Restricted by a compact but spectacular waterfront site, this home was designed to accommodate a large family and take full advantage of summer living on Cape Cod. The open, first floor living space connects to a series of decks and patios leading to the pool, spa, dock and fire pit beyond. The name of the home was inspired by the family’s love of the “Pirates of the Caribbean” movie series. The black pearl resides on the cap of the main stair newel post.

The owners of this historic house on a promontory surrounded by water asked Morpurgo Architects to maximize ocean views while expanding their home for their growing family. Conforming to The Rhode Island Historical Preservation and Heritage Commission’s requirements, our modifications to the existing structure are sympathetic to the original Stuccoed Mission-style and contextually in keeping with neighboring historic homes. This challenging site presented numerous constraints, including adherence to oceanfront setbacks and environmental and zoning regulations. We overcame imposing restrictions to develop a dynamic plan that fulfilled the clients’ programmatic and aesthetic needs. The kitchen was identified by our clients as the focal point of family activity. We maximized this lifestyle concept by developing the kitchen into a spacious living area with commanding views of the water. Renovations to the third floor allowed Morpurgo Architects to create an outdoor space offering a panorama of the historic surrounding communities.

Good design must reflect the personality of the client. So when siblings purchased studios in Downtown by Philippe Starck, one of the first buildings to herald the revitalization of Manhattan’s Financial District, the aim was to create environments that were truly bespoke. The brother’s tastes jibed synchronously with the insouciant idea of France’s most popular prankster converting a building that once housed the buttoned-up offices of JP Morgan Chase. His collection of Takashi Murakami works, the gallery-like centerpiece of the main area, announces his boldness and flair up front, as do furnishings by Droog, Moooi and, of course Starck, as well as hide rugs and upholstery, and a predominantly red palette. His sister was after something soothing and discreet. So Axis Mundi responded with a neutrals and used glass to carve out a bedroom surrounded by drapes that transform it into a golden cocoon. Hide (albeit less flamboyantly applied) evokes a familial commonality, and built-in furniture and cabinetry optimize space restrictions inherent in studio apartments. There are 2 buildings, 4 units total. Keeping within City of Austin regulations and impervious cover restrictions, we were limited to 1600-1700 square feet per unit. Each unit boasts an open floor plan concept, lots of natural light with high windows and modern styling. All four units sold out soon after the first open house. They are rated 3 stars with the Austin Energy Green program.

This homeowner had their cabinets painted white a few years ago and they were already starting to see the wear. They were actually glad that they initially painted, because it gave them time to realize refacing was the way they wanted to update their cabinets. They wanted a different look to complement their existing quartz countertop. They selected the Shaker style door in the Swiss Elm Skye wood-grain finish. We also replaced all the drawers with new custom solid wood drawers with soft-close heavy-duty glides. Before, their corner cabinets were restricted due to the double doors only opening at 90 degrees. By replacing the hinges, they can now fully open the doors and access the cabinets. The homeowners are so happy with their refaced kitchen. They say it looks crisp and clean and more their style now.

The pendant light fixtures were customized with black mesh metal shades which encompass an Edison light bulb providing an industrial design element tying in with the "iron pipe" and black pipe shelving unit. The property is a 700 square foot condo. The homeowner's goal was to have his 40+ year old unit transformed into a brand new space. To accomplish this, we gutted the entire unit; we replaced the popcorn ceiling with new drywall, replaced the old flooring with maple engineered wood flooring, removed the mirrored walls and painted the drywall a soothing neutral gray, and removed the kitchen walls and bulkheads to create an open concept. The bathroom and kitchen were totally renovated as well. Additions include: Handsome crown moulding and custom baseboards, Sherwin Williams wall, ceiling and trim paint (the ceiling is NOT white), LED recessed light fixtures, custom island pendants, Quartz countertops, custom dining chandelier, custom shelving over the kitchen sink and custom "iron pipe" designed to house existing telephone wires (building restricted the removal of existing phone line). Previously, the lower level was an overgrown marshland covered in brambles and coyote paths. The pond was restored, and includes an ironwood deck with a golfing green mat, fire pit, and BBQ area. A filtration system for the pond gives the homeowner the ability to maintain landscaping year round despite water restrictions.

When faced with restricted space, a bathroom that is semi-incorporated into the bedroom can be a great idea...if done correctly. By using beautifully crafted bathtubs and basins together with furniture-like cabinetry this can be achieved with contemporary style. We used the NERINA freestanding bathtub here made from DADOquartz. This material is warm and silky to the touch, creating a sense of calmness and elegance to the room.

Our latest project, Fish Camp, on Longboat Key, FL. This home was designed around tight zoning restrictions while meeting the FEMA V-zone requirement. It is registered with LEED and is expected to be Platinum certified. It is rated EnergyStar v. 3.1 with a HERS index of 50. The project involved a large program that would yield a massive home on a limited and restricted site. The design strategy involved deconstructing the volume into pavilions that could generate a dialogue between built form and landscape and create intimate connections between the golf course and the living spaces. Earlier this year we completed a kitchen, lounge and bedroom refurbishment on behalf of our lovely client, and felt honoured to be called back to also refurbish their dining room into a cosy snug area recently. When designing the space, we wanted to repeat similar materials, colours and themes that were in the other refurbished areas so that our client's property had flow and harmony. We replaced the flooring throughout the house and incorporated a gorgeous sisal rug made from the same material as the main lounge and had the space painted in the same colour as the hallway and had a feature wall installed to provide tantalising texture. Before doing this, we had the side window safely boarded up so that wall lights could be installed and so that the room regained it's symmetry. Previously, the window provided only a restricted amount of day light due to the neighbouring property obstructing light, and hence, was redundant of it's primary function. We decided to install wall lights each side of the television to provide additional lighting that did not obstruct the view of the TV. Overall, the space was transformed into an indulgent yet gloriously cosy room, perfect for snuggling up, watching a film and welcoming those winter nights in.

The small, boring and dysfunctional patio space this client inherited when they purchased their home is now replaced by outdoor room experiences that better meet the entertainment needs and expectations of our client. The built-in masonry sofa and fire pit is always the hit of every party! The old mismatched dated planting areas have been removed to make way for current colorful succulents, natural grasses, and blooming perennials. The water hogging mowed lawn areas that were always being eaten by rabbits is now replaced with artificial grass that looks so real that the neighbors were reminding our client they could only water once a week due to drought restrictions!

Our objective on this kitchen was to make the kitchen more group friendly, as the existing peninsula essentially “trapped” guests and restricted flow in the kitchen. The Solution: The troublesome peninsula was removed to create room for a new island. A small pedestal table at the end of the island provides comfortable seating for three. Drawers offer additional storage and stained-glass pendant lights replace the outdated fluorescents. The new location of the island results in a U-shaped kitchen with much better flow. Small mosaics incorporated into the tumbled marble backsplash behind the stove mirror the look of stained glass.

This gorgeous Mediterranean/Tuscan style home is perched on a hillside overlooking thousands of acres of Texas Hill Country. Everything about the home captures your interest and draws you in. The home was built with every room taking advantage of the incredible views. As you enter, the handmade brick ceiling entices you into the magnificent great room. The master bath has his/hers sinks with generous counter space, Jacuzzi tub and a walk- through shower with double heads. The enormous kitchen is open to the den area and also has incredible views. A large granite island houses the sink and leaves more than enough room for friends to visit while your chef is preparing the meal. Stainless steel double ovens, five burner gas stove, terracotta tile countertops with backsplash, and thermador frig and freezer. The den has a native stone fireplace and a large wall of built-ins for your T.V. and plenty of books and other décor. Saltillo tile floors cover the kitchen and den area. Next to the kitchen is a custom butler’s pantry with wood floors, terracotta tile counters, copper sink, a compact dishwasher plus a cutout into the wet bar area for ease of service. Two additional bedrooms with private baths are in the main home, with a separate 900 SF guest quarters that has a nice size living area, kitchenette, two bedrooms and a full bath. This incredible 4574+-SF estate is in a gated subdivision just minutes out of Kerrville and a stone’s throw from the eclectic Camp Verde General Store and Post Office. The home was custom built in 2004 with such attention to detail that it will stand the test of time and changing décor.
