This addition and extensive interior renovation optimizes front and rear river views, natural light and indoor / outdoor integration. The use of craftsman detailing – adding a front porch – makes this home naturally inviting, functional and extremely livable. The design was challenged due to the waterfront lot restrictions, lot coverage restrictions (car port instead of garage), slope stability challenges and septic restrictions (only 15% of existing footprint was allowed). The rear eating area / sunroom addition was built on pillars to achieve septic clearances. The second storey addition utilized sloped ceilings, which finished at 10 ft. in order to create spacial volume. Open to below areas allow more sunlight in and help achieve square footage requirements. The carport helped meet lot coverage restrictions, but more importantly, helped lessen the environmental impact. Driveways and walkways feature natural stone for water runoff. Location: Denver, CO, USA THE CHALLENGE: Transform an outdated, uninspired condo into a unique, forward thinking home, while dealing with a limited capacity to remodel due to the buildings’ high-rise architectural restrictions. THE SOLUTION: Warm wood clad walls were added throughout the home, creating architectural interest, as well as a sense of unity. Our customer needed a stair solution to match their style and space restrictions. The small footprint of a spiral and the customization level of a Salter was the perfect combination.

Located in the well-established community of Northwood, close to Grande Dunes, this superior quality craftsman styled 3 bedroom, 2.5 bathroom energy efficient home designed by CRG Companies will feature a Hardie board exterior, Trex decking, vinyl railings and wood beadboard ceilings on porches, a screened-in porch with outdoor fireplace and carport. The interior features include 9’ ceilings, thick crown molding and wood trim, wood-look tile floors in main living areas, ceramic tile in baths, carpeting in bedrooms, recessed lights, upgraded 42” kitchen cabinets, granite countertops, stainless steel appliances, a huge tile shower and free standing soaker tub in the master bathroom. This Murphy bed was custom made off-site and installed in the home. There were space restrictions for the bed and it was tucked in nicely behind and between 2 windows. The lights shut off automatically when the bed is closed and are controlled bedside. There is an plug for phone on the in-set shelves which are deep enough for videos, books and such. The vintage house trim was wrapped around the bed for a built in look. This option is so much less expensive than adding on to a home and can provide you with a multi-function room for guests and your own daily use.

This beautiful home sits on a hill overlooking downtown Gig Harbor. The property offers views of the City lights and also the puget sound. For this project the roof pitch was designed low to accommodate a 16' height restriction. This was a pretty steep lot and a fun project to design.

This large Pantry supplements the restricted Kitchen and connects the Kitchen with a formal Dining Room and at the end of the Hall two small guest rooms.

Design: Jules Duffy Design; This kitchen was gutted to the studs and renovated TWICE after 2 burst pipe events! It's finally complete! With windows and doors on 3 sides, the kitchen is flooded with amazing light and beautiful breezes. The finishes were selected from a driftwood palate as a nod to the beach one block away, The limestone floor (beyond practical) dares all to find the sand traveling in on kids' feet.
