble to protect it from within. This product also improves colour and after application it was left to soak into the tile for five minutes before polishing off and then leaving it to dry.
The last step was to I buff the floor with a white pad. The finish was impressive, and the family were very happy with the work we had carried out. For aftercare I recommended they use Stone Soap as its designed for the regular cleaning of sealed and polished stone, as well as cleaning it also helps build the patina.

Tile Doctor LtdLocated in Burgh Castle West of Great Yarmouth, this Travertine stone floor was a classic example of an incomplete installation. By incomplete I mean the tiler had done a fine job of laying and grouting the tiles but had left it at that and not sealed the stone. Natural stone like Travertine is porous and needs a sealer to stop dirt becoming ingrained in its pores, a sealer will also improve its appearance.
Without a sealer this floor now looked very dull, pale, rather damaged with pitting and heavily soiled with ingrained dirt. Pitting in stone like this is a natural feature of Travertine however it can be exacerbated with the use of acid cleaning products. This was a floor in urgent need of a face lift, and I was confident it could be transformed into a very beautiful floor.
I think it is true to say that most tilers will skilfully lay a floor for you but usually don’t have the knowledge, experience or equipment to finish the surface properly and when it comes to sealing many will recommend a product and suggest you take care of it yourself. Naturally if your find yourself in that position don’t insist the tiler does it, better to give us a call and have it done properly.
Our first job was to backfill the larger pits in the stone which as I mentioned are a natural feature of travertine material, but they can trap dirt and so its best if they are plugged with a suitably rigid filler. Also, if left alone the larger holes can quickly become larger as their edges crumble and break up leading to the entire tile becoming unstable. Replacing a tile in a floor like this is possible however its an extremely awkward job to do and it can be difficult to find an exact match for replacement.
Filling was done using a two-part, neutral cream-coloured polyester compound which gels in about fifteen minutes after addition of the catalyst. After this initial period, the excess product is trimmed off level with the surface of the tile before it sets harder than the stone itself in around sixty minutes. The fully cured compound can then be cut and machined as though it were part of the stone structure.
Our second job was to remove deep scratches caused by the unprotected feet of workmen’s ladders. This was done using Tile Doctor 50-grit and 100-grit diamond hand burnishing pads with a little water as a cutting medium. Shallower scratching present across the rest of the floor was removed using a Tile Doctor 200-grit soft milling pad driven by our Klindex 17″ rotary machine.
This abrasive action produces a fine slurry which was then rinsed with water and extracted using our 400psi Ninja machine in preparation for the next stage of the refinishing process. These machines were an expensive investment for our business however they are very robust and effective producing a good result that saves time.
Next task was to restore the polished appearance of the Travertine which was done using the application of a set of Tile Doctor burnishing pads. The process starts by applying a coarse 400-grit diamond pad, again fitted to the Klindex rotary machine. This cleans the tile and improves the matt finish left by the milling pad; again, the slurry was rinse-extracted before moving on to the next pad in the set. Next came the finer diamond polishing stages of 800 grit and 1500 grit, slurry being removed as before between the grades. By this time, all the scratches had been removed and the Travertine floor had visually pleasing even sheen across the whole surface. The last pad in the set is applied dry with a little water sprayed onto the tile so we left the area to dry out thoroughly overnight with the assistance of our large capacity dehumidifier.
Returning the following morning, we found that the floor had dried out perfectly and was ready to be vacuumed and spray burnished with the last pad in the set which is a 3000-grit very fine pad applied using a small amount of water sprayed from a trigger bottle resulting in a deep, rich shine across the floor surface.
Last step in the face lift was to seal the floor with a generous coat of Tile Doctor Ultra-Seal, a premium grade penetrating sealer recommended for use in Kitchens and food preparation areas. Having left the floor to soak up as much of the Tile Doctor Ultra-Seal as it could, the excess product was removed and the whole area allowed to dry completely with the assistance of our industrial air moving fan. Finally, the floor was spray buffed to a deep shine using a white maintenance pad.
The client was extremely pleased with our results and was amazed at the variation of colours within the stone which had never been visible previously.
